We enjoyed our stay at Edgewater but we feel it could have been better/cleaner. We felt like our condo wasn’t deep cleaned before our stay. Sand was all over floors even in our beds/ on the sheets. We swept all the floors when we first arrived. Kitchen needs updates and cabinets are dated. Living room needs more seating. It only seats 5-6 people. King room spare bedroom toilet doesn’t flush correctly.

Noted food under couch it was ok we just cleaned it all prior to our stay. Need some hangers on things to hand towels or wet swim suites on after showering. Overall very pleased.

It was a wonderful condo with a lot of space that fit our immediate family, one set of grandparents and a great grand parent with plenty of space. The location was amazing due to being able to walk right out to the beach, they had an amazing splash and multiple pools that we enjoyed and they had activities every night for families,I'm not sure if the activities are seasonal or all year long so I'd ask if that is what you're looking for. Overall our family had an amazing time and we are definitely coming back and hopefully we'll be able to rent out the condo again!

A lot of outdated abinetry and broken cabinet doors in all of the bathrooms and kitchen. Refrigerator had broken shelves tiles in the ceiling were falling out washer and dryer very poor shape rusted doors. Broken chairs on the balcony handrails were bent and screwed back together very unsafe for children.

This is an older property with definite signs of wear in the room and furniture so don’t expect a 5 star experience. However, the room location exceeds expectations with a magnificent view of the beach, pools and sunsets.

The condo being in the 4th floor was perfect! We could see the pool, and beach with the biggest wrap around balcony! The decor and rooms were as seen in pictures. The celings and kitchen were outdated but didnt effect the condo. The toaster and microwave could be updated! Overall it was great and would return again!

I love the property. I did not like that I had not been told that they were having the Ironman competition there and I paid $90 to park to be told that my parking lot was closed. We usually vacay in May and Oct. so it isn't so crowded but the Ironman being there made it very crowded.

We had a few slight issues before heading to our destination but Emerald Coast helped us out with all of the issues with the previous property we had rented and found a place that was just as great with all the same amenities. Great communication and place to stay!

The property was great! Larger than my house. For me, the mom, it is just as important with what’s in the cabinet. Sleeps up to 10 and there were 3 butter knives and 4 spoons. I washed dishes by hand daily. One lid for all the kettles and the larger (medium ) pan was a waste of space, burn and stick. We were there a month with family coming in for different weeks, eating out every night was not what we do. One last thing was only having seating for 5 at most in living room. For me there is no place like home!😊

There is so much cleaning that needs done. The backsplash in the kitchen looks like it hasn’t been cleaned in over 6 months, the majority of the cooking pans had months of buildup on them, only 2 usable pans out of at least 10, the cabinet that the pans were stored in was also in need of cleaning. All the utensils were dirty and needed to be cleaned before use. All three of the bathrooms could use some be scrubbing, mold growing in corners in/on/around tub, all 3 tubs had permanent black stains in the bottom as well as rotting tub drains, no tub stoppers for taking a bath. The floors were dirty and needed swept. I would have done it myself but no broom in site. Also they don’t provide any extra trash bags, toilet paper, paper towels nor laundry soaps or dish soap. They provide one of each so it is up to you to you to pick up more. There also is a huge crack in the living room ceiling. Was afraid the upstairs room would come crashing down on us. The screen door fell off and the maintenance man was unable to fix. The internet login information that I was given was incorrect called for help and was told they would send someone but that took another phone call and 3 days. Eventually I was able to contact the internet provider myself and get it resolved so I could finish work on my computer. This place could be so nice if someone just puts in some elbow grease and does a deep cleaning.

All the other reviews (and this on) are spot on. Be cautious on spending your money for a crap vacation. I too contacted property management after reading a recent review. I was assured everything would be fine, but I was still nervous entering the room. It smelled clean upon entry, but it was all a fake. The floors are NASTY! Like turn your feet black nasty. There is NO ice maker, so we were buying ice all week. The fridge does not run efficiently what so ever. We had the luxury of only ONE working elevator for the week we stayed. The tubs and toilets were distrusting, and they haven’t been cleaned in quite a while. Every faucet in the whole condo leaks. There is a huge crack in the ceiling in the living room. Definitely a lack of furniture on the balcony, which is a shame since the views are amazing. The janky repair job to the railing was quite scary. By the end of the week, the disposal and toilets started to back up, which made the condo smell like a locker room. I am truly not one to write bad reviews, but this company needs to give this condo some TLC. I hate that our family vacation was not what it should have been.

After reading recent previous reviews about the cleanliness of the property, I reached out with concerns a few days before we were set to arrive(7/23/22). I was assured that “the condo is an older condo, but it will be clean”. Well, it wasn’t. There were chips on the living room rug, sand/trash all over the floors, and sand in the sheets and on the couch. I called and someone came up to re-clean the condo. She was wonderful and did a great job, but makes me believe the condo was never cleaned in the first place before we arrived. The ice maker doesn’t work, so we had to buy bags of ice all week. Dryer takes 2-3 cycles to dry, and master bathroom sink and bathtub hold water. By the time we left the kitchen sink and dishwasher were holding water as well. Not exactly things you want to walk in to after traveling all day and are ready to relax and enjoy your vacation. The views were great, but not great enough to stay again.

Check in time was 4:00pm. We arrived at room after 5, to which we walked into a dirty room. Sheets laying on the floor, nothing had been cleaned, food and trash left from previous renter. We called and they did send housekeeping over and they said the only needed an hour. An hour was not going to get this place cleaned. The fridge didn’t work, wouldn’t keep food cold, we had food to go bad before we left. The washer and dryer are so old the washer has rust all inside, the dryer would have to run 3 times before load of clothes would be dry. Windows we’re all dirty, finger and hand prints all over them. The furniture is also out dated and very uncomfortable. Make sure to bring slippers or wear socks, sand all over the floor and very dirty. This could be a very nice room and for the amount of money we paid, we were very let down. This is a great place right on the beach, but needs a lot of work. During our stay we had people just walk into our room, didn’t knock just walked in said they were here to check our windows and doors and that we should have been told of their visit. We were not. The just walked in and started going into our rooms. We were very unhappy and confused as well. I’m glad we were still in room at the time, otherwise these strangers would have been going through our rooms without us there.

Annual PCB Family Vacation - Attn Needed
I will start with the positives of the location of this condo in Tower 2 on the 4th floor, as it was the best location for beach & pool accessibility. However, the location did not overcome our issues with the cleanliness, maintenance & lack of responsiveness. The condo had not appeared to be cleaned, as there was food, sand and other items in the floor. One of the bedrooms had food and sand in the sheets, so all sheets had to be laundered the first night. There was hair in the bathroom drawers as well. The master tub would not drain & would retain 6-10 inches of water during shower. The ice maker did not work. These are the only items I reported, but there are other issues with the frame on the master bed, sinks not draining, lights out, sliding glass doors had so many finger / hand prints that you could not see out of them. The provided wi-fi network barely worked. I emailed twice, left a voice a mail & called back to finally reach a very polite young lady that apologized for our issue and assured maintenance would address them. Maintenance never came and we received no further contact. I find this to be unacceptable. My family has stayed in various condos at the Edgewater for the last 20 years & this was by far the worst experience with cleanliness and maintenance issues we have experienced.

Awful condo.
The resort was beautiful but the condo was not worth the money! The countertops were dirty when we arrived and the balcony windows had not been cleaned. There were two tiny flat pillows on one of the king size beds. No batteries is the bedroom TV remote. The washer and dryer looked to be very old and the dryer took forever to dry clothes. The entire condo needs a major update. We had our family with 3 cars but only 2 car passes were in the condo. I had to make a trip to the office and was told I had to get a pass through the rental company. This took a half day out of my vacation. Very disappointed. Don't waste your money on this condo.

Our family had a great time while staying at this condo! The location was perfect, close to everything we wanted to visit and great restaurants. The view was AMAZING! We took full advantage of the large balcony. The condo does need some TLC which has been mentioned in other reviews. Only a couple of the sliding doors could actually open but we did see maintenance replacing other condos sliding doors so maybe that issue would be solved soon. There were some other small issues with the condos appearance/function but nothing that would stop us from staying again. Overall we loved our stay.

The unit itself could be spruced up a bit and it looks like it has been started to some extent. The new flooring and paint look great. The sliding doors were basically unusable except for the ones located off the dining room. The gaps in the other doors were visible and with the high winds during our stay, the howling of the wind sometimes made conversations hard to hear. The doors/windows all need to be replaced. With a few more upgrades this unit will be spectacular. We didn't have any internet during our stay, which was frustrating. The location was great, the beach was beautiful and we had a wonderful family vacation.

Loved the location and condo in general. The security was a great thing to see. Beds were very comfortable. There were several downsides though. Before renting, I looked at the previous reviews. Seeing some concerns, I emailed to see what if anything was done to correct the issues. I was told the condo went through a renovation during the down season, everything was fixed. Upon arriving and after inspecting things, those things hadn’t been addressed. I emailed again stating that the balcony railings were still broke and made terrible noise during the wind. We ended up taking a bag and tape to try to keep it quiet. One door facing the south was VERY hard to open. We didn’t use it. The other door was completely broken! Frame was not even in. I could tell that there has been duct tape in it because the glue was still on the glass. Not useable. After emailing again, I was told it would be passed to maintenance. Never heard anymore. I did take pictures so I wouldn’t be held responsible and told them I could supply therm if needed. Thankfully the dining room door was operable. The master bath faucet leaked constantly. If the shower curtain wasn’t closed completely the water got all over the floor. There were ceiling tiles not set so you could see up there. There was a bow and crack in the living room ceiling. The knob for the dining room light was missing also. The condo wasn’t thoroughly cleaned. While sweeping the kitchen, I picked up broken glass, fronts of cabinets weren’t clean, and I didn’t clean under the master bed but some sort of bag and a lot of dust was under there. These things didn’t stop us from enjoying our time with family and friends.

Beautiful views!!!
We really enjoyed our stay. The view was so breathtaking, you didn’t even have to get on the beach to enjoy the ocean, the waves, the birds…everything! The place was very clean. Loved the fact that 2 bedrooms had ocean views, private bathrooms as well. The only things that were inconvenient were, the lack of kitchen towels and washcloths, and limited kitchen items. Also, we had to wait a day for internet and cable and stay there until the guy came to fix those issues. T.v. In one of the bedrooms never did work. Not a deal breaker for us. Would definitely stay again!

This wasn't where we were supposed to stay, but at the last minute we were told our place at edgewater wasn't going to be available. The Majestic was suggested and I'm glad it was available. It could use some updates, but overall a great stay.
