Our room was large, clean, and comfortable. The location is steps away from shops and restaurants. Good continental breakfast that provided bagels, english muffins, cereals, oatmeal, yogurt, muffins, coffee cake, juice, milk, and coffee.

Room was perfect and bed was very comfy. On quiet side street, but just few minutes walk from main shopping/dining area.

Excellent staff and beautiful room. Quaint town with great restaurants. Perfect location.

Parking lot is too small, but plenty of free street parking at night. Not a problem. Walking up 17 steps with luggage to get to 2nd floor was taxing. Request 1st floor if an issue. All else perfect.

A classic beautiful colonial era home converted into a cozy boutique hotel.

Parking is limited but street parking is available. I would imagine that during the height of the season this could be an issue.

I didn't like the fact that one of the cleaners ( I hope it was a cleaner) came into my room when I was in the bathroom. I called out several times, asking who it was, and they never answered. It creeped me out.

Much too much wasted plastic on cups, cutlery, food, etc. much too much wasted single-use plastic everywhere. the shower grout and tiles needed a good scrub.

The location was perfect! We were able to park our car in their parking lot and walk everywhere!

They used kurigs for coffee for part of continental breakfast. My tea water had coffee in it! We prefer brewed coffee and a separate hot water container for tea.

We were greeted with a nice young man, I wish that I'd caught his name. As a hospitality worker (manager) there are two things that really set me off and they are; - You Guys - when greeting a group...especially when there are women present, better to greet with "folks"or "ladies and gentlemen"...only ladies.."ladies"....NEVER , EVER, greet a group with ladies present as "Guys" - No Problem- as a response when someone says Thank You. There are only two words for that exchange: Thank you & You're Welcome...NOT --No Problem!! The young man that we were welcomed with passed both of those. He was very polite , personable and helpful!!

A lovely inn in a central location. My husband and I were just passing through Newburyport but enjoyed being able to walk to the harbor and window shop. The room was large and well-appointed. Ample parking was provided.

I was looking forward to a nice inn breakfast but was met with Motel 6-type packaged goods. The morning staff didn't even look up from her cubby when we passed back and forth. Just a little tweaking might have made the inn experience better.
