The location was great and price was reasonable. The kitchen was well stocked and there was plenty of room. This property would be a great fit for a big crowd. This property is not for someone who stays in 5 star hotels however. Although we didn't care too much there were LOTS of maintenance issues noticed. The property management was responsive but most items can't be fixed quickly. A few issues: no cover on hottub, jets on popl don't work, evidence of leaks, half the toaster works, dryer needs two cycles to dry, tub seal looks broken, deck railing falling off, some lights not working etc. Again, this didn't keep us from enjoying the view and it's perfect for those traveling with pets but if maintenance issues were fixed it would have been 5 stars.

Most everything is just worn out , online pictures are deceiving, floors were dirty , under beds dirty , needs a deep clean throughout .Unfinished carpenter work in upstairs bathroom , outdoor shower area was almost completely in-accessable/ un-useable due to overgrown plants and pile of sand and debris. Property manager made gentlemans agreement to heat pool if unseasonably cold (which it was) and did not honor agreement, grandkids could not get in pool because it was freezing...hot tub was constantly losing water. Very disappointed in the $$$ that was spent for this unit and it definitely was not worth it.One of those "we got your money and don't care " places. Property manager not very "customer 1st" type..always trying to deflect issue back on me , ghosted me a few times when contacting him , the pool was not normally supposed to be heated during our stay but he agreed if it was unseasonably cool he would see that it was heated..I contacted him days prior to our stay because temps were supposed to drop into the 50's and he ghosted me and never made contact til after I contacted the office. Then he said mid week that the heater was bad and wouldnt be till after we left that they could get parts.He tried to blame me for it not getting resolved sooner because I didnt contact him back to let him know it still wasnt working?? Thats his job , my time is being spent enjoying my once a year vacation with my family , not playing pool maintenance man. Very disappointed in all !!!

The house is a 10 for location. The house needs a lot of TLC. The sky light above the stairs leaks when it rains. The window in the kitchen leaks even worse when it rains. The master bath has a hole in the side of the tub. The pool cover needs replaced the corner of the deck near the jacuzzi is broken. The house was very nicely decorated and was clean except for the floors. Sticky ad lots of sand on the floor. Location is a 10. Shopping beach and restaurants all a short walk. Give this house the TLC it deserves and I would fate it a 10. As it sits in its current state a 7.

We absolutely loved the location of this property!! Walking distance to everything! Right on the beach and across from Pier Park! The hot tub was a hit every morning and evening! The house was clean and the management was great!! Such a wonderful week! Will be returning next year!!!

Like others have said this is an older home but it has a lot to offer a large family for their vacation. Location of this property is perfect directly on the beach a short walk to Pier Park Mall and Entertainment center. The ground floor is very open and spacious in this home. Views from the both floors are wonderful. We have already booked it again and looking forward to another week of great times next year in this house.

Location Location Location! This beach house is right on the beach with everything you could want to do within walking distance! The house is large with plenty of room and the description was accurate regarding the layout and amenities. It was clean and well maintained there were no issues needing the manager's attention during our stay. We enjoyed the private hot tub and the pool. It has a huge beach area steps from the back deck. Our only problem was that it seemed like the week went by too fast. Thank you Bob for making our vacation a great memory. We will be back and stay here again next year.

Check in was very easy, is a older home but has had updates, and painted, was clean and fully stocked with towels, linens,xtra pillows, and kitchen utensils, couple windows leaked during hard storm, soaked up with towels, and hot tub seem be out of order with no power to it, but it was in 90s so a hot tub if used would been at night anyways, location excellent, walk everywhere, the marine life was awesome, seen dolphins, sea turtles, crab, jellyfish, being right on beach was outstanding, overall my group said they stay again, and enjoyed the stay, communication of leaks and hot tub to manager was easy, a maintenance order was issued but never came, which no big deal, we didnt want be tied down staying at home while waiting on them, I gave 4-5 stars mainly because hot tub issues I feel being advertised it should been working, would stay again.

The house was clean & the location-GREAT. The kitchen was not stocked well. Bring dish cloths, a measuring cup & a coffee pot unless they have replaced the one that we had when we rented. We could not use the hot tub all week. When we got there the water was green and smelled awful. The pool company was closed on the weekend and Monday, since it was a holiday. They came on Tuesday, drained it and refilled it. They said the panel was bad and they would have to order one and replace it. Every afternoon the temp in the house rose to 80 degrees...especially when we cooked. Other than these problems, it was a great vacation!

This house is in dire need of updating. There is so much wrong with this house that Owner should not even rent. There is also black mold in the downstairs bedroom which we did not use. Fixtures were falling off wall, kitchen has nothing to cook with and no working coffee pot. Furniture is outdated and in need of repair. Pool was dirty and hot tub was green. Pool company came and spent 10 minutes without cleaning pool or hot tub. The location is great but do not recommend staying due to condition inside and outside of home.

This is an older home but it has a lot of character. The location of this property is excellent and within walking distance to Pier Park. We loved the openness of this home. Very spacious and the views from the livingroom are spectacular. A great time was had by all.

This place is horrible! The only nice thing I can say is it’s ocean front. The place was filthy. Definitely not as advertised. It definitely doesn’t sleep 26 people as advertised. The bathrooms were terrible. The master bathroom had a shower that was tiny. The tub had a crack in it. The bunk room is a closet with 2 bunk beds in it. The rental company was very rude. Mold in the bedroom walls. Hot tub was unusable.

The vacation house was as described on the website, which was a must for my family with 3 of us on limited mobility. The back deck was right on the sand, and the walk to the water was easily done, even for the septuagenarians sporting various surgery pins. :-) It was just a couple blocks from the pier and from shopping and dining at Pier Park, spacious, and a great view of the ocean from the large windows in the living room.

We chose this location because of the proximity to Dog Beach. The location was perfect. Within walking distance to anything you would need yet this area of the beach was not crowded and it was fun to watch the dogs play in the ocean.

The Location of the house was great. However, the house was falling apart as the pool did not heat and was disgusting, the ceiling leaked from the bathroom upstairs. The lights outside did not work and neither did the dryer. The house would also occasioanlly smell like mold.

The view and beach were awesome. The house was big for when company came. The BBQ grill had no bottom, the vacuum cleaner was plugged solid (unable to use) the coffee maker had mold in it. We did contact the property manager immediately with these concerns and were there for 2 months and nothing replaced or fixed.

We had a great time at this place. The house was a little run down and needed some TLC but that didn’t stop us from having fun. It’s in a great location close to everything too. The beach was great and not packed at all. If you’re looking for good college spring break this is the place you want to have !

The location is great as well as access to the hot tub, pool, and beach! We were disappointed with the condition of the home. Duct tape fixes all over the house, broken fixtures, dirty blinds, etc… the large bathtub that our kids were excited to use didn’t have a drain hooked up to it. The entry door to the beach was duct taped around the seal. The grill was missing the entire bottom. Trash everywhere outside the house. This place needs some expert maintenance. Paying a premium price for a beach house rental and showing up to a hack maintained property was a disappointment to say the least. Will not book this house another time or with this vacation rental company.
It seems like this property caters to spring breakers who are just there to party ( and not clean up) than for families expecting a clean and functioning house.
I did not contact the company about my issues with the property because it was so obvious how they would have been handled. I probably should have, but it looked like more hassle than the efforts would have been worth, and I did not want to spend my vacation dealing with these issues.

This is a well maintained old Florida home. It brought back memories of vacations with my Mom and Dad from a long time ago. I was aware of some bad reviews about the cleanliness but, I cleaned and mopped myself. There was nothing on my mop! It is clean! The view was beautiful. and there was nobody on the beach even though it was 77 degrees! I had the best time and will be back to this house!

The louver doors were disgusting, as was the chandelier in the dining area. The remotes were unsanitary prior to us cleaning them. One bedroom was to small to use, had no place for clothes or luggage. The blankets had to be washed prior to using due to odor. Windows had mold and blinds were filthy. Kitchen has very limited necessities. Dishwasher was missing the start button, to use we had to insert our finger into the hole where the start button was missing. The hot tub was dirty and swimming pool was to small For swimming. The umbrella on the deck was for the beach, had no way to make it stationary. The property is so run down, and The information provided for the property is very misleading. Way overpriced, I could never recommend and would never stay there again. Turned me against going to Panama City. Our only salvation was the company of one another and the food at most of the restaurants. The worst place I have ever booked.

This property couldn't be in a better location to enjoy the beach, shopping, and eating out. As stated in other reviews, there is a lot of maintenance and remodeling that could improve the place, but that is easily overlooked when considering the positive features of the place. We had room for everyone to sleep in a bed, plenty of bathrooms, and adequate indoor and outdoor seating. It was also a plus to bring our dogs. Our family would definitely stay here again.

The location is great. The house needs lots of repairs. When we arrived the bathrooms were very nasty. We had to clean all the bathrooms before we could use them. All the blankets, even the ones in the closets, smelled like wet dogs. We spent the first day washing all bedding. The pictures of the couches that make beds are misleading. They are all in one room, no separation as it appears in the pictures. There is no way you could sleep 26 people in this house. When it rained the rain poured through the kitchen window onto the counters. The steps from the deck to the beach are rotten and very unsafe. There are patched holes in the wall. The room with the bunk beds is so small and has no place to put your luggage/clothes and is very hot. Some of the lights weren’t working. One of the bedrooms on the main level showed a full and a twin bed but there was only 2 twin beds. This didn’t fit our need at all. The tiles in one bedroom are broken and crackled when you walked on them. The windows in living room have mildew where they have leaked. The kitchen is not stocked as it should be for a big crowd. No bowls, no storage containers, the big eye on the stove only half worked. One of our faucets fell of the first time we used it. I could go on but I’ll stop here. We did call and maintenance and housekeeping were sent over. Maintenance did not repair the bad steps. We were very disappointed and felt that we paid WAY TOO MUCH MONEY FOR THIS HOUSE. I feel we were mislead and should get a refund of some kind on this house. I’m not a picky person and usually don’t complain maybe this will help someone else. We still had a great week with family. Maybe the owner don’t know the condition of the house. Maybe they will read this and make it a better place for visitors.

*Disclaimer* this is not a pleaded to get my money back I want others to be aware of this property before booking and spending the money that it’s not worth at all. Location wish this house is in a beautiful spot the house it’s self in terrible shape. Upon arrival sand was everywhere in the house as if it hadn’t even been swept, cracked tiles everywhere. One room stated it had a twin and a full size bed it indeed only had two twins annoyed because that messed ours sleeping arrangements up. The fridge and freezer barely worked. One of the tvs in the rooms was broke and replaced I’ll give them that but the rest of the tvs didn’t work either. The pool was absolutely disgusting looked as if it hadn’t been cleaned in weeks I contacted the property manager to get someone out to look at it and he only tells me to flip a breaker and it should work it wasn’t filtering at all we didn’t get to enjoy the pool one bit we were not happy about that. The balcony on the second floor was rotted in som parts very unsafe. Over all if your looking for location maybe this is your place but don’t expect quality from them.

The ⛱ beach house is Awesome, but could use many updates that are very inexpensive....most people renting this place wouldn't mind paying a little more.....with making some updates. The place is big and spacious with best location!. All of the outlets..plug-ins needs replacing...they were all loose. The girls who had master bath had one outlet and it didn't work at all....no GFI either??? Simply caulking especially around kitchen sink. Shower rods and inside liners needs replacing often. The maids didn't bother to fix upstairs blinds...looked like a cat had gotten into them...we were able to take about 15 min. To untangle and fix them. A small two toaster slice that was on its last leg. The upstairs threshold going out to balcony....was rotten unneath...when we stepped on it ...it flipped up....but we didn't hang out on balcony....just opened door to enjoy the beautiful view.

My family had a great time , the small pool was a hit with everyone. We got to set in the hot tub or pool and just count the stars at night. To summarize our experience at the property let's start with the negative.
When we arrived at the property there were multiple lights that were not working including the outside lights but luckily I had brought Lanterns and flashlights just in case we lost power so we ware covered.
There ware maintenance items such as loose ceiling lights loose and wobbly ceiling fan loose door handles loose drawer handles and missing screws broken tile touch up paint needed in multiple areas items missing on lights and countertops ends in the kitchen needed to be fixed. There were also broken blinds the outside second floor balcony could use some updating and repairs the outside deck could use some updating and repairs the broken and damaged furniture on the outside needs to be replaced. we contacted maintenance we were told they would be there the following day but they did not arrive until the day before we were leaving. I explained to the maintenance gentleman that I had taken care of the items that were of the most concern but that the property definitely needed some updating. He explained he would return the following day after we left to make repairs to the ceiling fan if that was okay with us we agreed.
Now for the positive
The location of the property cannot be beat, you're right on the beach and you are right next to the pier but you still get quite a bit of privacy on the beach and home. There's an adequate amount of room in the home and 4 functioning bathroom which make it convenient for multiple guests. I would recommend it for any large family looking to enjoy a family gathering would be great with the understanding that if you're looking for the Ritz Carlton prepare for the Day's Inn.
