Signed Rental Agreement Required:
By booking this property, you agree to review and digitally sign our formal OwnerRez Renter Agreement within 24 hours of booking confirmation. Failure to sign the agreement within this window may result in the cancellation of your reservation under our standard cancellation policy.
Credit Card Hold (Security Deposit):
A refundable security deposit hold of $500 will be automatically placed on your credit card exactly 1 day prior to arrival. This hold will be released within 5 days of departure, provided the property is left undamaged.
Strict 2-Hour Cleanliness Inspection Window:
To protect both parties, guests must inspect the cottage within two (2) hours of check-in and report any cleanliness or maintenance concerns immediately via the booking channel's messaging system accompanied by time-stamped photos. In alignment with channel policies, staying overnight or failing to report issues within two (2) hours constitutes full acceptance of the property condition, and subsequent refund or discount requests will not be honored.
Occupancy & Gathering Limits:
Our strict maximum occupancy is 11 people total. This includes both overnight guests and day visitors. No unapproved parties or gatherings are permitted.
Strict No Smoking/Vaping Policy:
Happy Hollow Cottage is a 100% smoke-free and vape-free property (including all covered decks). A $500 deep-cleaning fee will be charged if any smoke odor or residue is detected inside or on the decks.
Pet Policy Enforcement:
Pre-approved pets only. Pets must be crated if left unattended inside, kept on a leash outdoors, and washed only using the exterior hose. Bringing an unapproved pet or failing to clean up waste will trigger an immediate eviction and a $300 penalty.
Security Camera Disclosure:
For your safety and property security, there are two (2) external surveillance cameras located on the adjacent property. One camera overlooks the front driveway, and the second camera overlooks the fire pit and main cottage driveway. These cameras record continuous video 24/7. There are absolutely no cameras inside the home.
All bookings require Copies of Drivers Licenses for all adult guests staying in the property.

Please note you are in a rural setting. We do have the property treated quarterly as a preventive measure, however there will be insects, Mosquitos, Ants, Spiders, Fleas, Ticks, Brown marmorated stink bugs, Gnats, Wasps, Spiders and Bees just to name a few. If any of the doors are left open, they will join you inside the property.
Propane Usage Policy:
Propane Conservation
For best results, please avoid operating the fire-pit tables on the highest flame setting for extended periods, as propane will burn out much faster at maximum output.
For your convenience, we provide limited propane for the outdoor fire-pit tables and gas grill during your stay.
Propane Provided
Each fire-pit table includes one propane tank with fuel level in the green zone.
The gas grill includes one propane tank with fuel level in the green zone.
One additional backup propane tank is also provided for guest use.
Additional Propane
Any propane needed beyond the provided tanks during your stay is the responsibility of the guest. Nearby propane tank swap/refill locations included in Welcome Guide.
Safety Requirements
* Please turn off the fire-pit tables and grill completely after each use.
* Ensure propane tank valves are fully closed when not in use.
* Never leave flames unattended.
* Use propane appliances outdoors only and away from combustible materials.
* Guests are responsible for any damage caused by misuse of propane equipment.
