About this cottage rental
The Berowra Waters Cottage is a cute, quaint two bedroom cottage located right down on the waters edge. With huge sliding windows in the living area and windows right across the front of the property, you really feel like you are part of the river and gives you the feeling that you are in a boat on the water but without the rocking! The Cottage offers winter sun all day long and with a high roof, summer time in the house is cool. Ceiling fans and air conditioning is available to assist during summer time. During winter the Cottage has excellent heating options and with the all day winter sun, the Cottage stays warm and cozy. The private pontoon at the front of the property enables you to fish and swim directly off the front. Kayaks, a stand up paddle board (SUP) and a tinny lets you explore the river. Fishing rods are available for your use as well. There is a private swing mooring out the front of the property if you wish to bring your boat, as well as the option to put smaller boats on the pontoon. The Berowra Waters Cottage has a lovely area outside the front on the property complete with table and chairs, BBQ, perfect for Al Fresco dining and enjoying the stunning river views. The master bedroom has a balcony and offers excellent river views. The second bedroom offers river views from the bed and with only a few stairs to this property, it is ideal for guests looking for easy access. Note that the stairs to the master bedroom are quite steep. Please also note that boat transfer fees for check in/out are included in your rate however an after dark fee is applicable if arriving late. Dinning & Entertainment One of Sydney’s most exceptional restaurants, the fabulous Berowra Waters Inn is located just two minutes away. Our friends there, Brian and Victoria, will arrange for a free pick up and drop off right to your pontoon which makes the whole experience of fine dining that little bit more special. Mario at A Chef Secrets offers another special dining experience. Fine Italian fare is on the menu and served under the stars and right beside the water. Fully licenced, this restaurant is a short boat ride from the property and is open for lunch Wednesday through to Sunday and Dinner on Friday and Saturday. Night time transfers can be arranged. Berowra Waters, your ideal NSW holiday destination offers excellent bushwalking, fantastic river fishing, absolute waterfront dining, a range of attractions, water sports and things to do. The Great North Walk runs through Berowra Waters for those who wish to take a stroll and seek out the native Waratah's, Boronia and Flannel flowers and local fauna. If you are lucky you might even catch a glimpse of a wallaby or a goanna but there are plenty of native birds to see.

This is our second stay at Berowra Waters at a property managed by Sue. Sue does an amazing job: she is responsive, helpful, and makes everything easy. On our previous stay, the accommodation was faultless.
However, the condition of The Cottage fell short of expectations.
Our immediate concern was day-to-day cleaning, which we addressed ourselves, and shared this feedback with Sue at the time, and we understand the challenges of the busy Christmas season. However, there is also the issue of the accumulation of "stuff" throughout the property.
The area under the balcony stored deflated paddle boards, their usability uncertain. The front entry presented an array of clutter, including fishing and cleaning and paddling gear that needs a thorough decluttering to retain only what is useful and in good condition. An alcove off the main bedroom, not shown in photos, housed surplus furniture. The kitchen rug requires replacement, ideally with a washable one. The living room rug felt unclean, and old fabric lamps were full of dust.
We couldn't use upstairs master bedroom as the sliding doors were difficult to open, and the absence of flyscreens hindered night time ventilation. The downstairs bedroom was also without flyscreens, but at least it had aircon.
However I want to to acknowledge positive aspects. The location's beauty, Sue's management, and the pet-friendly policy are undeniable strengths. I hope that this review serves as constructive feedback for the owners.

Had a very relaxing weekend away on the Cottage! Stunning location, right on the water so you can relax with the sound of water lapping up against the property and plenty of birds chirping away! Lots of things to do or just chill with a book. Highly recommend.

Peaceful, relaxing and homely.
We loved our stay, and wanted to stay longer. It is the perfect home in which to relax, destress and get away. It is well appointed, and had everything we wanted. We will definitely return!

Everything we needed
We had a lovely stay at Berowra waters cottage. From the comprehensive communication with Sue to the lovely warm welcome from Ken. The kids delighted in the kayaks and the river. We loved the waters views and the comfy beds. Such a great short stay oasis.

My husband and I had a brilliant weekend at this property celebrating our first wedding anniversary. It was really special to be able to bring our 12 year old small dog with us, and the novelty of the house being only accessible by boat was quite fun! Sue was wonderful and offered us a late self-check out which was fantastic.
There are some steep stairs and it didn’t strike me as the most disabled-friendly or toddler-friendly property, but the house is very well stocked with everything you could need - aircon, fans, fast wifi, foxel & netflix, hairdryer, microwave, dishwasher, board games, lovely modern bathroom, kayaks and of course the tinny! The views were breathtaking, even despite the river water being brown from recent floods and a bit of rain on our last day. It felt incredibly soothing to be able to see the water from every room in the house and seemed like we were a million miles away from Sydney.
Our stay was an absolute delight and we’d love to visit again soon!

Unbeatable outlook from the large front windows, convenient location only minutes from the marina (by boat or kayak). Some of the other reviews comparing the outlook to a houseboat are perfectly descriptive. It is like sitting at the window of a river cruise and watching the world go by. Very relaxing on the rainy stormy days we had.
The 4 single kayaks are functional, sit on top plastics. Stable, easy to use, though not fast. Perfect for fishing and exploring some of the bays. The included tinny adds another level of mobility. The rooms are small but again functional. As has been desribed the stairs to the upper bedroom are narrow and steep, similar to those on small boats.
Checkin with Sue was fantastic. Pick up from the marina. Orientation including how to use the tinny, then off you go.
We would happily go back again and can highly recommend this as a quiet location for a bit of post CoVid relaxation and getting away.

So near but seems so far
Great location: ambience of remoteness and serenity and yet only a short tinny ride to the marina & shops etc. Boat access only to the property but tinny, kayaks and paddleboard supplied along with demonstration of how to use the tinny. Amazing amenities (fridge, dishwasher, cooker etc.) considering the location. May not be suitable for small children as next to the water (although fenced) and steep stairs to master bedroom. Overall, a great place to get away from it all despite the proximity to Sydney.

Great stay on the water
Idyllic location. Nice house with everything you need. Great fishing from our own wharf. Great place to get away yet so close. Dont miss the oysters at the local Italian. Sue is a great host.

How's the serenity...
What a lovely place this is. After three days we were ready to leave the city behind and commit to river life! The cottage is really lovely and well fitted out and the addition of the tinny was such a bonus - we are missing Jack (the tinny) already! Sue is a lovely host; nothing is too much trouble and we always felt she was there for us should we need anything. We will see you again soon!

Fantastic cottage on the water
We only stayed one night while doing part of the Great North Walk. What a treat - we definitely could have stayed on (for a very long time). Right on the water, fully equipped kitchen, sun streaming in, your own tinny to potter around in, kayaks and paddle boards, everything clean and well-presented. Sue is a fantastic host. We really enjoyed our stay.

Lovely stay at the cottage. Clean and comfortable and well kitted out. Sue was extremely helpful too. If you want to get away from it all and chill out with a lovely view, this is the place.

This property is in such a beautiful part of the world. It’s simple but well stocked in terms of kitchen equipment, books, games etc. The tinny and kayaks were fantastic for exploring the river.

We loved our stay - the cottage was clean, well appointed and had incredible views across berowra waters. We especially liked that kayaks, a dinghy and a SUP were provided. Sue was very accommodating and made the check in and check out process very easy. It was the perfect weekend away!

What a lovely location
I took my little family away for the weekend and we had a nice relaxing weekend on the water fishing and paddling around. We took our 11 month old son so the only problem we had was that the gate was falling off and attached by 1 nail when we arrived to the pontoon and then actually came off day 2 of our stay so my son couldn't play out side in the alfresco anymore. And the bbq was beyond dirty it took ages to clean it to use. But other than those few little problems I would highly recommend for a relaxing getaway

Unique location
Great spot. Owner provides fishing gear, kayaks, tinny and SUP which is really appreciated during the stay. Continental breakfast is also a welcome plus. The place is in a bit of a state of disrepair in areas (top floor is out of bounds due to collapsing floor) so only one one bedroom is available...unfortunately, it is the one with a very small double bed (bit to squeezy for two 50 year olds so i slept on the couch). My only true criticism of the place was the cleanliness. It was not very good - spiders and cobwebs everywhere, food splatters on walls, stove top dirty, food left in oven, tables with food and drink remnants, sheets were clean but stained.
But overall, the location and the big sliding windows are what will make you come back!

Beautiful house in a beautiful spot
We stayed there for 3 nights and wished we could’ve stayed longer!
The house is lovely and you can see the water from the bedroom, kitchen, living/dining room. You don’t need to sit outside.
The house is clean and has basically everything you need. Also, the fact that you can use the dinghy and kayaks are definitely fantastic. It is just a beautiful spot and you can explore small beaches with the dinghy.
We had two small dogs and they had a ball!
Sue and Suzie were very accommodating and lovely.
Overall it was a nice stay and it is highly recommended!

Staying here was a wonderful experience
Berowra Cottage was great. Hanging over the water the outlook was unbeatable and the house itself was very comfortable and well equipped. Sue herself was lovely was a great host - we had a few issues with our boat and she went out of her way to run us around when needed. We are very appreciative and recommend the experience of staying at Berowra Waters Cottage highly.

Wonderful location and great place
Had a wonderful stay with two young kids (3 & 6) and 2 small dogs. Sue did everything she could to make the stay fabulous. Our son learnt how to kayak and we had great fun fishing (caught and ate blue swimmer crab and flathead. Delicious). Had a good go on the paddle board too.
The property isn’t perfect (room upstairs was very hot though it was high 30s and could do with doors onto the storage areas upstairs). This was minor to us though in comparison to our great overall experience. Would highly recommend to any family wanting a break from the city in less than an hours drive away.

Amazing cottage with a million dollar outlook, the serenity of the area made relaxing easy, Just what the doctor ordered. The cottage had everything you could ask for and the owners and neighbors were super helpful with any information or help we may have needed over our stay
