Location is everything. Located right on the beach, you can't get any closer than this. They say a view is worth a thousand words so just imagine waking up and watching the dolphins or whales play right in front of your eyes or the sun rising from the east over the ocean. Whether it’s with your morning coffee or having an evening drink, you will love the view. The Dunes is the perfect place to spend your vacation with family or friends. This will be the one you want to select for your family vacation. This ocean front luxury home offers just about everything you may require. Complete ocean front with an extremely large patio with seating for the entire family. Our four bedroom home comfortably sleeps fifteen guests and is the perfect for large families. Give your family the dream vacation everyone deserves. Our ocean front home gives you the most space and the highest level of comfort. This home is fully furnished. The living room has a 55" HDMI Flat Screen and plenty of seating for the entire family. WiFi throughout the house. Next you can exit to the ocean front deck with plenty of seating for the family. The gorgeous views of the Atlantic Ocean and the beach are all yours to enjoy while you’re on your family vacation. Our large kitchen has been fully furnishe with everything you need for that special meal. Although the supermarkets are close (and the weekly farmer’s market is excellent), you’ll only have to shop if you feel like it. Our home also features a full size 'super capacity' washer and dryer in a separate laundry room. The master bedroom offers a comfortable king size bed. The second bedroom also has a queen size bed and bunk bed. The third bedroom contains twin beds. The fourth room contains a queen size bed and bunk bed. The bonus room has a sofa bed and window unit air conditioning. Great landscaping is not only beautiful but is home to lots of local wildlife. Children, and photographers will love spotting the wildlife, dolphins, coastal birds and so much more. ** 2 Dogs Maximum Allowed At An Additional Pet Fee Of $100 (+ tax) Per Pet. (Dogs Only) **

Missing table/chairs BBQ grill a joke, exposed wiring, broken outside lights, sleeper sofa broken,septic system rancid smell

I wanted to give an honest review of this house for the price I paid. I stayed here with my family with four children. I’ll start with the positives…. This is a beautiful and easy access location if you have children. Going over the dune is very easy but coming up is a little more difficult because it’s steep but it’s super easy to leave your things on the beach in order to eat lunch at the house or let the kids nap and return to the beach. I also enjoyed the back yard and my kids being able to play safely in an enclosed space. The appliances I used upstairs worked well as did both sets of washers/dryers and all showers. All the towels were of nice quality. Kitchen was furnished and had everything we needed to cook. Now for the negative… the upstairs tv was unwatchable because the signal was so bad and Wi-Fi was so slow it’s easier to just use your phone service. The ceiling fan in the room with the bed and bunks rattles while turned on. The living room ceiling fans cannot be used with the lights off. The two beds listed as queens are actually full size. The couch in the living room was covered in blankets and had sand all over it. The floors also had sand all over them upon arrival. There’s was a lot of chipped paint and little maintenance things like nails sticking out around the bench in the table that caught my kiddos leg while eating and a staple sticking out of the back of the couch. Also, the downstairs couch is terrible. Overall it was okay but not for the price.

Here are the issues we had during our stay at the Dunes this weekend
1. First when we checked in the place was dirty. Dog hair and smell on the bottom floor One the beds had crumbs, stains and small children’s toys left on top of it.
Backyard had chewed dog toys strewn all over the place. Ants in the kitchen. Almost every light fixture was missing at least one bulb.
2. Hot tub did not work. No one ever came out to fix it despite multiple calls.
3. The beds listed as Queens, were actually Fulls
4. Backyard/patio did not match pictures. Listing said there was a grill but all we could find was a rusted out Weber in pieces on the patio
One of the biggest reasons for booking this house was the hot tub and cute patio/backyard area. But one was broken and the other looks nothing like the photos (exposed PVC pipping in yard, no patio outdoor eating area).
Reached out to management yesterday and today but have had no reply to my email.

The location is what makes this place. The beach is a short up and over a single dune. Away from the more crowded public beach access points and easy walk to restaurants. The house is not luxurious but has all the essentials.

This property is a classic oceanside beach house (1950s ??) Plenty of room in sleeping areas. Comfortable lounging areas. Baths are average. Laundry up and down stairs. Steps to the ocean. Our access to the oceanside was slightly altered by recent hurricane Ian, but there is a public access 1 property/quick walk over. If you're a morning person, the sunrises will amaze!

Everything about the stay was excellent! It is the perfect location--directly on the beach, walking distance to the pier, and several shops and restaurants. The upper deck is the place to watch sunrises over the ocean.! We would love to stay there again sometime.

If you're looking for a modern, totally updated house with all the bells and whistles this isn't for you. If you want the quintessential beach house in just about the best location you can find, this is the place. It is just steps to the beach. House was clean and the owner/management addressed a few questions/minor concerns immediately. It has everything you need and nothing you don't. Plenty of room for kids and adults alike. We thoroughly enjoyed our stay. We enjoyed the hot tub and views of the ocean from the upper deck. We come to St Augustine regularly and will definitely rent here again if we can.

Great location, Excellent Beach House
If you're looking for a modern, totally updated house with all the bells and whistles this isn't for you. If you want the quintessential beach house in just about the best location you can find, this is the place. It is just steps to the beach. House was clean and the owner/management addressed a few questions/minor concerns immediately. It has everything you need and nothing you don't. Plenty of room for kids and adults alike. We thoroughly enjoyed our stay. We enjoyed the hot tub and views of the ocean from the upper deck. We come to St Augustine regularly and will definitely rent here again if we can.

GREAT Beach Location

It was not filthy but could use an occasional deeper clean. The door knob on the ocean side is rusty from weather and difficult to turn ( a dab of w.d. 40 or 3 and 1 oil would do it wonders which we didn’t have with us). All four of us are approaching 80 and the inside stairs could use a safer railing. The outside stairs down to the street had no handrail at all plus vegetation was growing over the stairs. Please don’t get us wrong, we loved our week including the visiting reptiles. They kept a very respectable distance which we appreciated.
It is obvious a lot of work has been done to this house. It was comfortable and we’d return to it again. The neighbors We delightful, too.

Great location!
It’s an old beach house, but a great location. Hot tub worked great and a great ocean view. Don’t count the pull out in the bonus room as somewhere to sleep. The mattress is unusable.
Otherwise comfortable space .
