The Space:

A large white Mediterranean-style home on three levels in Springfield, with distant views across the rooftops to Springfield Golf Course. The top floor is one big open-plan living space under vaulted ceilings and timber beams, with arched windows and a balcony to take in the view. Downstairs opens straight out to a private courtyard with the spa pool, outdoor fireplace and barbecue - built for groups who want to cook, eat and soak together.

- BATHROOMS -

Two full bathrooms - one with a freestanding bath, walk-in shower and heated towel rail, the other with a walk-in shower, vanity and heated towel rail - plus a separate toilet on the ground level. Towels supplied.



- LIVING AREA -

The top-floor living, dining and kitchen sit together under one vaulted ceiling with a chandelier and dark timber beams. The kitchen has a gas hob and oven, a big fridge freezer, dishwasher and a pod coffee machine, with a long stone island and bar stools alongside a timber dining table set for 8. The lounge has a large L-shaped sofa, two armchairs, a wood burner for winter, a heat pump for summer and a Smart TV with Netflix. Arched French doors open to the balcony, with the golf course in the distance.



- OUTDOOR AREA -

The ground-floor living area opens to a private back courtyard with the spa pool on its own deck, a brick outdoor fireplace, a gas barbecue and a long outdoor dining table under festoon lights. A quieter patio at the side of the house has an outdoor lounge set, and there's a wide lawn out the front.



- PARKING -

Park on the driveway in front of the garage, behind the gated entrance - there's room for several vehicles. The garage is a narrow one, so we recommend using it for bikes and a trailer rather than cars. A rack inside stores up to 5 bikes if you're bringing your own for the Redwoods. The second garage is locked for the owner's use.



Guest Access:

Guests have exclusive access to the entire property - all three levels, the spa pool, courtyard, side patio, balconies, laundry, bike garage and driveway parking. Make yourself at home. 🏡



The Neighborhood:

Springfield is a quiet residential suburb on the southern edge of Rotorua, with distant views across to Springfield Golf Course and the Utuhina Stream and Rotorua International Stadium within walking distance. Te Puia and the Whakarewarewa geothermal valley are five minutes down the road, and the Waipa car park entrance to the Redwoods - Whakarewarewa Forest mountain bike trails is about seven. Central Rotorua, the lakefront, Eat Streat, Polynesian Spa and Wai Ariki Spa are around ten minutes by car, with the Skyline Gondola and Luge, Canopy Tours and Zorb all on the other side of town within fifteen.



Getting Around:

A car is the easiest way to get around Rotorua, and there's gated driveway parking here in front of the garage. Te Puia and the golf course are about 5 minutes, central Rotorua and the hot pools around 10, the gondola and luge 12, and Rotorua Airport 15. Taxis and rideshare are available in Rotorua, and the bike rack in the garage is ready for your own bikes.

PARKING: Please park on the driveway in front of the garage. The garage is narrow, so it suits bikes and a trailer rather than vehicles. The second garage is locked for the owner's use.



BIKES: A rack in the garage stores up to 5 bikes. Bikes are not supplied.



This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
