LIVING, DINING, & KITCHEN:
This home features two separate living areas, each with full ocean views. The ground-floor living space opens directly to the oceanfront patio, creating a relaxed setting to gather just steps from the sand, and includes a bar area with a 15-foot wraparound counter, full refrigerator, microwave, and dishwasher—ideal for entertaining. The second living area offers a spacious layout with a dining area, fireplace, and TV, along with sliding glass doors that open to a large covered oceanfront patio, allowing you to enjoy sweeping coastal views and sea breezes in comfort and privacy.

The second-floor kitchen has been fully remodeled and is equipped with Thermador appliances, including two ovens, a gas range, refrigerator, dishwasher, and warming drawer, and is fully stocked with dishes, utensils, cookware, and bakeware. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located within the home, a complimentary starter set of laundry essentials is provided.

Parking: One space is provided in the right-hand garage, along with one carport space. Parking accommodates small to mid-size vehicles only.

YOUR SPACE:
Guests will have private and exclusive access to the ground and second-floor residence, including all interior spaces and oceanfront patios. The third level is a separate condo and is tenant-occupied.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
