We loved the location of the property, as it was close to everything and very convenient. The view of the lake from our room was beautiful and made our stay even more enjoyable. Overall, it was a lovely place to stay!
The property is a little run-down and could benefit from some updating and maintenance. With a bit of renovation and attention to detail, it could be a much nicer place to stay, especially given its great location and beautiful lake views.

This is a beautiful property and our room overlooked the lovely Lake Rotorua and Mokoia Island. The room was well appointed and clean. There is also a thermal swimming pool and individual hot pools. Breakfast was excellent but most of all was the welcoming reception staff.

Staff were accomodating
The cost versus the old was of the building - eg general maintenance of rooms - eg shower over a bath, doors need repair, shower tap not working properly - rooms need a revamp! The bar area / furniture old and tatty.
