Villa Guacamaya is a beachfront estate on Playa Juanillo, inside the gated community of Cap Cana. Two wings, nine bedrooms including four ocean-view primary suites, sleeping up to 18, with a private white-sand beach, a swimming pool over 60 meters purified with salt, a full spa, a cinema, a grand piano, and a resident team led by a private chef and sous chef. Roughly ten minutes from Punta Cana International Airport. The whole estate is yours, one group at a time.
The Space:
Villa Guacamaya sits directly on the sand at Playa Juanillo, one of Cap Cana's calm turquoise beaches. Two sculptural, deconstructivist volumes spread across nearly four acres, roughly 5,400 square meters under roof. The angled architecture gives every bedroom a sea view, from the room or its balcony, behind walls of glass and high ceilings, with art throughout. The estate is solar powered and runs on a soft-water system.
The house is arranged as two wings, ideal for several families or a group traveling together. One wing holds three primary suites; the larger wing holds a fourth primary suite and five more bedrooms around the gardens. Nine bedrooms in all: seven with king beds and two with two queen beds each (eleven beds, sleeping up to 18). Every bedroom has an en-suite bathroom, a walk-in wardrobe, a private terrace, and a sea view from the room or its balcony (some also over the pool or gardens). One of the primary suites has a private hot tub; two have double dressing rooms and soaking tubs; one primary suite sits at ground level for step-free access.
Water is the heart of the estate: a swimming pool over 60 meters purified with salt, a dedicated thalassotherapy pool with seawater, a heated jacuzzi with seawater, and hydromassage. The spa adds a sauna, a Turkish steam bath, an aromatherapy shower, and a massage room that opens to a garden. Outside there is a firepit and, beyond the palms, private beachfront.
For gathering: two main dining rooms, the larger seating 14, served by four kitchens (two chef's kitchens, a large one and a smaller one in the other wing, plus two industrial prep kitchens), a wine fridge, and a bar area with barbecue. A grand salon serves as the events lobby, with the grand piano and the billiards table, alongside a cinema room and an office with a meeting room. Three terraces overlook the pool, along with a gazebo and shaded poolside pavilions.
For play: a fully equipped gym, a paddle tennis court, a tennis and basketball court, kayaks, bicycles, a ping-pong table, and a six-seat golf cart. A Sonos sound system runs throughout, with smart TVs, satellite and cable, and an elevator serving both levels. The gardens hold a reflecting pond where two flamingos live, and the house counts 14 balconies in all.
Fully staffed and effortless: a private chef and sous chef, a service team of waiters, daily housekeeping (two to three, depending on occupancy), a gardener, and 24-hour security. Staff keep separate quarters and service kitchens, out of sight. Air conditioning throughout, hot water throughout, covered parking, and private airport transfer.
Guest Access:
Guests have the entire estate to themselves: both wings, all nine bedrooms, the pools and spa, the private beach, and every indoor and outdoor space. Beach club access in Cap Cana is included, along with private airport transfer. The resident team looks after the house throughout the stay, with staff quarters and service areas kept separate so the estate remains entirely private.
The Neighborhood:
The estate sits inside Cap Cana, the gated community that has become the address on this coast, built around one of the largest luxury marinas in the Caribbean, where yachts and sportfishing boats come and go and the tournaments fill the docks each season. Golf is a reason in itself: the Jack Nicklaus signature course at Punta Espada, ranked for years among the best in the Caribbean, with a new nine holes now open at Las Iguanas and a further nine to follow in 2027.
The beaches are the other reason. Playa Juanillo runs pale and calm just beyond the estate, with Api Beach and Caleton close by for a long lunch at the water's edge. Beyond them, when a guest wants more: Scape Park and the Hoyo Azul cenote, polo and horses at the equestrian center, deep-sea fishing off the marina, and the tables and spas of Eden Roc, Sanctuary, and the St. Regis a few minutes from the gate. Punta Cana International Airport is roughly ten minutes away. Far enough to be apart. Near enough to be simple.
Getting Around:
In order to explore the Punta Cana and Cap Cana area, which will allow you to enjoy the island to the fullest, driving is recommended. Please let us know if we can assist with arranging a car service or a rental.
