About this house rental
Located in Franklin, this attractive house for $503 per night is a great option for your next trip. Beds are so comfortable you might be tempted to never get out of them. The front porch is perfect for sipping your morning coffee or happy hour beverage. If If you stay awhile, you might get to see a parade or race pass by. There is always the back patio where you can find solitude in our newly designed private, fenced-in backyard by an award winning landscaper. Enjoy the birds and the trees as well as a fire, outdoor dining and lounging. Our simple and artistic cozy bungalow was built in 1936 by Dr. Henry Cooke and recently renovated with open floor plan that invites conversation, connectedness or a quiet retreat. Historic Downtown Franklin is only a 10-minute walk and offers scrumptious local restaurants and adorable little shops, plus incredible home-town events. To upgrade your experience, we are able to provide prepared, farm fresh organic meals (on Sundays), stock the fridge and pantry with what you need and have your coffee options prepared to your preferences for a fee. Pets are welcome! There is a $100 pet fee for the first pet. If you would like to bring more than one pet, please let us know the details and if it works within our policies, there will be an additional $100 fee per pet per stay.

We love the place and location but here are the ways to improve. The master bed mattress has to be replaced with a firmer mattress. It is old and is too soft. Also the master bedroom carpet should be replaced and have wood floors throughout. The carpet is dirty and needs to be replaced. The backyard was rough with leaves and dried fruit scattered on the ground. The outdoor furniture could use some cleaning or full replacement. On the positive side, it is very quaint and close to downtown.

Location, Location, Location… our stay was great and it was the perfect experience. We need a temporary place while our house renovation was completed and this house was a perfect little escape. Great to start our downtown Franklin life in this home. It was perfect for our little dog too. Jenny is an excellent host and very helpful.

Overall stay was great: was in Franklin for the pilgrimage festival and it was an easy walk to town and perfect for our needs. Hosts were nice and responsive.

My daughter and I had a lovely time staying here while we were in Franklin for a horse show. The location of the house was perfect for us. It was a quick walk to downtown Franklin and very convenient to everything we needed. The house was very well appointed and quite comfortable. Jenny and Adam were extremely responsive and very kind and welcoming. We hope to stay again the next time we are in Franklin!

Home away from home
This is the 2nd time we’ve stayed at Jenny and Adams home and it’s the most comfortable and homey place! I stay in vrbo s in nashville every 2 months and this is my favorite!!!

Cozy Place to Stay Socially Distant
We had already planned a Thanksgiving trip before we realized we wouldn't be able to see some of the family or take part in much entertainment due to the pandemic. This house was the perfect place to settle in for a few days! It's well-stocked, the furniture is comfy and the neighborhood is convenient for walking or driving. We each had our own space and then could come together for meals, games and movies!

Probably the best VRBO I have ever stayed at. The house was very convenient to shopping and restaurants. Bed was very comfy. Kitchen was well equipped. Back yard was secure for my dog to run around.

Cozy Coffee House Cottage
The cottage was clean and conveniently located—walking distance to downtown shopping and dining. My stay was a two week stay and I was alone (except weekends when joined by my husband) and I felt safe and secure. The “cord free” television / internet was a little tricky for the non-techno “older” generation—internet TV kept cutting out and I struggled without my cable TV. The bedroom did lack drawer space but there was a rack and room to hang several items in closet. Also—for those with bad sleeping habits like me, there is no bedroom T.V. IPad was a life saver. Overall, a nice stay in Franklin, TN!

Best Vrbo we’ve rented!
The Black Family are excellent hosts and their coffee house cottage was wonderful! The location of the house is ideal, within walking to downtown Franklin, which we walked to every day! They thought of every detail, from stocking the fridge with snacks, to providing water and food bowls for our dog, since it is dog friendly! They provided plenty of towels and extra toiletries which made our stay extra comfortable. A lot of the time the pictures posted on the listing are deceiving but the place looked EXACTLY like the pictures! It was adorable and full of charm. The beds were comfortable and even though it was only the two of us, there is plenty of space for a few more guests. The coffee house cottage will also hold a special place in our hearts since we got married this weekend :) couldn’t have asked for a better place to stay over our wedding weekend! We loved our stay and can’t recommend it enough! Thank you again, Black Family!

Coffee House
Our hosts were very responsive and helpful. The property was as advertised and very clean and well stocked with everything one could need (and more). The house was conveniently located and within walking distance to both downtown and a nearby park. We were there for a 2 week horse show and the house was about a 6 minute drive to the horsepark. A great experience!

Homey and cozy and clean
This small house packs big appeal. It is located a short walk (10 minutes) from downtown. We walked there each day easily. The owners were available by text or phone and super helpful and accommodating. The cottage is homey, cozy and has everything you might need for your stay. There were cookies waiting for us and coffee ready to brew... such a welcoming notion. We would definitely stay here again and I'm super-picky about cleanliness and accommodations.

Lovely Place to Stay
This home was lovely. It was spotless, updated, super cute mix of vintage and trendy, and very comfy. The backyard was securely fenced for our little dog who was welcome at this property. They left cookies which were a delicious surprise after our 9 hr drive from MI. It was a great location to town center and all the historic house museums in Franklin and South Nashville. There is a fun little antique mall (Franklin Antique mall) on 2nd and an amazing little pastry shoppe on Columbia (Triple Crown Bakery). Greys on Main is great for fine dining. All very close by. The City of Franklin is gorgeous and we loved just driving (and walking) around checking out beautiful historic homes and their historic markers. The one and only thing I can fault was the lack of tv options. I enjoy local programming and news. My laptop was accidentally left at home so I had a bit of a news black and weather blackout. So unless you are good with Netflix as your only tv option, bring your apple or prime passwords and your laptop. Other than that this home was sheer perfection. Due to weather we didn't see everything we hoped to so we will definitely be back.

Everything we needed and more!
I can't believe there aren't more reviews of this house because this was one of the best rental experiences I've had through VRBO! Communication was easy from start to finish and the owners even left little post-it notes around the house with helpful instructions/tips. Three of us stayed here and had more than enough room to spread out in our own spaces. The furniture in common areas was really comfy too so we also spent time together watching movies -- and, if we had stayed longer, would have played some of the games the owners left for our use! The kitchen was well-stocked for any cooking needs and restaurants are nearby if you prefer to eat downtown. It's just a 10-15 minute walk to shopping/dining -- and it's a scenic walk in front of many historical homes. The owners really did think of everything we would possibly need to feel at home during vacation. We hope to return sometime soon!

The house was lovely. We had plenty of coffee and creamer and cookies awaiting us. We had everything, just like being home. Short and beautiful walk to downtown Franklin. I highly recommend this Home!!

Charming little cottage
We really enjoyed ourselves! Everything was wonderful! Jenny had cookies waiting upon arrival and there was plenty of coffee! That was a plus for us and our children! The house was beautiful and clean. The kids loved the games that she left out and all of the books! The neighbors were friendly and we felt very safe. I definitely would stay there again!

LOVED every moment!
From the AA Milne quote on the doorstep to the goodies waiting for us inside to a marvelous week in this home, we could not have asked for more. Jenny was perfectly communicative to prepare for our arrival and had fun elements throughout the house: post-its showing us where the games lived, a box of fun and inspiring quotes in the bathroom, instructions for everything we might need in the kitchen, suggestions for activities .... The home itself is so cozy and charming, beds super comfy, laundry facilities great - and as it was raining most of the time during our stay, we loved snuggling up inside and having family time. Still, we braved the weather and took daily walks to downtown Franklin - close by - as well as some historical sites like the Lotz and Carter Houses. We made many meals and were grateful for the spices and basic needs (cooking oils, condiments, etc) available, as well as the "help yourself" pantry. We highly recommend this home!
