Located on the boardwalk between B and C Street, this ground floor unit of a triplex is within walking distance to shops, restaurants, the Balboa Pier and bike rentals. This condo features a large outdoor patio & direct access to the beach! 2 designated parking spots. One in the driveway and one in the garage. Balboa is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier.

This condo features a large outdoor patio with updated furnishings, and direct access to the beach! 2 designated parking spots. One in the driveway and one in the garage.
This home has 4 bedrooms all down the hall in the back of the unit. One with 2 twin beds and the other 3 with queen beds. There is a hallway bathroom and also an en suite bathroom within one of the bedrooms.
Balboa is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier. Here you can peruse the shops, restaurants, bars, and the Fun Zone. Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa harbor daily. There is no fire pit on the property, but there are plenty of pits on the beach to use. The upper unit guest have access to the beach from the small gate on the side of the patio.
As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals.
Other Important Details:
- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.
- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.
- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

Need to update your furniture especially the mattresses. They are very uncomfortable. Also the toaster was not working. Something is wrong with the TV as well, the sound is very bad and hard to hear.

Best feature about this property is the location. Easy walk to Pier, Ruby’s, ferry to Balboa Island. Main room is a good size with open kitchen/dining/living area. Kitchen and bathrooms have been updated and are nice. Upholstery on sectional is very worn and filty dirty. Matresses are tired. At net cost of nearly $900. per night for our weekend, I expected better.
