The location is great to walk to anything in Florence. The street is quiet and safe. We stayed here for 5 days over thanksgiving break.
We messaged to share/get check in details a week prior to our arrival based on other reviews and they did not respond. The locks and check in are automated and I had to call them when we arrived 15 minutes prior to the electronic locks being activated. They were able to do this remotely.
I wish they had any information about the climate control posted in the apartment. The heater clanged for an hour and a half one night before we finally figured out that the dial had inadvertently been left on and we think the temp dropped enough in the night to trigger it. We would have contacted the host during our stay but we fixed the issue ourselves.
Plan to have your coffee on the way out in the many cafes nearby.
It would be helpful to provide nearby grocery stores or recommendations as the kitchen only has basic necessities.
The decor in the was really stunning and the bedrooms layout was very private except the loft bed above the living area. The wine bar across the street was super friendly and recommended some great bottles.

This is an apartment with a lot of history. Would have enjoyed more information about the people who lived there in the past. It was a great experience for all of us.

The property was everything it was advertised to be. We enjoyed our stay immensely.

Great location and easy access to most of Florence. The apartment was lovely, plenty of space for us all and AC units in each bedroom. The only issue we had was accessing the apartment, we didn’t receive check in access and had to call to receive it. But otherwise all was wonderful and perfect for us.

A short stay in Florence with family and friends. 3 couples and the apartment worked really well. Location is excellent and we had an enjoyable and comfortable stay.
Great communication with Pietro - thanks!
Would happily stay again.

This apartment is not in livable condition especially with kids - unacceptable conditions, extremely hot and not suitable for small children.
We left the apartment soon after checking in and book a hotel spending a lot of extra money but worth it.
Please see below a list with things that we consider unsafe and not acceptable:
• the multi stairs with unsafe handrail
• the excessive heat inside with 2 small AC units that were barely working. Inside the apartment it was so hot we were sweating constantly doing nothing just seating on the living room couch.
• the bathrooms are dirty and the floors were filthy.
• the kitchen looks and smells like a barn with the fridge acting weird.
• unsafe extension cords in the kitchen (especially for kids )
• the list is longer but I stop here
Pictures are deceiving and price quality is not there at all!

Our family really enjoyed this apartment! There are 3 levels, with the loft and bedrooms at the top which we didn’t fully realize when booking, but it made for a lot of extra space. The extra large living area downstairs, high ceilings and 3 bathrooms were great. With a lot of original character, the apartment still felt new and clean. We would definitely stay again.

No surprises here. Between the owner's description and the other reviews, this property was exactly as expected. Some of us from suburban America are not accustomed to such accommodations. A sense of adventure, good mobility and packing light are helpful when staying in an apartment building that is much older than your hometown.
Yes, there are lots of stairs. Yes, the showers are small and the water temperature was all over the place. But the apartment was clean and well taken care of. The location is convenient and safe while also being away from the tourist crowds. The owner responded quickly to a couple of issues. Overall, it was an enjoyable stay.

Lovely beds and high ceilings. Central to all.

Our stay in Frienza was made wonderful by this awesome property. It is beautiful in every way. It is in a building built in the 1600s with incredible architecture and views. It is close to the river, the il Duomo, restaurants and shopping. Incredible place. The apartment is managed well and Gaia and Pietro were very responsive to any of our needs. For example, when we checked in, 2 of the canned lights in the ceiling were burnt out, not a big deal, but still made the dining room a bit dark. Gaia had the repair man there the next morning to replace the lights (that was great, Thank you!). We loved the apartment, the feel, and the closeness to the city of Florence. Being in a historic building, that is completely upgraded only added to our experience. Grazie Mille, Ciao!

Great location. Front door entry wasn't great. I couldn't get it to work on my phone, but it worked for my wife. The stairs are rough, so not a good choice for the elderly. We managed but it wasn't fun with luggage. Location was perfect. Close to everything but not a real busy street. Overall a nice place.

Excellent proximity to major museums, churches, shops and restaurants. You are no more than a 20 minute walk to anything of significance. The apartment is located in a building constructed around 1600 (late Renaissance era) and it truly gives the visitor an old-world flavor of what it must have been like to live in Firenze during its golden age. You will have no trouble getting around by foot. As described, there are about two sets of stairs that you need to navigate in order to get to the upper bedrooms once you enter the main floor of the apartment. The stairs are very narrow, so it can be a challenge to negotiate the steps with suitcases in hand; you might find it easier to leave your large pieces of luggage in the main floor and transfer, bathroom, sleep necessities and the next day's change of clothes to the upper bedrooms.
We very much enjoyed our stay!

This apartment was well-suited for our family as it had separate beds for our boys and three separate bathrooms. Note there are two actual bedrooms - the third room is on a mezzanine overlooking the living room with a pull out couch. As noted on other reviews there a lot of stairs - to get to the apartment and again to get to the bedrooms. This place is not good for someone with bad knees. Location couldn’t be beat - right in the heart of the old town with restaurants and cafes around every corner. It is not luxurious- but it had everything we needed for an amazing stay.

This is a great location for a stay in Florence. It is close to pretty much everything you want to see while visiting Florence. It is not for people with bad knees, small children or the elderly or anyone with mobility issues. There are 67 cement steps to the apartment and another 21 to get to the floor with bedrooms. A remote for the skylights would be great so you can darken the room for sleeping. Note that the pictures they send you do not include a photo of the entrance to the building. Another reviewer included a picture of the outer door to the building. The photos that they send via VRBO are of the doors/ entrance once you get inside the outer door. The elevator is small but is helpful in getting heavy luggage up to the unit.
As other users have stated, the showers are small and the water temp cycles from very hot to cold. It is a challenge to keep it at a steady temperature. It does have 3 full bathrooms, complete with with a set of towels for each guest and includes soap and shampoo as well as a hair dryer.
The kitchen is equipped with necessities and has a small fridge with a tiny freezer. It does have a wine opener, coffeemaker and coffee.
At night, there are no lights in the stairwell to the apartment so you will need to use your phone light to light the way.
Overall, we enjoyed our stay and would recommend the apartment and location.

The location is in the middle of everything. The building is older and you get to experience the real Florence in a loft with plenty of space. Kitchen was just right and washing machine was handy. Everyone enjoyed the stay!!! Great for a family.

Good location.
3 floors walk up to apt. (tiny elevator)
3 floors inside apt. w/ very narrow stairs
- 2 bedrooms w/ bathrooms on 3rd floor
- loft area only on second floor
- living space and kitchen on 1st floor
- street is 3 floors below living space
A/C did not maintain comfortable temperature (although it was very hot in Florence during our stay)
Cold showers - minimal hot water.
Tiny kitchen - Fridge did not cool beverages adequately

The apartment was beautiful. It was located very close to all the popular tourist sites and was in perfect condition.
Without the cleaning crew, we would not have been able to figure out how to get into the apartment. I must say, the cleaners were super helpful and did a fantastic job in helping us feel comfortable.
The apartment has a clothes washer, but no dryer. Although there is a drying rack and clothes hangers to dry clothing so having a dryer was not a problem.
We were very happy with our three day stay there and would definitely return. Florence is an amazingly beautiful city. Grateful for our time there.

The apartment was in a great location. The entrance to the building was not so easy to find since the numbers of the building were a bit misleading ( bldg 17 was not across from 16&18). A picture of the actual door from the street view would be very helpful. Also, the bedrooms were upstairs and one had to use very narrow stairways to get up. Might be an issue for travelers with limited mobility. Other than that, it was a very nice apartment.

We stayed here as a family and five and we were very happy with everything. Check in was a bit tricky(complicated) with having to download the key entry code and instructions all emailed but we were so lucky that the cleaner was there to help us with getting in. The apartment is amazing and its location was the best. The rooms were amazing, the beds, the space, I cannot say enough good things about the apartment. If we return to Florence we would definitely stay here again. My only suggestion would be arranging to have someone meet you there to let you in as it was a bit confusing having the instructions emailed. Other then that the apartment is fantastic. Any time we texted the owner with questions we heard back right away and even got some history about the apartment and the building as it’s very historic. I would 100 % recommend this place and return.

10 minute walk from train station and 10 minute walk to the center of the City. Owner was very responsive to texts and phone calls.

This property is exactly as pictured, with a great location & a historical feel. Spacious accommodations was nice for our family of 4, parents & two tweens. WiFi worked really well & bedrooms were comfortable. Only note worthy comment, is the apartment has multiple levels- from street entry to once within the apartment with tight stairway to bedrooms (only FYI). Main living area is really good- kitchen/ washing machine ok for our week long stay. Also… “Not to be missed”.. Great restaurant on first lev…

Property exactly as described, nice location close to the river and within walking distance of all the main sights in the city. Fast internet, reliable washing machine, solidly furnished kitchen. Really appreciated the ability to unlock the building and apartment doors using a cell phone. Would definitely stay here again!

It is so nice when something advertised on line actually not only meets, but exceeds expectations. We really loved this apartment and would stay there again if we visit Florence in the future. The locations is amazing - everything with walking distance and Gaia connected us with an extremely convenient parking garage so we could drive around on day trip. The restaurant in the building is amazing as is the wine bar and cafes around the apartment. Also, very close to river and great jogging routes which was a plus for me. Beds were really comfortable and plenty of room for the four of us to spread out. We did not mind it, but there are stair (up to the apartment and in the apartment) so just realize that - the good news is it allows you to walk off all that gelato. Bottom line - great apartment in a great city - glad we found it through VRBO! Thanks

Unfortunately , our experience was hurt because of the showers. We were unable to get hot waters. Initially , cold and hot water cycled . Then we did not any hot water only received ice cold water during showers. It was very difficult for the children. otherwise everything was perfect

A great apartment in the heart of Florence. A quick walk to all the local attractions with great restaurants just outside your door. Check-in was easy and the apartment was well setup with all of the necessities you would need. Lots of room on 3 floors for our family four to stretch out. Would definitely recommend.

This property gave us the experience we were looking for when we planned our trip. The location was convienent for our sightseeing and dining.

Pictures are exactly what you see. And description is accurate. Location is perfect. The only slight thing is the stairs up to the top floor. They are steep and narrow - be careful. I wouldn't recommend children on that level, however the loft would be great.

Great location in Florence - very small bathrooms and issues with hot water. Comfortable seating area - functional kitchen but not great - would be difficult to cook any meal in the space. Stairway up to bedrooms are narrow and a challenge when traveling with children/carrying up luggage. Bedrooms were very comfortable. The unit is on the second floor and there is a small elevator to handle luggage.

I highly recommend this lovely apartment in the heart of Florence. Our hosts were so gracious and accommodating that I felt we had instant friends in Florence making our stay very comfortable. Stefano helped get us settled as soon as we arrived and Gaia was immediately responsive when I could not figure out the WiFi. The location is amazing with all sights within a short walk (Piazza della Signoria 10 minutes or less and Santa Croce, Pitti Palace maybe 15-20 minutes) and many terrific restaurants and shops just out the door. The apartment was an oasis from the busy streets of Florence. While we did not cook any meals, the kitchen had all necessary to do so, the laundry machine was easy to use, and the beds were comfortable. While the stairs were a bit daunting at first glance, my parents who are in their late 70’s navigated then without trouble leaving their bags on the main floor and just taking upstairs what they needed. There was plenty of room for all five of us ( my parents, my two sons (11, 13 and myself) to have our own space and time together. It was great and made all the better by the congenial hosts. The only suggestion would be some additional lamps or lighting in the living room and the upstairs area with the couch, and a written explanation of the heating system and remote controls for the skylights in the upstairs bedrooms.
