Welcome to Upper Room Flat - 23 Boulevard Second story cottage with queen-sized bedroom and upstairs sleeping loft. Comfortable and cozy! Newly Remodeled. The stylish one-bedroom carriage house offers 700 sq. ft. of quintessential comfort and coziness. It comprises a master bedroom with a queen bed, loft accessed up a climbing ladder with two twin beds, efficiency kitchen with hot plates and convection microwave. There is a screened in balcony with oversized deck. Outdoor dining table for 6 and outdoor lounge area to seat 8. The Upper Room has a grill under carport for guest use. Inside dining table seats 4 and couch and 2 chairs is enough for 6 people to sit comfortably. The screened in porch allows the french doors to be open for a nice breeze- enjoy your morning coffee or evening wine in this great space! NOTE- Upper Room is a Garage Apartment located on 23 Boulevard. The home on the property is a seperate Vacation Home. Upper Room has one designated parking- parallel park by the garage door. Extra parking is located behind The Meeting House across the street. SLEEPING ARRANGEMENTS (Sleeps 6): - Queen Bed, Private Bathroom - Loft: Two twin beds - Living area: Queen-sized sleeper sofa Golf carts parked at the property are owners use only. We wanted to enjoy a weekend in Carlton Landing and all it has to offer without overspending for a two-night lake getaway. This guest house was small, but just right for what we needed. There’s no oven/stove unit but they have an electric stove top appliance that allowed us to cook breakfast on. Short walk to the pool, food trucks, beach and other spots. The ladder was steep (as expected), but our 4 and 8 year old boys did okay with it.

Perfectly cozy
Weekend getaway with my wife was great in this cozy loft. Got a little confused though when we didn’t see an oven or stovetop. But a little bit of investigation solved the problem! 😉 We will be back.

We really enjoyed our stay at Carlton Landing. The inside of our place was nice and clean and cozy. The biggest downfall was that our balcony floor was pretty rotten in a few places, plus the cushions could have used a little attention prior to our visit...same for the outside fire pit/table area. Another set of towels and rags would have been appreciated for our three night stay too. We loved driving around this adorable town on our rented golf cart. Would have loved to buy a souvenir but the Meeting House wasn’t open the days we were there. The app could use a little revamping as some things were up to date. Overall, we enjoyed our trip.

We loved the experience of Carlton Landings. We had a great time with our fishing guide and the kayaks. Our rental was cute but could use some TLC. Wasp nests and ants out on the porch and when we opened the blinds lots of small dead bugs fell out. Also a dead cockroach in the bedroom and a pile of raisins under the nightstand in the loft. These things didn’t ruin our trip but during a pandemic I was hoping for an extremely clean stay. We will 100% go back to Carlton Landings but we will be looming for a different place to stay.

My husband and I were looking forward to our anniversary getaway at Carlton Landing. When we arrived, the community of houses was really cute and our rental was nice and very clean. We climbed up the steep ladder to the loft just to see it. While cozy, I would have to warn anyone with children that it could present a danger to kids who sleepwalk or get up in the night forgetting where they are as it is about 12 feet off the main floor. The bed in the master is very firm and squeaks with the slightest movement. We didn't sleep well at all. We were told by property management to download a hospitality app so we could check out all the amenities available. Perhaps this should have been a foreshadowing of what the "resort" had to offer; none of the links would ever load. We are active people and love to have things to do. We walked to the beach area which was not much - a small stretch of barely any sand and the water wasn't inviting to wade into, very uncomfortable for the feet. The lake view is only of a small cove, not really the lake. We were excited about kayaking but found out they only opened up for rental on the weekends (at a min of $30). There is not a general store on the property and all of the restaurants and food trucks were closed as they, also, only open on the weekends. The nature trails were a very short jaunt and we were disappointed that they didn't lead us near the lake. We did not have a code to get into the fitness center. We had to call to get the codes for the pools. I feel this information should be left for guests in the rental and not left up to the guests to figure out. Also, there are no beach towels in the rental and none in the pool area. We had to use our bath towels. We made the 20 minute trek to the town of Eufala several times for food. Eufala is very small and limited on choices. Many of the restaurants only open on the weekends or have limited hours of operation. To sum it all up, we lef

We rented the garage apartment for a long weekend and really enjoyed or stay at Carlton Landing, but we won’t be coming back to this rental. When we first arrive we immediate noticed that the place wasn’t very clean. There were crumbs on the floor and dust on the table. The outdoor furniture cushions look like they had been left on all season so there was dirt, mold, rust and bird poop all over them. This was the biggest shame because being a part of the community means hanging around outside of your place meeting people, which we were unable to do. Plus the garage apartment is alley based so when you are on your porch, you’re hanging out behind and above everything. The bathtub was clogged but they were able to fix it withi. 24 hours. The maintenance man wore his muddy boots throughout the place and left a dirt behind in the tub as well once he fixed the issue. The internet is super slow, almost dial up speed, 1MB/s verified by Speedtest. This makes watching Netflix or Prime Video a chore of patience.

We loved Carlton Landing and the Upper Room Flat! We went for a quick getaway and are a family of six. Great location close to the pool, hot tub, bocce ball, ping pong, volleyball and the lakefront. We also loved the fire pit in the back yard! I do wish the balcony at The Flat was accessible, but it was locked up. The only thing I was disappointed about was the kayaks were not in service. That was disappointing. Every was neat clean and adorable!!! We definitely hope to make our wake back very soon!!! Blessings!!

Do not stay here!!!
Worst experience I’ve ever had! I had the wrong house and had no clue. I called because my door code wouldn’t work. Instead of the manager meeting me she gave me another code to use which worked. After unpacking our stuff I realized there was a lot of things that didn’t seem right. No fire pit, no grill, no cooking utensils so I call back. She then asks me to send her a picture. I do and she goes on to tell me I have the wrong house. We had a lot of stuff because we had planned on cooking the entire time we would be there to make things more cost effective. I had to move everything up a very steep flight of stairs ALONE because my mom is elderly and my children are small. She offered to let us stay in the wrong house but we’d be left without any cooking utensils, a community fire pit and community grill which wasn’t specified in the add. I asked if we could move the next day and she said the renters won’t rent for a single day. It has to be two days or more. I ended up moving us to the original house we rented but it was awful! I spent our entire first day moving our stuff. The kids were starving and my 67 year old moms back was hurting from the steep stairs. I’ve stayed at a lot of cabins and always return. I always give credit where credit is due with great reviews but we will not be suggesting this place to anyone.

Relaxing and beautiful
This place is like you stepped back into the 80s everyone waves, windows open doors unlocked, and so friendly. Relaxed out on the deck watched the kids play and the sound of the boats on the water. Was definitely a great weekend. Make sure u rent a golf cart, was so fun to sightsee on there!

Rough start, fantastic finish
We arrived at the property in this listing, but the door code didn't work. However, even on a Saturday we were quickly in contact with the Carlton Landing rental office. They gave us an alternate code and we got in. However, once inside, we noticed that the cleaning crew had clearly not serviced this unit yet. We checked in about 10 minutes after the listed "check in" time. Again we were quickly in contact with the rental office, and within 5 minutes they directed us to a different unit that had been serviced. Once there we were treated to a LIKE NEW loft!! It was light, airy, and cozy! Our 14-year-old got a kick out of climbing the ladder to get to her sleeping loft. It was a fantastic place for a weekend getaway! Thanks to the rental office for being SO flexible and accommodating! We'll be back!

Yet to be reimbursed
We were unable to get in to the property on the first night, due to the wrong email sent to us with the incorrect code to get in. We had to get a hotel room for the night. The manager called the next morning and explained that the email that was send to us was incorrect. We were sent an email telling us to download the hospitality app. When I did so, it told me all the instructions to get inside. The code they gave us was 0316. She told me they use the last 4 of phone number. She told me she would bring by some gift certificates, which we never received along with being reimbursed for the first night.

We all had a really great time. We had to ask them to bring a grill, because one was not provided when we arrived. But they were very friendly and helpful in getting us one. Parking isn’t ideal if you are pulling a wave runner but we made it work.

Often it is difficult to select a Christmas present for family members that are already grown and on their own. I knew my daughter followed Carlton Landing on Facebook and Instagram so I thought she and her husband might like a weekend at the lake for their Christmas present. The vacation rental process was so easy and they helped me keep it all a surprise. They just came back and shared with me that the annual conference also offered there was so much fun. The home was comfortable and had everything they needed and they loved the community of people. They are looking forward to spending more time there. Hooray, future birthday and anniversary presents solved!

We really wanted to love Carlton Landing, as we have vacationed in Rosemary Beach. There are a lot of kinks to still be worked out. When we arrived the house code did not work. Sarah arrived quickly to let us in which was much appreciated. The town definitely shuts down during the week, which was odd considering we were not there in the off-season. The restaurant at the Corner Store is very slow. We waited 45 min+ for basic burgers, which were burned. We were not in a rush and we had nowhere we needed to be, but that is a long time to wait with young children. We had a boat reservation paid for and scheduled in advance. We arrived only to be told that the boat driver was working landscaping. The gentleman at the dock ended up calling in someone who was off for the day. The dock worker did end up driving us around a bit while we waited which was very kind and made up for the fact that the system at the marina is very disorganized. The pool at Carlton Landing was a huge disappointment. It is not kid-friendly and is designed in such a way that children are going to get hurt (sharp corners in the pool). The wood planks surrounding the pool is the most ridiculous thing I have ever seen. Many of the planks were loose and the transition from the wood to the concrete bordering the pool poses a threat (places for little toes to get stuck and/or trip over). Guests at the pool had glass bottles of beer and wine glasses. Unacceptable. There were also children riding their bikes around the pool which extremely annoying and unsafe. There were cigarette buds all around the entrance to the pool. This was a huge turn off for us. Overall, we felt the pool was very poorly designed/constructed. I think Carlton Landing has a lot of potential, but there are too many things that need to be worked out at this stage. It’s trying to be an upscale community, so being around smokers and people who let their children run wild at a pool is not going to attract the clientele it des

Carlton Landing was a life changing experience for our family. It's a town that is bursting with community. We rented the Upper Room during the Halloween weekend and all of the kids in Carlton Landing (including my own) participated in trick or treating! Everyone was so friendly to my family. The Sunday church service was wonderful and a great way to end the weekend! We've already booked another stay back to Carlton Landing! The Upper Room was perfect for our family of 4 over the weekend.
