Full of traditional Tuscan charm, Borgo Fosciana is a beautifully restored 120 yr old property offering a wonderful setting for large family holidays, reunions & celebrations. With 5 individual apartments, a fabulous private swimming pool, spacious garden & the authentic village of Pieve Fosciana within walking distance, it offers the perfect combination of privacy, relaxation & time together.
Situated in the heart of the Garfagnana, under an hour north of Lucca, this historic property has been lovingly restored, retaining its original character & atmosphere.
Exposed wooden beams, traditional terracotta floors, stone walls, original fireplaces & individually furnished rooms all contribute to the wonderful sense of history & charm.
Each apartment has its own entrance, living accommodation & kitchen. The entire property is rented exclusively to one group, making it particularly suitable for extended families, groups of friends & several families holidaying together.
And while everyone has the freedom to enjoy their own space, there are also wonderful communal areas where the whole group can gather, including a characterful indoor living & dining room, & a spacious private covered outdoor dining area . One of the kitchens is equipped for group catering.

A charming apartment with 2 double bedrooms & 2 bathrooms. One of the bedrooms can be prepared as a twin on request. Wonderful private roof terrace, a lovely to enjoy the surrounding views, relax with a book or enjoy an evening drink.
Lido and Natale - sleeping 4 and 2
These 2 apartments can be adjoined for a larger family.
Lido - 2 double bedrooms, 2 bathrooms
Natale- 1 double bedroom & bathroom.
La Taverna-sleeps 4+1
2 bedrooms: one double, and 1 with bunk beds and further single bed. 1 bathroom.
Villino - sleeps 4+1
Detached villina set beside the main house - 1 double bedroom, 1 twin bedroom, 1 bathroom.
Further single bed in walk-through room leading to the beautiful 30m² private roof terrace which is a lovely place to relax & enjoy the Tuscan surroundings.
All 5 apartments have fully equipped kitchens, giving guests the freedom to prepare meals independently, while the communal facilities provide everything needed for spending time together.
Dining and Spending Time Together
One of the real pleasures of Borgo Fosciana is that, although guests enjoy the independence of 5 apartments there are also wonderful communal spaces where the whole group can relax & dine together.
There is a beautiful, characterful living/dining room, with exposed wooden beams, traditional stone walls, wooden floors & original fireplace. Full of authentic Tuscan charm, gather here on cooler evenings or when the weather is less than perfect. Additional tables are arranged to accommodate the whole group.
Outside, guests have their own private covered dining area within the patio, perfect for long, leisurely lunches, family BBQ's & relaxed evening It provides shelter from the rain, so everyone can still eat al fresco even if weather is unpredictable.
Conveniently situated alongside is a well-equipped kitchen with sufficient cookware, crockery, cutlery & serving equipment for the entire group. There is also a large fridge, additional freezer space & a separate drinks fridge.
It's a wonderfully practical arrangement, allowing guests to enjoy the privacy and independence of their own apartments while still having communal space to enjoy a group holiday.

The property is surrounded by a spacious, fully fenced garden, providing plenty of room for children to play & adults to relax. The garden is illuminated at night, creating a lovely atmosphere for evenings outdoors.
There is a private 12m x 6m saline swimming pool, with Roman steps for easy entry and a shallow end measuring approximately 90cm in depth, convenient for younger children under supervision.

The house and grounds are lovely, as is the surrounding area. The pool was wonderful, especially since we were there during a heatwave. There is no air conditioning, but there were fans, and opening the windows at night made it easy to sleep. It was an easy walk into the village of Pieve Fosciana which has bakeries, a grocer, a butcher, a gelateria, 2 bars and a nice restaurant. There are also several good supermarkets a short drive away, but it was nice to do local shopping in the village much of the time. The owner Flaviano is a lovely and generous person, as are his parents. He prepared a pizza night for us that was really a feast, with at least 5 different types of pizzas. He also brought us homemade prosecco, fresh baked bread and focaccia during the week. We were a family of 14 adults and 2 babies, so we were split into 4 apartments. Having a property divided into multiple apartments wasn’t ideal for us, but we made the compromise since we liked everything else about the place. There was limited space for all of us to hang out together indoors. Fortunately, outside there is a large covered dining table that we used, and other outside chairs. Also the main group kitchen is actually quite small for more than one or two people to prepare food, and has limited space to store food and other pantry products. But we made it work.

Flaviano and his family were the perfect hosts. We spent 2 weeks celebrating my birthday with friends and family at their beautiful villa in the friendly village of Pieve Fosciana. Flaviano is a chef and he prepared several meals for us that were absolutely delicious, using ingredients all from within 1km of the property. We were able to pick ingredients from the garden when we cooked for ourselves. The view from the windows and rooftop terraces are breathtaking. The area is magnificent for exploring numerous small villages and doing walks. There are a couple of nice local restaurants you can reach on foot and many more within 5 minutes drive. Luca makes a wonderful day trip! Thank you Flaviano and family for making my significant birthday celebration very special.

I booked this property to celebrate my 70rh birthday with my children and grandchildren, it was exactly what I’d hoped for, panoramic views of mountains and forest from our balcony, outside dining areas with long tables to accommodate all of us, plenty of open space and a beautiful pool so the children were very happy but also individual apartments with all facilities for each family to have some privacy. Flaviano and his family were wonderful hosts, his pizza night was so much fun with traditional toppings from various regions, and ending wth a Nutella and Smartie pizza with which the children were delighted!
The accommodation itself was very traditional in style and spotlessly clean with more than adequate utensils and equipment for self catering. The village was by no means touristy, it had two supermarkets In walking distance as well as a lovely butcher and various other shops and a couple of small bars. There was a very nice restaurant in the village which we went to twice, Flaviano lit the bbq for us one evening and we cooked meats from the butchers, but had we known how good his pizza night was going to be we would have booked his Tuscan meal too…highly recommended!
We would have no qualms about booking this again, it was perfect!
