The yard is not fully fenced, and there is a creek that runs through the property, so please exercise caution and ensure that children are supervised at all times.
The garage is available during the summer months ONLY due to the potential for freezing pipes in the winter.
Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. HOUSE RULES
A. Guest is responsible for all occupants of the home and must require that all rules herein, as well as the within the Guest Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall rent this property. All children must be under direct adult supervision at all times.
C. It may be requested that Guest take trash to the curb on the scheduled day(s) of trash removal, and not before, per the Guest Guide located within the Property.
D. Quiet hours are from 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
E. Additional persons above the maximum occupancy of the home may NOT stay overnight at the Property.
F. Guest is responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by Guest.
G. Guest agrees not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
H. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
I. The burning of candles is not permitted within the Property, with the exception of birthday candles.
J. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
L. Guest may not bring a grill (of any type) or fire pit for use on the premises.
M. Tents or other structures may not be erected on the Property without written approval.
N. Commercial photography or filming is not permitted on the Property.
O. All windows and doors must remain closed during inclement weather.
P. Guest shall notify Manager of any pest control problems.
Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement.
R. Guest may not block the fire escape at any time.
S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law.
T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest`s departure.
U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking.

We really enjoyed our stay at Exception MTN Retreat. The house was clean at check in, the kitchen well stocked and having two frigs was a plus to accommodate our family and grandkids. They were always quick to reply with our questions and resolved one issue we had. We also enjoyed the large yard, all the toys for kids, the hot tub and quiet location. We had four cars and there was ample space to park. I would certainly recommend the house and it is one we would come back to in the future.

This is an amazing house and suited our group well. The hot tub was great and I appreciate it being hot upon arrival. There are a couple of camper trailers as you enter the driveway/on the property and I’m assuming those may be for the caretakers. That didn’t really bother us, still 5 stars, but definitely not completely secluded and the ultimate privacy we were hoping for with such a great house out of town. To that end, be aware of extremely limited Uber/Lyft availability if you plan on hitching a ride into town.

Overall, this could be a good stay. I'll save our problems for the end. First it's a beautiful house on a very nice property. The house has lots of space for privacy...even with 11 adults. It's on "15 acres" but it's not usable except the yard. It's tucked in off the road, but there would be road noise if not for the fountain which drowns the noise.
It's hot in August (we had 101F) and the place doesn't have A/C except for the upstairs master BR which has a small unit. It was advertised that the place had fans, but I only found one (except for ceiling fans). We bought a box fan to blow the cool night air in during the night. I think most of the time, this wouldn't be an issue, but I think the place should provide more portable fans.
Our master A/C went out and the owner addressed it immediately.
The well went out and we had no water-11 people w/o showers, toilets, or washing dishes. The owner was on this right away as well and had someone coming to fix it on a Saturday. He brought 10-12 gallons of water for the toilets. He gave me his personal number and told me to contact him directly. We went paddle boarding and didn't ever hear from him. I texted and called with no response. We arrived early evening-no water, and then I heard from the management company, not him that it wasn't fixed. We hauled water from the pond to flush our toilets. He never talked to me, but sent a curt text when I expressed my frustration. Yes, we got a partial refund
