Damage, missing items, smoking evidence, excessive cleaning, unauthorized guests, and rule violations may be documented and charged to the guest.

Mid-Stay Cleaning for Longer Stays

For stays of 7 nights or longer, weekly mid-stay cleanings are required. These cleanings are scheduled approximately once per week and help keep the home fresh, comfortable, and well cared for throughout the stay.

No Smoking

No smoking or vaping inside the home or on the porches. Smoking evidence, smoke odor inside the home, ashes, burns, or discarded smoking materials on the porches may result in a minimum $500 smoking fee plus any additional cleaning, repair, or replacement costs.

No Parties or Events

Parties, events, gatherings, and disruptive behavior are not allowed. Only registered guests included on the reservation may be on the property unless approved in writing before arrival.

Guest Count

The number of guests on the property may not exceed the number listed on the reservation. Unauthorized guests may result in cancellation without refund, removal from the property, and/or additional charges.

Quiet and Respectful Use

Please respect the neighbors and the other side of the duplex. Loud music, late-night noise, disruptive behavior, or police visits are not allowed. If police are called to the property due to guest behavior, a $500 fine may be charged.

Security Cameras and Safety Equipment

Exterior cameras monitor entrances for guest safety, occupancy verification, and property security. Do not tamper with, cover, unplug, disconnect, or disable cameras, locks, alarms, WiFi, or safety equipment. Tampering may result in cancellation without refund and additional charges.

Pets

Pets must be approved under the reservation and must be under 50 lbs unless otherwise approved in writing. Pets are not allowed on furniture, sofas, futons, beds, pillows, or bedding. Pets may not be left loose in the home while guests are away. Please crate pets or contain them in the kitchen area if needed.

Pet hair, odors, accidents, furniture use, damage, or excessive cleaning may result in additional charges. Do not bathe pets in the bathtub because the property is on septic.

Bedding and Furniture

Do not sleep on couches, futons, or decorative pillows without using sheets. Sheets and extra bedding are provided. Please do not use bath towels for spills, makeup, pets, cleaning, or outdoor use.

Kitchen and Counters

Please clean up after cooking. Use cutting boards and do not place hot pans directly on countertops. Dishes may be placed in the dishwasher before departure.

Septic System

The home is on septic. Only toilet paper may be flushed. Do not flush wipes, feminine products, paper towels, cotton balls, diapers, or any other items. Plumbing issues caused by improper use may be charged to the guest.

Parking and Yard

Do not drive behind the home or on/near the septic tank areas. Parking is available in the driveway/front parking areas only.

Trash

Trash cans are located behind the home. Long-term guests may be asked to take cans to the road for Friday morning pickup.

Damage and Missing Items

Guests are responsible for damage, missing inventory, stained or damaged linens/towels, broken fixtures, missing remotes, missing kitchen items, excessive cleaning, and violations of these rules.
