Loved the traditional and welcoming rooms and location.

All very exceptional.

This was a great location for the end of our trip to Japan, tucked away on a small street and super convenient to a 7-11, grocery store, and the subway station. We also enjoyed exploring the oddly-named Museum of Narratives a block or so away. Not so much a museum as a lovely indoor park of sorts. The layout of the house was as expected, and although it has obviously seen regular use, it was very clean and comfortable. The shutters for the windows upstairs were fantastic to block out the morning sun and keep the house cool (it has great a/c too). The beds were great, though the one that is a convertible sofa bed is a little tippy. Otherwise we greatly appreciated the multiple bathrooms and found the sitting room very comfortable. Staff were very helpful and informative and brought a bento box breakfast each morning and offered to take trash and towels, as well as providing a great tip about a renowned local daifuku and where to get groceries. We loved the filtered water dispenser and the rice cooker worked great. They very nicely came to say goodbye when we checked out and gave us some pastries as a parting gift.

The convertible sofa could be replaced with something less tippy.

The Araiya host was wonderful, providing exceptional service, ensuring our comfort and enjoyment throughout our stay. Upon our arrival, Tai-san warmly welcomed us and efficiently guided us throughout the property and the available amenities. He consistently checked in on us, offering assistance and recommendations. His exceptional hospitality made our experience truly unique and enjoyable! The property was gorgeous, beautifully decorated; the perfect mix of a traditional Japanese townhouse and modern comfort. Conveniently located near Sengakuji Station with one stop from Shinagawa Station - and konbinis. The Japanese breakfast was delicious. Highly recommend!

Location appeared initially to be a bit strange, down a side road next to a car park. However, it was very actually extremely close to the train station, which was good for travel around town, and pretty quiet considering it is quite close to the road.

We're not the most adventurous with food so the bento breakfast was too fishy for us and some of the western style pastries were a bit beyond our taste. Standard croissants, muffins would have been fine for us. Most of the family were fine, I found the duvet very hot.
