Located in Austin, this lovely house for £201 per night is a great option for your next vacation. Modern Barn Home with Rooftop Retreat - Professionally Hosted by GuestSpaces Just 3 minutes from Downtown, this spacious home is perfect for large groups wanting to experience all that the city has to offer! Spend your day sightseeing around town then grill on the second floor deck or relax on the rooftop retreat which features turf, sun loungers, covered outdoor seating, and amazing views of the surrounding trees / Downtown Austin. After a day exploring the city, you’ll enjoy coming home to: - plush beds with hotel-quality linens - a cozy open-concept kitchen, dining, and living room - flat-screen TVs with both cable and streaming capabilities - a second story deck with BBQ grill - a rooftop retreat with turf, sun loungers, covered outdoor seating, and views THE HOME The open floor layout on the main level features a spacious kitchen, dining area, and living space. Relax on the oversized couch and watch a movie on the flat-screen TV or prepare dinner in the fully-stocked gourmet kitchen, which has ample granite counter space, brand-new stainless-steel appliances, and restaurant-style cookware! The Master Bedroom is just off the kitchen and has a King size bed and twin trundle. Guests can enjoy the ensuite bathroom which features a walk-in shower. There are 2 additional bedrooms on the main level and 2 on the downstairs level, each with a Queen bed. OUTDOOR AMENITIES Head out the French doors to access the 3-story outdoor space. On the second level you’ll find a table with seating for 6 and a BBQ grill. The third level, your rooftop retreat, is outfitted with turf, sun loungers, and covered outdoor seating overlooking the tree canopy and Downtown skyline. LAYOUT Please note: when you enter the home, small staircases either lead you up to the “main” floor (where you access the deck and staircase leading to the rooftop retreat) or down to the “lower” floor. Bedroom 1 (Main Floor, Primary, Ensuite Bathroom) - King Bed, Twin Day Bed and Twin Trundle - Sleeps 4 Bedroom 2 (Main Floor) - Queen Bed - Sleeps 2 Bedroom 3 (Main Floor) - Queen Bed - Sleeps 2 Bedroom 4 (Lower Floor) - Queen Bed - Sleeps 2 Bedroom 5 (Lower Floor) - Queen Bed - Sleeps 2 Maximum Occupancy: 12 On the main floor, Bedroom 1 (the Primary) has an ensuite bathroom and a guest bathroom is located between Bedrooms 2 and 3. Our property is just minutes to the Frank Erwin Center, the UT Football Stadium and the UT baseball stadium. Up and coming Rainey Street is just a short drive south of our house and is lined with eateries and bars such as the Javalina Bar and Lustre Pearl. The East Side Cafe and other popular eateries on the Manor Restaurant Row are just minutes north of the home. The home was clean and tidy. All the essentials were on site and the supply of coffee was a great touch. i rented the property for a group of friends for the Moto GP weekend and this was a wonderful property for our needs

the layout of the house was perfect, plenty of space! kitchen was loaded with everything we needed in order to cook and the 3rd floor patio was a great feature, definitely spent a lot of time out there!

Our group was in town for a bachelor party and we loved the location. The rooftop setup got a lot of use and it was well kept. We did not cook much at the property but if you do, be sure to take inventory of kitchen tools as we had to improvise a bit. Overall this property worked great for our group!

We stayed for three nights for a Bachelorette trip. The house had ample and comfortable sleeping space for large groups, a great living/dining area that was ideal for our group size, and good bathroom space for getting ready. As a group of late 20-somethings we felt comfortable in the neighborhood and were able to walk to a local coffee shop and also to and from a small strip of bars nearby. Ubers to and from downtown Austin and the airport were affordable and convenient. The biggest downside for us was that the kitchen was very lightly stocked in terms of cooking utensils and cups. We had to get a little creative with utensils to make and eat brunch for everyone. If you aren't looking to cook, then this isn't an issue! Overall it was a great stay and ideal for groups looking for a quiet neighborhood close to Austin hotspots.

The management was easy to communicate with and responsive to any questions. The beds were comfortable and there was plenty of room for 11 adults.
The house itself is ok- definitely a property that's been used by many large groups and the wear and tear shows. The couches need to be replaced and there are some mystery stains on various surfaces.
The neighborhood is questionable and certainly one you shouldn't walk alone at night in. While we didn't have any issues, safety was something we had to keep in mind.

Very convenient spot. House was missing a couple of things that were advertised like outdoor furniture. Most of the Outdoor furniture that was there was worn. Ice machine did not work but owner came by and gave us ice bags quickly. Overall still a good experience.

The location is great! Kitchen was well supplied, bedrooms were nice.
The bathrooms need fixing. Our toilet was not firm on the floor (not caulked properly) which made the toilet move from side to side and can cause major issues. The showers leaked even after use (we tried everything to get it to stop dripping). A few roaches were found upstairs. The patio was nice, but 3-4 chairs were ripped and not usable. The patio furniture upstairs was not listed as advertised and just metal furniture. We rented this place for the outside patios and furniture so this was very disappointing.
In my opinion, it is not worth the price we paid for 5 days as everything that was advertised as top knotch was more your bargain dollar store experience.

The location is great! Kitchen was well supplied, bedrooms were nice.
The bathrooms need fixing. Our toilet was not firm on the floor (not caulked properly) which made the toilet move from side to side and can cause major issues. The showers leaked even after use (we tried everything to get it to stop dripping). A few roaches were found upstairs. The patio was nice, but 3-4 chairs were ripped and not usable. The patio furniture upstairs was not listed as advertised and just metal furniture. We rented this place for the outside patios and furniture so this was very disappointing.
In my opinion, it is not worth the price we paid for 5 days as everything that was advertised as top knotch was more your bargain dollar store experience.

We read some of the reviews about issues with the cleanliness of the house and assumed they were isolated events, but unfortunately we were wrong and very disappointed, especially considering additional cleaning was supposedly occurring because of COVID. Floors were sticky, one of the toilets were not clean, there was mold on the patio furniture, etc. We also had issues with some of the fixtures and furniture - several doorknobs kept falling off, temperature control in one of the showers was not working correctly, one of the dining table chairs were broken and unusable, and slats under one of the beds kept falling and making the mattress fall down. Also the picture of the cornhole set is outdated as the one there now is completely weathered, broken and unusable. The house is in a good location close to many restaurants and sites, but it isn't the best neighborhood - we had someone come to the house twice in one evening asking for money. Overall we had a good time because of the friends we were with, but I would have expected the standards to be higher for the price we paid. Unfortunately we cannot recommend this property.

Amazing Customer Service
Prior to coming I asked the rental company a million questions about the property and they were very responsive and helpful. During our stay we had an issue with our luggage stashing location and the house rental company was extremely accommodating and available when needed.

Perfect for guys trip
This place was awesome! The roof top deck was perfect for hanging out while everyone nursed their hangovers from the day before and we could get to all the fun spots with a quick Uber ride.

The property itself is very nice. Mattresses in the bedrooms could be more comfortable. The neighborhood is in the process of developing but not quite there . Distance from town is only 5 minutes when you are driving and it’s not rush hour, which seems to be all day.

Owner was very responsive and answered all my questions. House was exactly as advertised. Everyone had a great room and the dining area was the main social area.

Decent house for large group
This property is well equipped to house a larger group - we had 10 people in all and everyone slept comfortably without having to utilize a pull out couch, blow up air mattress or the dreaded bunk beds. House was close to all popular East Austin hangs however the area was a bit sketchy and wouldn't suggest walking - only about a $6 Uber so that wasn't an issue.
My only complaint was the check in process. The email I received with the door code didn't work when we arrived. They claimed another email with a different, updated code had been sent but I had no record of this. Thankfully the office was still open when I called otherwise I'm not sure how we would have gotten into the house.

Spacious and Modern, Great Location!
This five bedroom, three bathroom, two level house was perfect for our group of five colleagues traveling together for work. Each person had plenty of space and privacy. We spent a lot of time in the open concept kitchen and living room, gathered around the kitchen island. We had people over for dinner both nights and there was plenty of room for people to spread out. The home itself is lovely, with great finishes and furniture. The bathrooms are pretty and it's well appointed with other things like a 2-car driveway and a washer and dryer. It was clean enough, but a little worn here and there. The walls and baseboards were noticeably dinged and scuffed, patio furniture a bit rickety, and the upstairs guest shower handle was loose and came off. The kitchen was well appointed with anything needed -- coffee pot, knives, pots/pans, crockpot, wine glasses, etc. I would for sure stay here again!

Hair balls and dead bugs on floor
Cons: When we first arrived to the property, we looked around and saw hair balls from the previous renters and large dead bugs in the middle of walkways. Did the cleaning crew not come before we arrived? Also, the refrigerator water comes out extremely slow so we had to make an extra trip to the store to grab more bottled water.
Pros: large open space for our group!

Fun in Austin
Communication with Kevin the property manager was quick and easy. The house was clean. We had some issues with the AC but eventually it kicked in and we ended up having a great stay. Would recommend!

Nice house, great location
Nice house in a great location. Everything very close by and easy access to 6th, Rainey and UT campus. House has several common areas and is great for hanging out in. Rooftop deck is a huge bonus.

Amazing home!!
This house was perfect for our group of 14. The house was immaculately cleaned. The rooms were very comfortable and the outdoor rooftop deck was the best part. The house is also in a perfect location. It's walkable restaurants and bars as well as right by downtown and Rainey St. The Guestspaces management team was very quick to respond to all of our questions and even gave us an earlier check in and late check out. We'll definitely stay at this property again and would not hesitate to recommend it to future visitors.
