The bungalow was simple but had everything we needed, including a small courtyard and a little pool that our children absolutely loved. The owners were incredibly kind and helpful and always asked if we needed anything. They also arranged a private taxi to the airport for us. We rented bicycles from them, and although they were older, they were good enough to explore the area for a few hours. Their nearby family restaurant was delicious – we even received a discount as guests.
Towels were not changed and rubbish was not collected automatically, but the owners were happy to help when asked. A small clothesline for wet swimwear would also be a nice addition. There is no TV, although we honestly didn’t miss it.

Location it's ok. Breakfast was ok but we couldn't drink our teas since they were full of bugs. They let us leave our luggage for the day after check out which was very nice and we really appreciated it. Room was spacious.
There is a big construction going on in the house, they started at 7 am. the entrance is full of the building material, it's not pleasant. As soon as we got here, they tried to sell a very pricey tours (which you don't need to explore Ninh Binh). I think they didn't like that we said no. Same with the bus tickets. Bikes were not free. Pool was dirty and next to the construction.
