Very good price, very spacious, central, practical place with the office of the owner / manager in the same building, so it’s possible to leave your luggage the last day, which is extremely useful and safe. Goods restaurants nearby.
Cleaning is done everyday, which is rare today and much appreciated.
Check-in is very simple. 10 / 15 minutes in foot from Spagna or from the Suburra neighborhood with night life (rare in Rome).
The design of the place and the furniture / equipments are a bit dated and some should be replaced, like the AC, working but quite noisy.
Lightning in the bedroom is too strong, there should be a dimmer for more ambiance control.
One of the outside windows did not close properly and had to remain unlocked and there is a need for a capsule coffee machine in the kitchen.
In brief, a renovation and repainting f the walls will be needed at one point.
But overall the place is very convenient and livable, central and well appointed.
Excellent manager / owner. And very good price for this neighborhood in Rome in August.

The value for money is good. Good for a guest house.

Chose this accommodation due to last minute change in travel plans. I wanted a budget option in the centre of Rome. The staff were helpul through the booking and arrival process.
Rooms were basic but clean and comfortable, offering good storage, comfortable beds, A/C and nice bathroom. Location was absolutly perfect for me and plently of eating options nearby.
Rooms were quiet with no traffic noise. The manager Chiara was lovely and helpful.
The first room I was given had a noisy air conditioner but, when I mentioned it, I was immediately offered another room in which the fan was silent. Great service!

Great location, a 15-minute easy walk from Termini train station. Same walking distance to all major sights like Colosseum, Trevi Fountain etc. Super transfer for Vatican too. Breakfast was super traditional 👌for sweet tooth lovers. Host Chiara is super sweet and gave us so much info before arrival ❤️ Room cleaned daily and very modern.
The only thing I can think of was the hot water in the shower, which took quite a long time to kick in and actually work. But with the heatwave, we didn't mind much.
