Location is perfect for walking oulton board and Carlton marsh.
There was no proper breakfast or evening meal

It was quiet, friendly staff and close to Oulton Broad and not far to drive to the nearby beaches
The pot-holed narrow dirt road to the property. No food available on site. Mattress ok but could be better. The toilet seat wouldn't stay up and the cleaner was already aware of this and said it had been reported. No seating around gardens as shown in advert pictures.

The room was lovely and the the ground is stunning very close to town 😁
The road going to the property part is unmade and very bumpy

Everything on the outside looked nice.
Rooms were dated and one had musty damp smell.
