Sea front listed old building , good location, cosy and homely environment…, excellent Breakfast 24 /7 Hot water, very clean Bathroom n room.

Need bit updates or improvement like double glassing to glass doors and windows … else we got everything what we( humans) needs to stay in Hotel.

Nothing really
I had booked a late check in (between 00:00 and 01:00) just after midnight on Saturday. I arrived before check in opened (14:00), about 12:30, and spoke to the owner. I asked about early check in - they confirmed my details, checked the room, and advised it was still being prepared so would be a late check in as planned.
I visited my friends room on the top floor (they checked in the day before) - it was dirty, cracked plaster, radiators hanging off the wall...not a great start - but it was what I'd booked. So ran with it.
I went off to the wedding, and then received a voicemail at 21:08 advising that my room was no longer available.
What?!?
No offer to find something else. No help. No room.
My mate told me the overheard the staff saying the day before "someone's sleeping on the street tonight, we've overbooked again!"
Absolutely disgraceful, and no remorse.

Very nice and simple. Had a comfort feeling. Very comfortable bed. I had a good rest. Will come again. Thanks a lot! Reccommend for a stay here!

We all seemed to get bitten by something and did not sleep well
We had rooms at the rear of the hotel? and they were nothing like the photos in the adverts, the mattress was on chipboard. It was very noisy but that was probably the type of people who were walking around the streets.

Having advised the hotel we would be arriving late, nobody answered the doorbell, the phone number was unobtainable and we had to phone booking.com to get them to contact the hotel before somebody actually roused themselves to let us in. People were very noisy until 3am.

great location and parking included. rooms were clean, good water pressure. amazing owner. very friendly and helpful. made sure we were we’ll looked after. nice to have a personal touch.
a little dated than some but well maintained.

Friendly greeting on arrival, carpark free, clean room with sea view.
Parking in this area is difficult and expensive so a bonus there.
The location is excellent, on the beach and a minutes walk to bars and restaurants around the old harbour.

it was OK, the owner was really friendly and welcoming, but the decor is very tired and the room didnt feel 100% clean

Didn’t eat breakfast but enjoyed the hotel and Folkestone was really nice
Could of done with a hair dryer in the room.

Very old building in need of renovation, dog and cat in the reception was a bit odd, not too clean :(

Closeness to the harbour and town. Free parking. Normally, the breakfast too. But they were renovating the breakfast room at the time.

Clean, good bathroom. The town seems very down at heel and dated.
Parking was unlighted and unsupervised. Accessible to the public and was accessed by the public after dark. This made for a stressful time for our driver who eventually moved his car onto the street where he felt it would be safer

great welcome by the owner who was very helpful
just a couple of niggles the mattress was not very comfortable and the shower head needs descaling however i could see they were doing maintenance and decoration in the building just with these small changes would make it a great stay.
