Nestled in Florence, this charming condo for $429 per night is a great option for your next break. Residenza Oltrarno, is on the first floor of a beautiful old building, where you will have a lot of space and comfort that meet the needs of those who want to feel at home while traveling. The apartment is located just outside the city ZTL (limited traffic area) 500 meters from the historic center of Florence and can accommodate up to 10 people. Residenza Oltrarno is composed of a large entrance hall with a corridor, a large dining room, a spacious kitchen, three bedrooms (all with air conditioning and heating, which can be controlled independently), 2 independent bathrooms. The rooms are very quiet because they are equipped with double glazing and double windows that guard the secret of true rest and are: the San Frediano Room which has a double bed and two single beds, the Santo Spirito Room (with a small terrace) and the San Niccolò Room (with a small patio) each with a double bed and a single bed. Each network and mattress are of orthopedic quality. The two bathrooms are: the green bathroom, equipped with a bath that can also be used for a shower. The pink bathroom, equipped with a large shower with aids for disabled and / or elderly people. The living area consists of two rooms in one and which are respectively: a dining room, with an oval table where up to 10 people can take a seat (stretching it to organize wonderful dinners with friends or family) and a lounge where you can spend happy moments, on a comfortable three-seater sofa also taking advantage of chairs and armchairs, in front of the TV or simply enjoying a coffee, a drink or a good read. The living area is also surrounded by a tarrazzo (with table and chairs) overlooking the adjacent square. The large kitchen is obviously equipped with all the tools and equipment necessary to prepare lunches and dinners.

I stayed 6 nights with my family in Florence at this apartment. We had a wonderful time and the place was the perfect size for my family. Lots of room to sit and talk. The kitchen was well stocked and had everything we needed. The supermarket is close by. The apartment is a little bit of a walk to some of the tourist areas of Florence, but we all enjoyed walking through the city. Fillippo was VERY accommodating and super helpful, which was much appreciated. He ordered 3 different cabs for us on our departure day as some people were leaving at different times. Also, he let us store our luggage during the day, so the group that was leaving later in the day didn't have to carry their luggage around in the city. I would definitely recommend staying at Residenza Oltrarno!

Filippo’s home and Filippo as a host combined to make this one of my best VRBO/vacation rental home experiences. The apartment is specious and homey, and has everything you need to spread out and get comfortable. Each on of the 3 bedrooms is spacious and two bathrooms make it easy for a family to get ready in the morning. Filippo is gracious and attentive. When we lost power for a little bit (entire building, no fault of the owner), Filippo responded immediately, looked into the situation, and followed up until it was resolved. Filippo provided pre-paid parking passes, that allowed us to park within a block for only €10/day. Great neighborhood, that’s busy and lively, with everything you need within a 5-10 minute walk, and the Duomo is about 20-25 minute walk. Just a great stay all around.

Amazingly helpful host! Gave us a complete check in of the premises as well as ideas for enjoying the beautiful city of Florence. Our accommodations were very clean, comfortable, and fully stocked with everything we needed. We couldn’t more highly recommend!!

Filippo was the most gracious host. He treated us as if we were family. The apartment was huge and immaculate. This apartment met beyond our expectations. A great location. Able to pick up a bus to take us to a the main center of Florence. A wonderful cafe just across the street was so convenient, as well as the many restaurants within a walking distance. We would have stayed here again on our way back from the Amalfi Coast but it was booked as you’d expect it to be. A great spot in the evening to enjoy wine overlooking Gardens in the back and the street in the front. I recommend this apartment and Filippo, our knowledgeable and helpful host 150%!

A feeling of neighborhood in busy Florence, we were delighted with our stay. The location was a 20-30 minute walk or taxi ride to all sights, with a convenient grocery store right down the street.

This apartment is lovely and well equipped. The traffic noise was noticeable in the roadside bedrooms but it didn't bother us that much. Filippo was very informative and helpful and gave us many good suggestions. Though the location was a bit removed from major tourist attractions, those who don't mind walking will find it satisfactory. We had a lovely stay.

The apartment was spacious enough for 8 people but it was only two of us - enough space for my mother and me to get along.
I gave the Location 4 stars only because walk to town was a bit much for my mother (she is 83) and the taxi situation in Florence was bizarre and frustrating. Sometimes it took several calls and some taxis never showed.
Fortunately, the heroes of the story were Filippo and his wife Donatella. They both personally went above and beyond to help us throughout our stay. Filippo even came and picked us up a couple of times when we needed a ride.
When we checked in I told Filippo I was in some pain and later that day Donatella (she is a nurse) came over with some medication for me to save my trip. And Filippo brought me to his chiropractor. I'm sure we were "special needs" clients but this is the kind of people they were, wanting to make sure our stay was good!
Thank you very much for what both of you did for us, we would have felt completely on our own without you.

Filippo is an attentive and available host. We were a group of 6 adults and were very comfortable in the apartment. The two balconies were perfect for morning coffee or evening drinks!

First thing we have to say is no one has ever has made their guests feel more at home. (Fillip) Filippo Della Rocca. The apartment was beautiful and a amazing real feel of Italy. Fillip is passionate about his city and shared a lot of information on what sights to see and where to eat. He also arranged a cab on many occasions. Very spacious residence. This was an absolutely breathtaking apartment inside. Our host was the most welcoming generous person. Very very very communicative suggested over 10 to 15 wonderful places to visit and eat. Looking forward to my next stay already!!

The apartment of Residenz Oltrarno was better then we expected. We had a group of eight people staying there and never did we find it too crowded as the apartment is very spacious. The sites of Florence are within easy walking distance. It’s hard to express how pleased we were with our stay. Our host Filippo was fantastic. He shared great insights into his city, Firenze, which he obviously loves and now we do. If we are ever back in this beautiful city I know where we will stay.

My family loved our stay at Residenza Oltrarno. Firstly the apartment was huge and gave us so much room to relax and spread out. Having two bathrooms is rare but so convenient since we were 3 adults and 2 children. My mother loved the outdoor seating areas and the convenience of a grocery store within walking distance. My husband had a few days of work and could easily use the living room for zoom meetings while we all gathered in the kitchen. The kids loved the playground across the street and felt super cool they got to go by themselves (we could see them from the balcony!) The old city of Florence is a pleasant 30 minute walk and it was really easy to get around. We saw so much on the way we started planning our next visit when we could spend more time exploring. Our host Fillipo gave us a wonderful intro to the apartment and the city. He pointed out so many attractions we wanted to see marking them on a map for us. By the end of our trip, our map was tattered and torn but we're keeping it for when we come back. The whole family enjoyed our stay and can't wait to come back.

We stayed 5 nights in Filippo's lovely 1st floor city apartment, in a 1930s multipurpose building (both residences and offices) w/super tall ceilings & a broad winding staircase.We needed access to our car almost daily & happily found street parking on same block or within a block or two for which Filippo provided parking cards (10euro/day).The apt itself as depicted-with the living room and dining room furnished with lovely old world, classic pieces and comfortable couches.Very clean!Fully equipped kitchen (but we didn't really cook) - only made coffee in the morning.AC only in the three BRs-needed as it was in the 90s daily. Thus,LR and DR too hot to really enjoy (bc if opened the terrace doors, mosquitos arrived) but that is Firenze in July! Beds and linens/towels average. Bonus was washing machine in a bathroom (complete with soap) and laundry line off the kitchen terrace for air drying & we did do laundry-convenient!There are multiple terraces off the living room and bedroom and one night we had our prosecco out there before dinner(watched pedestrians and cars driving by-this IS a City apt!)- but very nice memory. 2 min walk to a grocery store!The only real downside was the long, and thus, sweaty,walk to old City Center/Duomo (25-30 mins total) depending on how fast you "stroll". Keep this in mind if it's summer!Once we were "out" for the day, we didn't return b/c of the distance.But great dinner places ez walking nearby suggested by Filippo! Overall 4 or 4.5/5! Ciao!

Charming, slightly dated, but very large and clean apartment, about a 20 min, very easy, straight, safe walk to main attractions (Uffizi, Duomo etc). All the amenities are present in the apartment, and lots of restaurants on the walk to the city centre. Filippo is a gracious host who wants you to enjoy the delights of his city, and has lots of recommendations. If hot, bedrooms have good a/c.

Wonderful place, great location, and Fillipo is a great host. He meets you at the apt and explaind everything thoroughly along with great advice on local attractions, cafes, and restaurants. Highly recommended. We stayed at 3 different locations, and this one was by far the best!

Beautiful apartment in Florence with great views right outside of the city. Owner met us upon arrival and was so kind and helped with our luggage and went over everything we needed to know regarding our stay. He got back to us so quickly regarding any questions we had and recommendations. The apartment is in such a great location right outside of the center of Florence and walking distance to several historical attractions. If we come back to Florence we will definitely book a return trip to this place.

This 3 bedroom, 2 bath apartment was a comfortable base from which to explore many parts of Florence. The whole apartment was roomy, including the bedrooms. Could easily accommodate a larger family group. Filippo was responsive to our questions & gave us a good overview of the sites around town. We would recommend this apartment to anyone traveling to Florence.

We had a lovely time staying in Filippo's beautiful apartment, it was clean, comfortable and well equipped, much more spacious than we had imagined so plenty of space to spread out. We loved the little balcony off the kitchen for enjoying the sun and the balcony at the front of the apartment to watch the world go by. Filippo is a great host giving us lots of information and while we didn't need him while we were there we knew we could contact him if we did. We walked to the old town several times and jumped in a taxi coming back which were very reasonably priced and also used the bus so getting around was easy. The local supermarket has everything you need to self cater and there are plenty of local bars and restaurants. We would happily recommend the apartment and hopefully will return one day for another taste of wonderful Florence.

Filippo greeted us with such enthusiasm and phenomenal in helping us access sights in city via conversation, maps and sending us info via What's App. Anytime we had a question he would respond immediately. The accommodations are roomy and comfortable with beautiful windows on the East side that open onto patio area and another patio off kitchen for morning coffee. Great location!!!! Easy to access everything via walking or bus. Just a terrific stay. Highly recommend. Thank you Filippio for everything! We have great memories!!

ottimo soggiorno a firenze!
Abbiamo soggiornato per quattro giorni in questo appartamento, eravamo in 10 e ci stavamo comodamente. La sala e le camere sono ampie e ben arredate. La cucina è ben fornita con tutti i tipi di utensili possibili e immaginabili. I bagni sono puliti e forniti di asciugamani, shampoo, balasamo, phon.. ( c'è tutto!) Il proprietario della casa è davvero molto gentile, appena siamo arrivati ci ha dedicato un po' del suo tempo per spiegarci come muoverci a Firenze e cosa visitare. E' stato molto disponibile anche durante il corso della vacanza per fornirci ulteriori informazioni.
La localizzazione della casa è comodissima in quanto in 15 minuti di camminata si raggiunge il centro stroico di Firenze, per chi non volesse camminare ci sono tanti autobus che passano dalla fermata sotto casa e portano in centro.
Consiglio a tutti un soggiorno in questo appartamento!!

L'appartamento è molto grande e si presta bene per compagnie di amici o anche famiglie. È in un'ottima posizione ed è dotato di tutto quello che serve. La mia famiglia ha soggiornato nell'appartamento durante le festività natalizie e tutto è stato perfetto. Inoltre Filippo e Donatella sono molto gentili e disponibili. Ottimi host.
