We ubered to our restaurants, but if energetic, you could walk. The property was great and the breakfasts were lovely. Lots of little perks. We really enjoyed it.

We realy enjoyed our trip to Newport and the Breeze Tree Inn was an excellent choice for us. The main house was a better choice than the cottages because one could enjoy all of the amenitys including the balcony off of our bedroom and access to the upper kitchen and top deck. The trolley is a must if you are a first time visitor and the boat ride in the bay was relaxing and informative.

The pluses are: a great location, very clean, nice room with daily cleaning, large, well designed bathroom, kitchen on third floor with fridge, and coffee/tea equipment, and friendly staff. Negative: noise from other guests using the deck connected to their room. Breakfast is just average- enjoyable but not as fabulous as described on their website.

Everything was excellent here! Super quiet and clean. Breakfast was delicious and privacy was spot on. Extra treat was the pup wandering through as we were leaving! Easy to find even though it’s tucked away down the narrow New England streets. Very charming and an absolute return for us!

Awesome place!

The staff are super-friendly, the shower was unique as it had spouts supplying warm water from all directions, coffee/tea was available for self service, good parking was easily available. Check- in and check- out was easy.

My wife and I stayed a weekend here and it was amazing. The staff are very kind and take good care of you. The room was very cozy and clean. The location is quite a walk (25 minutes) from most attractions but if your up for it it isn't too bad. Parking is very easy as they have a parking lot behind the building. Breakfast portions are a little on the smaller side but it's made up for with other options such as instant oat meal, cereal and the "baked goodies". Never left still feeling hungry. No turkey options for sausage and bacon for those who don't eat pork. Over all our stay here was amazing and we never felt like there was something wrong or out of place. Our next trip to Newport we will be definitely staying here again!

Quiet and quaint little b&b style inn

Beech Tree has old house charm but is completely up-to-date. Easy walk to downtown. Staff is efficient anf friendly.

Everything was perfect except for coffee. I like coffee when I get up at 6:00. They did not serve coffee till 8:30 in the dining area. I had to go to a local coffee shop, The breakfast was excellent.

Great location, walkable to downtown and many dining opportunities. Property exceptionally clean. We selected this location for all these reasons and it's proximity to the navy facility. A far better choice than a hotel when visiting Newport
