Excellent stuff, very friendly and helpful! Roberto met us when we arrived and gave few very healpful tips and recommendations. Location is great, less than 10 mins by feet to Vatican.

Appartments of Gracchi Guest House are located in a peaceful and safe part of Rome, close to Vatican City. The room was clean and comfortable. the host is very kind. Next to the appartments are two very good caffe’s/bakeries with excellent food. I would reccomend it for sure!

Cleaning service could be better, the floor wasn’t cleaned could notice while walking bear feet, also they missed cleaning my room one day AC is bit noisy and is exactly under window, so if you need to close blackout curtains you won’t get benefit from it..it us either AC or sleeping in black

There seen to be 3 bed & breakfast/hotels in one (different towers?). Once I understood that, directions/addresses made sense. The location is truly perfect! They ungraded me from a single to a double room (which was very nice); thank you! The staff was very helpful the first night (then they disappear--no front desk--but that was fine) The rooms are comfortable and nice. As far as breakfast, the location was fine but perhaps communicate more clearly that it is only croissant & coffee. I initially was expecting a full breakfast.

The walls are thin & I was ~present~ in the conversations of neighbours! The hot water takes quite a while to heat up and the first 2 days I assumed it didn't function at all and took cold showers. Once I realised that it did heat up after letting it run for 15-20 minutes, I was fine.

The location is perfect, quiet street considering this is busy Rome. Very close to all major attractions, accessible by foot. The room is nice and clean.
