The bathrooms. One of them smelled very bad . Not so clean .
The other one , the shower did not work well. Some tiene the water was very cold and then it came a little hot water , and then again cold and so on

Wonderful location right in the center of Rome with many attractions walkable by foot, responsive host, nice big bedrooms
The space could have been cleaner. The baby crib we requested wasn’t functioning, but we had an alternative option due to family living in Rome (just something to double check if you’re planning on staying with an infant/toddler).

Great location. Near a supermarket and lots of gelaterias and restaurants. Next door was a fantastic restaurant. Bedrooms were very spacious and comfortable beds. Felt very homely.
Bathrooms had a bad smell and poorly ventilated. Washing machine was next to useless. Needed to take my very wet and poorly washed clothes to the laundromat.

the bedrooms were spacious and the location was excellent . the owner communicated well and allowed us to check in around 12 as we had arrived on a morning flight. the housekeeper Oxana was also very helpful
the kitchen was tiny, the main bathroom had a smell , maybe coming from the drainage system and mould.
I didn’t like the concrete/stone floors. I’d like to suggest that they do floor mats/ rugs and also for the bathroom floor. The towels were old and I would have preferred more pillows . The property is in an excellent location and a few thoughtful touches would be great.

The location only.
The first night, we heard strange noises coming from the en suite, we thought there was a break in at first, I suspect they were rats in the ac tubes or other pipes. The en suite smelled nasty. The front door locks are difficult to open, once we had to call the owner, who was very helpful. We had only 1 face towel and 1 bath towel each, to use for 4 days, with the option that we wash the towels and hope they dry, while on holiday, and at that price!!

NOTHING! It’s terrible and they will cheat you and take your money!
Beware of this ‘FAKE LUXURY APARTMENT’. It smells like mold from the moment you enter, it is dark as a dungeon and the old air conditioning doesn’t work, so You will be stuck in a freezing apartment.
We were treated very bad by the property manager. Air conditioning in both bedroom was broken and we were stuck in terrible freezing apartment in the middle of winter with our child. When we complained to Ipolita about the issue she said she is sorry and that we can cancel our stay with Booking and she will not charge cancellation fee. So we didn’t even stay the whole duration of what we booked, we took another hotel and had to spend even more money. After a week I contacted Ipolita about the promised refund, she said she doesn’t know who I am and said that if I have any problems I should contact Booking.com. We did, and again no help. Booking told us that the property refuses to return our money. They have cheated us, took our money in cash and also bank account. So good luck if you book this place for your trip to Rome, hoping you will have a good time. You will not!!!
In all my many years of using Booking, I have never had such a bad experience with a property. SHAME ON YOU, ‘Luxury Apartment Rome’!!!

Great location, comfortable beds, space to move around. The manger is friendly.
The place needs a clean. Mould in the bathroom silicon, dirt in crevices. The paint work is full of scuffs and chips and the response "it is because of the ruin of time". The bathroom tap is not fixed properly and the basin has no plug. It has been resting on laurels and needs a refurbishment.

Ippolita was amazing and met us with the keys…The apartment is in incredible location and felt completely safe coming back late at night….
Security of the apartment is great and is on the ground floor.
Only 1 thing, a dressing table in the main bedroom would have been useful for my wife when getting ready to go out - but a minor thing.

Location was superb. Easy access to the Vatican, Piazza Novona, Trastevere, Pantheon, as well as a variety of restaurants and groceries. Plenty of space for a group of people, or two families to stay together comfortably. Property manager was very responsive and helpful throughout our stay, including ensuring the washing machine was repaired (last guest had broken it prior to our arrival).
Small kitchen that only allows for one person in the kitchen at a time. Sewer smell in the bathroom off the main bedroom. Cleanliness of the apartment was sufficient, but not excellent. Only two English speaking channels and no sports channels authorized on the tv, so having TVs in the living room and bedrooms were of little value.

I really enjoyed the location of this property. It was an easy walk to Piazza Navona and the Pantheon. It's on the first floor and there are no sets of stairs to climb. There are lots of restaurants nearby. Checkin was easy and they allowed us to come earlier than the stated checkin time which we really appreciated. Ippolita met us at the apartment and showed us around then gave us the keys. The apartment was clean and the beds were comfortable and the air worked well. The living room area is nice but on the smaller side but the bedrooms were large. There were two bathrooms with two showers which was nice for a family of 5. We used the washing machine and no problems using it since they provided instructions. We didn't really use the kitchen so I can't comment on how well stocked it was but they provided a few snacks, Prosecco, and water which was a thoughtful touch. We were very happy with this apartment - particularly the location.

There are a LOT of things to like about this place! First, the location is perfect. We walked to all the sites during our entire stay, walked to shopping, walked to restaurants. Some of the best restaurants in the whole city (according to a Tripadvisor) are just around a corner! Secondly, the space is really fantastic. Excellent area to come back to, with spacious bedrooms and a separate living room so that we can all have personal space during down time. Also, the beds were super comfy, we all slept like rocks, which says a lot because we often do not sleep well outside of our own beds.
The flat is at ground level which meant that it has limited windows and it *can* get slightly noisy on the weekend. Take that with a pinch of salt because the flat is in such a great area it’s no wonder you’ll have a few people merry-making into the wee hours of the morning. It doesn’t last, though, and was only a minor inconvenience in the end rather than a big bombshell.

Great location, quiet street with lovely restaurant next door. Couple minute walk in any directions takes you to more restaurants and bars. Not far from some of Romes main sites, Piazza Navona was a 5 minute walk. Host & co-host were really helpful and stayed in touch the whole weekend.
