This is a lovely semi detached Victorian Villa, providing luxury accommodation for those looking for ‘home from home’ comforts. Very well appointed, lovely spacious lounge with bay window, 3 bedrooms (2 doubles and 1 single) and 2 bathrooms (one which is en-suite). It's quiet location with on street parking, yet very close to Edinburgh's Old Town, Holyrood Park, Royal Commonwealth Pool, Duddingston Golf Club and within easy driving access to East Lothian. A very popular apartment with golfers, families and groups of friends. Detailed Description This lovely semi detached Victorian villa is set out on ground and lower ground floors and provides luxury accommodation for those looking for 'home from home' comfort. It is very well appointed throughout, comprising 'main door' entrance into hallway, a spacious lounge with bay window, double bedroom, family bathroom, compact and well equipped kitchen and dining area (seats 8 persons). Stairs lead to 2 further bedrooms on the lower ground floor and double bedroom with ensuite shower facilities and also a quiet single bedroom. There is a side door way giving access to a paved rear courtyard area with table / chairs and BBQ facilities. Wi-fi and TV. There is also 'free' on street car parking nearby, rare for such a central location! You'll have exclusive use of this main door ground and lower ground apartment and access to the rear garden area. One set of keys per bedroom is provided. Neighbourhood A perfect spot in a highly sought after residential area, which is ideally located for visits to the Old Town, Arthur’s Seat / Holyrood Park and the Royal Commonwealth Pool. The nearby Cameron Toll shopping centre has a large 'Sainbury Superstore' and the apartment is within 25-30 mins walk from the Old Town (using google walking directions). For those who prefer, it is on a very regular bus service into town (along Dalkeith Road, 10-15 mins journey time). Restaurants There is of course 'Prestonfield House', a 5 star hotel with fine dining and sumptuous cream teas (within 5 minutes walk). Within 10-15 mins walk are many restaurants, my choices would be The Apiary, Hanedan (Turkish), Dicks at Summerhall Place, Blonde and Los Argentinos (Steakhouse). There's also a nice pub called 'The Salisbury Arms' opposite the Royal Commonwealth Pool and only 5 mins walk away. There's a lot to choose from close at hand! Getting around A 10 minute walk into Holyrood Park / Arthurs Seat, 25-30 walk into Edinburgh's Old Town or on very regular bus service into Edinburgh City Centre (along Dalkeith Road). You can also park your car 'for free' on nearby streets, a rarity in central Edinburgh, so saving you around £25 per day on charges. Hospitality This apartment is professionally managed by Jason,and Kathryn of 'Guest Lets Ltd.' and one of our hospitality team will meet you on your arrival with keys and provide any advice and support during your stay. --------------------------------------------------------------- GENERAL INFORMATION Check-in is after 3PM Check-Out before11AM please (our cleaner arrives at 11am). All guests will find a welcome pack detailing all the features, wifi code and workings of the apartment. RULES OF THE APARTMENT a) None of the Guests or anyone else permitted in the Apartment by the Guest shall cause a nuisance or disturbance to other residents or neighbours. More specifically, any noise (whether music or otherwise) should be kept to a minimum and confined to the apartment itself. This is further defined by a quiet time which is designated between the hours of 11pm and 8am. Gatherings of more than 10 persons (max) are not permitted at this apartment. b) Smoking is NOT permitted anywhere in the apartment. c) Pets are NOT allowed. d) Guests should immediately inform the Host of any defects of which they become aware. The Host will use their best efforts to correct any defects as soon as practical. e) We ask guests to treat the apartment with respect, to wash up all pots / pans, dishes, etc. and place all rubbish in the black bags provided and then place them in the designated waste containers provided. f) Furniture and household items are not to be moved around in the apartment. g) No feminine hygiene products may be flushed down the toilets and any blockages caused by this will be paid for by the Guest. h) No fixtures, fittings or contents are to be removed from the Flat. i) Appliances are only to be used for their intended purposes j) Except for fair wear and tear, the apartment and its contents are to be left in the same condition and place as they were found. k) Any used cutlery, crockery and cooking utensils are to be washed and returned to their storage location. l) No obstructions are to be left in any of the Building common parts. m) No dangerous or hazardous goods or materials or anything which may be or become a nuisance or injurious or cause damage to the owners or occupiers of any adjacent or neighbouring premises, is permitted in the Flat or Building. n) No smoke, grit or noxious or offensive emissions are to be made from the Flat, nor any deleterious matter caused or permitted to enter the drains serving any the Flat. o) The number of guests is limited to 5 persons maximum. p) The Host or their agent are not responsible for any loss, injury or damage to any Guest or their property, howsoever caused, arising in any manner out of the let of the apartment or use of the Building facilities. q) The Guests shall allow the Host or their agent access to the property for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner.

This is a very nice flat. The hall, lounge, bathroom and kitchen are all very good. Perhaps a little cluttered. We did have an issue with the TVs not working, one was fixed after a few days (we were offered a nominal refund). One or two niggles though: The hot water ran out after two showers every morning and was set not to come on again until the evening. There was a piece of tape covering the immersion heater switch to discourage its use. There were instructions as to where to find a change of bed linen and towels (we were there for 2 weeks) but there were signs all over it saying 'owner's personal items do not use'. The freezer was full of owners' food so we only had use of one drawer. The instructions for disposing of waste and recycling were conflicting. A sticker inside the front door agreed with the information folder but there was a third notice behind the kitchen door suggesting we should take rubbish about 300yds around the corner to the communal bins on the main road so as not the leave the problem for the next guests (!) We only saw this towards the end, when we'd already put the bins out and had them emptied on the correct days. We thought this was unreasonable so we followed the other two instructions. Now the basement. Both rooms were adequate and well furnished, but there was a strong smell of damp. We turned the central heating up to try and warm the place through and circulate the air, but the smell remained. It wasn't terrible but it was there. Apart from the tribe of woodlice, I don't think anyone had been down there for a while. We were told on arrival that there was tape over the switch outside the en suite, which was clearly for the heated towel rail (there were no other switches to turn it on) because there was some problem. If we'd been able to use this it may have helped to clear the smell. The property manager was helpful with our TV problems, though the length of time we were waiting for the repair man meant there was a temporary key safe with the keys to the property in it, outside the door locked to the railings, for much of our stay, which was a little uncomfortable. We hired a car and, as advertised, parking was not really a problem. The folder suggested we shouldn't park in the 'resident's only' bays but in fact there's only a restriction for a couple of hours each morning. On balance, the positives outweighed the negatives and we enjoyed our stay and its convenient location. We'd consider it again, certainly.

Our family of 5 stayed here and found it quite spacious and comfortable. It was a quiet location, away from the tourist areas. The walk to the Royal Mile is about exactly 30 min but there are some nice restaurants and a commercial area about a 10 min walk away. Definitely a fair bit of walking but was fine for us. Also close to Arthur’s Seat. One of the best stocked kitchens I’ve come across. An easy 5 star rating for me to give.

What a wonderful few days in Edinburgh we had! This property is comfortable, stylish, large and convenient! We walked everywhere from here...Royal Mile, parks, bookstores, food...all within walking distance. Then back to a comfortable, bright, cozy "home". Will definitely return to the UK and would love to be able to stay here once again. Reservations and check-in where extremely smooth and owner checked in regularly and answered all questions quickly. A+ all around!
