Just park your vehicle in your own private garage and never worry about it, as you will be within walking distance to everything to include Russel-Fields pier just across the street, entertainment and dining at Panama City Beach's Pier Park right next door to the cottage. Enjoy your vacation in harmony without the need to worry about searching for a parking space at your typical hotel style condo or while shopping and dining at Pier Park. You won't have to deal with the long lines to the elevator as you travel back and forth to your room from the beach or during those escapes from your hotel/condo room. Never mind the frustrations of paying for already rented beach chairs as you can grab beach chair/s and boogie boards out of your own private garage and walk just a few steps to the gulf for pure relaxation and enjoyment. Ready for some shopping and/or a fine evening out to the great shops and restaurants? Just get ready and take a nice short stroll(Just over 300 steps:)) to Pier Park while you take in the spectacular views of the sunsets and experience the fresh breeze from the gulf. We loved our stay at the beach! Even though the weather wasn't great, it was right near everything, even a dog beach right across the street.

We really enjoyed this rental and it had everything we needed for a great vacation. The pics online were very accurate and the upper level porch had a great view of the gulf. The property is well maintained and very clean. There were issues with the ac unit that were handled right away by the property owner and we didn't have any troubles with the temperature of the house after that. The owner was very friendly as well

Pros: Great location to pier park, easy access to the beach, very dog friendly with multiple relief areas, Nice house overall with great amenities (towels, bedding, toiletries)
Cons: the apartments beside the house were rough with people coming and going at all hours, construction traffic(finished construction on our last day there) on the new house right behind this house made it difficult to get in and out of the driveway for all the trucks parked in the road.

Don’t get this house, it’s super dirty and not clean, everything in house it’s old and broken , over charge after you leave, i have terrible trip .

Our stay at this Property was great! We went to PCB for my wife's b-day, and everyone loved this place. Our main interest was the beach, so it's hard to beat...2 minute walk! They were doing a lot of road repairs while we were there. But, I think that's about normal for the area. If I had one concern, it would be the house cleaning service. In my opinion, they are not up to an acceptable standard, (no fault of the owners). We did voice our concerns, if it was my home I would want to know as well. Other than that, we had one small issue when we arrived, but the owners rectified the problem asap. After that all was great, we would love to return! Eva and Chris, you guys were awesome, Thanks!

The house has a beautiful view, beach access just across the road, and a short easy walk to pier, restaurants, and shops. We did not use the pool but it was close and never crowded. I messaged the owner a couple times and received replies very quickly. We found plenty of beach toys, chairs, and beach cart in the garage. Kitchen had everything we needed to cook. Gas grill worked well for food from Buddy’s seafood market. There are a lot of stairs as the kitchen/dining/living room is on the third floor, but we expected that and gave us more exercise. Only issue we had was the ice-maker had a hole in the bottom so we used a plastic pitcher to catch the ice. I notified the owner and they said they would be ordering a new part. We saw dolphins and stingrays daily from the beach. The kids found sharks teeth, hermit crabs, ghost crabs, and shells and we caught some fish. Overall a great trip and would definitely go back. Thank you for sharing your piece of paradise with our family!

Property is in a pretty good location, walking distance to Pier Park and Dusty’s. And right across the street from an uncrowded beach access.
The house was pretty clean, not great. The A/C vents and ceiling fans were covered in what appeared to be a nice coating of dust, and we found the coffee pot to need a good scrubbing before it seemed it was clean enough to use. And the ice bin in the freezer had a hole in the bottom. This meant placing a bowl under the bin and manually turning the ice function off and on.
There was an issue with the washer and dryer, they quit working when the washer was full of water. This was quickly addressed by calling Eve. I believe she answered the phone before I even finished dialing her number! Very responsive. FYI, their is an additional breaker box outside the house, under the electrical meter. Resetting the breaker took care of the issue.
Bedrooms were nicely appointed and comfortable, as were the bathrooms. No complaints.
The view from the third floor balcony was a bit better than I expected. The house in front of this one does partially block the views, but view does allow for some pretty great sunsets.
I would like to return someday.

Me and my family enjoyed our vacation very much. House was nice very roomy for two teenage boys my father in law and husband. The steps were a bit much for 84 year old considering kitchen/living area is on 3rd floor. Could use a little update like maybe a keurig lol area was perfect; very short walk to beach and all shops and restaurants were close. Would definitely consider staying here again.

Perfect for our family of 6 and a baby. Everyone had their own bedroom and bath. Great location for beach and pier park. Third floor balcony gives you nice view of the beach, pier and sunsets. Kitchen was well equipped. We all felt at home and comfortable.
Cons: If you don’t like stairs stay away! Property is 3 floors. There are two very long staircases you have to climb to get to main living room/kitchen. We all definitely got a workout during the week going up and down. 🤣
There was some visible storm damage to exterior of property - facia and fencing. Islands between drives need to be landscaped -just big sand pits. None of this affected our stay.
Would definitely stay at this property again!

We enjoyed our stay at Lullwater Beach. The location can't be beat, across the street from the sugary sand beach. We walked everywhere and Pier Park is literally steps from your back door with shopping, restaurants, a D+B, Movie theater, and great people watching. In terms of the property, the kitchen is well stocked, plenty of pots/pans, glassware, and a nice dishwasher. The kitchen is on the top floor of the three floor townhouse with our favorite spot: a private deck with views of the ocean. It gets plenty of sun as each unit is standalone. Things were nice and quiet at night and the bedrooms/bathrooms were clean and comfortable. It has a smaller garage that is well equipped with fun beach chairs, toys, and a really nice grill that we used almost every night. Our rented Toyota Highlander barely fit in the garage, so don't rent a larger SUV/car or it certainly won't fit. Unfortunately, the garage door spring broke just before our stay but the owner was very responsive, sending over a repair man same-day! Overall, would highly recommend this property for friends, family, pets, just about anybody! Soak in the Florida sun!

We greatly enjoyed our stay. The house is directly across the beach with 3 public beach access points in very close proximity, 1 directly across the street. We enjoyed the ability to walk to Pier Park for shopping and food. The beds are very comfortable and each room had cable access. The kitchen had all the utensils, pots, pans, and accessories you will need. Finally, the garage is full of all the beach supplies you could ask for and a cart to pull it all.

We really enjoyed our first stay at PCB, just wish the weather would have cooperated a little better. Loved the cottage. Owners are very responsive to questions and any needs you have before and during your stay. Will definitely return for future vacations.

We enjoyed EVERYTHING! Great location, loved the residential beach area across the street, not many people. The house was perfect for us and we really enjoyed bringing our two little dogs. The owner is very prompt to reply if needed. We definitely hope to stay here again.

We thoroughly enjoyed our stay in pcb. It was nice to have a house rather than a high rise. The proximity to pier park was great yet we were not bothered by the noise or traffic at all! Chris and Eve were very helpful and checked on us often!

Summertowne is our favorite place to stay when we visit PCB. We love to come back every year. I found this place and from the get go, the communication was great. Chris was very pleasant and easy to communicate with. You don't find many owners like that. We absolutely loved the house. Very nice and comfortable. We hope to come back again!

All I can say is perfect... This was one of the best vacations we have taken to PCB. Chris & Eve were so helpful and easy to work with. If you want to get a place that is close to everything this is the spot. We have rented many houses in the past and we have never had communication with the owners like we had with Chris & Eve. You guys are awesome and your house is too. Thanks for letting us enjoy it.

We have typically stayed in high rise condo complexes on the beach in PC for years and just didn't realize what we were missing. It was quicker to reach the beach from this location than the complexes located on the beach. It was so much more private. We loved the separation of spaces with the room layouts. You could get away from each other even during the time you were in the house. All Rooms with private full Bath! Top Floor Living area with fantastic view and deck of Gulf with great breeze.Great Walk & so convienent to Pier Park. Close to WalMart, Target, Publix all less than a mile.
More so than all of that, the owners Chris & Eve were Fantastic to work with. They always went the extra mile to make sure we relaxed and enjoyed our vacation.

We enjoyed staying in this house! Location was fatastic, in fact we were so close to pier park we rode our bikes to some of the shops! We enjoyed having an ocean view! Even though we were across the street we felt like we were right there on the beach! There is a beach access directly across from the house, so the walk is very easy! Loved everything about it! Would diffenitly recommend this house to others!

This is a great place to vaction for the whole family. Close to the dog friendly beach and Pier Park, yet tucked away for privacy. When your relaxing by the beautiful pool, you forget your a stones throw from great shopping and restruants.
My wife and I shared with another couple. Plenty of room for all.
There are a few stairs, but the incredible view makes up for that. Not to mention a little excersize to burn off extra "vacation" calories.
Chris and Eve ( owners) were wonderful to deal with.
We will return and would recommend to our friends.

My family (my husband, 2 sons, a daughter in law and a girlfriend) enjoyed 5 days and 4 nights in Panama City. The cottage was exactly what we expected and fit us perfectly. We loved being able to walk to all activities. We are hoping to repeat our trip next year!

The owners made sure our time at this rental was the escape we looked forward to.The view from the balcony provided great sunsets and dolphins swimming near the pier. The community pool was only a few steps away and the ocean just across the street. This cottage was exactly like the pictures. It was a wonderful place to stay and we look forward to another escape to paradise next year.
