This 3 Bed/3 Bath (SLEEPS 6) condo offers DIRECT PRIVATE BEACH ACCESS and fantastic oceanfront views from a COVERED BALCONY. Amenities include two oceanfront pools with lounge chairs, two elevators, and four public outdoor showers. Directly facing the OCEAN, guests will enjoy the unobstructed PANORAMIC VIEWS OF THE BEACH from the 27-foot private covered balcony. This villa is perfect for entertaining family and friends, featuring an OPEN FLOOR PLAN that includes the kitchen, dining room, and living room areas. The villa has a well-equipped kitchen that directly faces the beach/ocean. The Main Bedroom also accesses the private covered balcony, including a large tub and separate shower with double sinks. This oceanfront getaway is perfect for putting your feet up and enjoying the ocean breeze!! Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historical exploring, the famous Downtown Charleston is only a 25-minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island! The Space Bedroom 1: KING (Oceanfront) with Private Bath (2 Sinks, Tub & Walk-in Shower) Ceiling Fan Bedroom 2: QUEEN with Private Bath (Tub/Shower Combo) Bedroom 3: 2 TWINS with Full Bath; also accessible from the hall (Tub/Shower Combo) Announcements If you are booking this property for a reservation stay between September 2024 and May 2025, the HOA will be replacing the windows on the beach side of the building, one stack at a time. They will be starting at the west end (near the column of units 123, 223, 323 and 423) and working their way towards the East end (to the column of units 101, 201, 301 and 401). At this time, the HOA has not disclosed any further information on this project. Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed! Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time. While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance there will be construction on the beach and/or beach closures near this home. The city hasn't provided any further information on more precise dates, scheduling, or sequencing. But you can stay informed with the latest by visiting the City of Folly Beach's website. Please note that our office does not have any more information than what is posted online, and we are not responsible for any beach disruptions caused by the re-nourishment during your stay. Notes You must be at least 25 Years old to rent this home. Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date. Free parking is available with parking passes for two vehicles. Per HOA guidelines, RVs, golf carts, and other recreational vehicles are not allowed to be parked on the property. The community pool is open April-October. Grills are not allowed, and no community grill is on site. Two elevators are available in the building. While we manage this property, we do not manage the maintenance of this building, which includes the elevator. The presence of an elevator does not indicate that the home is ADA-compliant. We do not provide beach equipment, but anything available at the property is yours to use. Check-in time: 4 pm. Check-out time: 10 am. The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not permitted in properties unless specifically designated in writing as “pets considered” and approved by our office. No smoking is allowed in or outside of the condo. House parties, weddings, functions, events, bands, DJs, etc., are prohibited. The occupancy can be at most six people at any time during your stay. We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking. 12 miles to Downtown Charleston. 22 miles to Charleston Airport. NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license. Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable. Our stay in the condo was relaxing, convenient, and scenic. Every morning watching the dolphins, drinking coffee, and exchanging the previous days abundance of awesome food and drinks. I would definitely recommend staying there to enjoy Charleston while relaxing.

We stay in COV340 two years ago. It was a nice condo then. We stayed there this year and it was filthy, and in need of repairs. Wallpaper was peeling away and held with tape, painted walls were dirty, carpet was filthy, bathroom vents were horrid, and if they were that careless with the condition of the condo, how clean were the linens - seriously. We washed everything. We will not book this condo again. These condos are all overpriced and many are in need of updating and repairs. We will look elsewhere next year.

Great location! Right on the beach. Loved the balcony for morning coffee and the best sunrises ever. Amenities were great! We will be back, God willing!!
