The location was great, the front gate made you feel very safe, included breakfast was nice, the junior suite was very nice and comfortable, air conditioning was perfect for august. The hospitality area was very nice with the gym and the changing rooms. We did not like that you could not use the pool in the other two hotels.
The all inclusive was just buffets and not good, the restaurants were expensive, the pools were boiling hot, kids were in the adult only area, there is beach access but the beach was not pleasant- rocks in front of the hotel.

Check-in process took far too long.

Just the pace where the resirtwas located
They will not clean your room unless you call reception. Take tooo long fir room service. Staff was really rude and be careful they will charge you a fee fir $600 fir each room and will take almost a month fir a refund. Or they will tell you they have returned it and not true. Then if you get the timeshare they get mad lol

Staff is friendly and the views are amazing. The hospitality room is also very good if you can't check in early, it has a hot tub, showers, and saunas. The gym is also very well equipped. And the room is great.
They push you for a timeshare presentation that took TWO hours from our precious vacation weekend. That's unacceptable. Besides that, Booking sold a room with breakfast included and guess what? NO breakfast was included.

the front desk staff on both check in and check out were rude and not helpful. The room rate changed when I received the confirmation and no one was willing to help resolve it. the restaurant staff at the pool were also rude.
we discovered that the hotel was not all inclusive either.

location
they hounded us to try to buy into their vacation plan. they were rude when we didn’t. For 3 of the 5 days we didn’t have hot water, when I called I was told they will report it. They charged more then I was quoted.

The staff is wonderful and attentive. The food is very good as well ! I think it is a good value for our money at this price point. It's no ritz carlton but it's clean and comfortable and the rooms are a really good size. Also, they all have cute fully equipped kitchens. The location is quite ideal as well, its near the downtown area and is just a quick taxi ride.

close to beach.
Far away from other restaurants. restaurants at property way too expensive.

The location and food was excellent!
Our assigned room had a strong mildew smell, the hotel was accommodating in getting us another room however I’ve read this was a problem in previous reviews and think this should be resolved for future customers.

The facilities were nice, the food was decent, and the all-inclusive was clearly labeled as to what was extra and what wasn't. We easily got our money's worth out of the booking, (room service included!) given that I had booked our Christmas trip months in advance. If you book later than that, you're going to overpay by a long shot.
I was supremely annoyed by the "travel membership" scam this collection of resorts has going on (Villa del Palmar, Villa del Arco, etc.). After check-in you will be directly escorted to an activities desk that claims to streamline your booking of the resort's various activities and appears to be staffed by resort employees. They will offer you substantial discounts on activities in exchange for you withstanding a "1 hour" presentation on their bull**** travel membership the following morning.
DO NOT FALL FOR THIS. At check-in they say it's 1 hour and that you need to show up for a special breakfast at 830am the next day to qualify for the discount. The next morning at the breakfast, they say it's now 90 minutes. After you have been falsely be-friended by one of their con artist employees for an hour and half, they take you to an office where the pitch now gets extended to 2 hours, and beyond. My friend wanted the discount, but at the 2-hour mark I put my foot down and said I was fed up and wasn't about to waste the rest of my 4-day vacation listening to this crap, which is essentially opening a credit line with a bunch of partnered brand-name resorts. It didn't stop there - when my friend and I said we were done and were leaving, in order for us to get the activities discount coupon, they took us back to ANOTHER office, where a last-ditch line of employees try yet again to get you to sign off on this stuff. We managed to get the discount coupon after literally starting to walk out, but honestly I wasted 2 hours of my vacation and would not do it again.
There are way cooler activities to be found at the various booths on the Cabo boardwalk, which is a $9 Uber/taxi from a resort. Do those instead. And also beware of the up-selling that happens during any activity that you book, whether it's photos, transportation, scented massage oils, etc.

As someone who has been around Mexico a lot but never Cabo, "non swimmable beaches" was a huge deal to me. This resort is one of very few that is right next door to a swimmable beach, so that's a big plus. The food was decent, as were the prices.
The grounds are very dated.. there is a much nicer and newer resort right next door. For $200+ a night I would expect more up to date paint and furniture. Everything looked decades old. The main disappointment was the pools and jacuzzi's closing extremely early. Like, 7 or 8pm early. It looks like a ghost town around there at 9pm. I imagine that's what a retirement home would look like. Why are adults not allowed to use the pool after 9pm..? They said that it's so the pools can be properly cleaned. But there are a number of resorts around that have pools and gyms open until 10pm and they are all cleaned and ready the next morning. I'm not sure why it takes 12 hours (pools open at 8am) to clean 2 pools. Also, the only indoor restaurant is a sports bar... coming all the way to Mexico and having an American themed Sports Bar was very disappointing. There is so much to eat in Mexico, so much fresh food. I understand having something for everyone, but an entire sports bar..? That restaurant could have had a million different themes and options. The fact that it's a sports bar let's you know it's targeted audience. However the restaurants outside are better. There is only 1 place to get tacos, the other restaurant is Italian and the only thing open after a certain time. Needless to say, Cabo is good for an American experience (greed at the forefront) in a foreign country. I won't be back.
