This studio condo sleeps 4 with a queen sleeper sofa and queen Murphy bed. It features an updated kitchen and private laundry. It is located in Breckenridge near Main Street so you're close to shopping, restaurants and festivities. Plus, you're close to the lifts. Guests can also enjoy easy access to Copper Mountain, Vail, Keystone, and Arapahoe Basin by car or public transportation. The complex offers many amenities including a pool, hot tubs, a sauna, and more. The studio features a 4K Smart TV mounted above a gas fireplace and a queen-sized sleeper sofa. There is a queen-sized Murphy bed off to the side that can be pulled down at night. The homeowner upgraded to a new hybrid mattress September 2019. Additional sheets and blankets are in a closet. The homeowner has also provided a DVD player and a selection of DVDs, books and games for your enjoyment. Just off the living area is the private patio with access to the whole courtyard. For extra comfort black out drapes have been installed. The full-sized kitchen is stocked with all the essential cookware and tableware to cook a meal away from home and features stainless steel appliances and granite countertops. The dining area comfortably seats four with three additional seats at the breakfast bar. The guest bathroom is near the entryway and features a single sink vanity with a granite countertop and a shower/tub combination. It is stocked with towels and an initial supply of toiletries. There is also washer and dryer near the entryway in a closet. Laundry detergent has been provided for your convenience. Excellent location! Steps from Main Street and also directly across from ski into town trail, which makes leaving the mountain at the end of the day a breeze. Property staff was friendly and welcoming. Easy check in and out process.

The location and the overall experience was incredible! The unit was perfect for our needs, but a few, inexpensive updates could make this unit so much better. The "beds" need new mattresses as they sink towards the middle and are just worn out. An addition of pool towels (or even a few more bath towels) would eliminate the need to wash towels daily (albeit in the in-suite ammenities). However, we didn't spend much time indoors and the location definitely offset the need for a few, minor updates.

- We rented the condo for 4 nights. After driving for hours, we found out the I-70 was closed and there was no way to get to Breckenridge. We had had return to Denver and pay for a hotel- The following day, we were able to make after hours of bumper to bumper traffic.- The instructions for checking in were very lengthy and confusing; it took us several phone calls and about 45 minutes to get the keys from a lockbox. We finally got help from a person at the front desk- When we got in; we didn’t have the parking permit that was supposed to be inside. I had to call again, and was told it would be delivered to the front desk- When checking out at 7:30 am, once again we couldn’t open the lockbox to leave the keys; so we left them at the front desk and notified the management immediately- Next thing we know, we got charged and extra $100 for missing keys and cleaning fee because there was some spilled soda in the fridge; even though we cleaned every dish, folded and put away every sheet and blanket- I contacted management about the extra fee but they did not reconsider at all- Avoid this rental as much as possible! Not worth it!

This is the second time we have stayed at the River Mountain Lodge. This condo is in the perfect location (near the hot tub)!

We loved the free heated garage but we only took the car out once to the market. This location was perfect to ski out and back to front door at end of day and for a beautiful evening stroll to many amazing downtown restaurants at night. We hope to return every year at Xmas from now on

This was the prefect spot for our first visit to Breckenridge. The room was comfortable and well equipped. Within a 5-10 minute walk from restaurants, pubs, and shops. Literally dozens of hiking trails within a 15 minute drive. Would definitely stay here again.

Check in was a bit difficult with the lockboxes. Once in the room I tried to put a fan in the window and the screens fell out, reached out to management and no one ever showed up, came back from a day out and the screen was in the courtyard (total safety issue). Carpet could use a good scrubbing and keys were deactivated the day before check out

Check in was problematic. There was an iron, and no ironing board. The unit was extremely warm when I arrived (mid-summer) A garage/workshop fan was available in the closet, which was quite loud. The flooring needs cleaning or updating. The sound of everyone's balconies and pool did not quiet down after 10pm.

We didn’t want to pay an arm and a leg, and happened to stumble across this rental and glad we did. Great for a small family (2 adults and 6/8 year old kids. The main town street is literally a stone’s throw away from the resort. Also there are two arcades right across the river, which worked out great for our boys. Walked to a few trails in Breck, no need to drive. The rental was clean, about 50 feet to the pool/hot tub and had everything we needed. If you’re looking to cook while you’re there, bring along some spices but they had S&P there. Also recommend to stop by Walmart in Frisco, as the groceries in Breck can be a pricey! All in all, we are extremely pleased with the rental and looking forward to staying here again.

Great location central to everything. Unit and facility were ok. Check in was challenging due to key procedures and equipment. Needs maintenance - bathroom sink completely clogged, carpet has fully served it’s purpose, and bed placement makes movement too tight.

Room is in very convenient location. When we arrived the parking pass was not in the room. We called management and they said they would have one delivered to the room. Pass was never delivered and we ended up having the front desk write us a temporary one. The room is small but manageable with the Murphy bed, however the Murphy bed did not fold up all of the way. It protruded quite a bit causing us to try and barricade it so that it didn't flop down unexpectedly. Large sections of the carpet did not appear to have been vacuumed. The vacuum in the room puffed out a large puff of dust when I tried to vacuum using the vacuum in the room. The kitchen and laundry worked without issue. Front Desk staff was courteous and helpful.

The primary attraction of this property is the location: it is right at the base of mountain...walk to the gondola in the morning, and ski off in the afternoon. It’s also one block from Breck’s awesome downtown. Superb location! The building is decent with some nice amenities. It’s certainly nice to have dedicated, underground parking, for example. It does show its age; this will not be mistaken for a 5-star hotel.Before I comment on the unit itself, I will acknowledge that it was very reasonably-priced, especially for the superb location, and we had relatively modest expectations. Pros: clean, very quiet, ample kitchen & dining space, high-quality kitchen appliances, decent bathroom, relatively well-stocked (tissue, TP, paper towels, cooking utensils, etc.). Cons: shows it age, the Murphy Bed didn’t fold up into the wall due to the larger size mattress (which was comfortable!) which rendered it silly & useless as it takes up way too much footprint when it’s down; lacking many low-cost furnishings that would make this a more usable unit such as a dresser, a second nightstand, luggage racks, a second towel bar in the bathroom, etc. The owner or manager should give more thought to the question, “how can we make this a nicer experience for our guests?” I would say the same for the building itself, for example in the hot tub area, there are no towel hooks. Small details, but these are things that make a difference and it’s hard to believe that I’m the first person to think of these things. (I hope not!)Overall, the excellent location and reasonable price outweighed the irritations I noted above. We WOULD stay again, keeping our expectations in check.

Overall, the unit and its’ location is excellent. My companion said the bed (and pillows) was the most comfortable mattress ever slept on. My complaints, if I was to call it that, is:
•Don’t scrimp on cheap paper towels and cheap toilet paper. One WILL use twice as much of the cheaper variety to the do the same “job” as a thicker version.
•The fan doesn’t work
•There isn’t a flat spatula to flip eggs

Really great location right for skiing, enjoying the town, and hitting the hot tub. It's a soft bed like others said, but I didn't have a problem. Well stocked kitchen for all of my needs. 4 o'clock ski run ends right across the street and lots of bus options if you don't want to walk to the gondola in the morning.

The main bed is a fold away bed that wouldn’t close properly so it took up most of the main space and was a constant trip hazard, not to mention the worst possible mattress to sleep on that I’ve ever had to use! We will definitely not be staying here ever again

Bed was too soft, and woke up the first two mornings with a very sore back. Slept on cushions on the floor the last night, and felt much better.Blinds did not work, and I had to turn each louver individually. The thermostat did not appear to work, and the room was cold. Lockbox was confusing to figure out late at night in a dark hallway. I finally got it, thank goodness. Need a better system.

Pictures make it look like it's spacious for a studio but it is definitely not! It states that it sleeps 4 but it does not! There was a murphy bed that couldn't be put away because it had the wrong mattress on it. The mattress was HORRIBLE! As we're the pillows. The Sofa was uncomfortable to sit on, you can feel the metal bars from the sleeper part that was underneath. The sofa was listed as a queen pull out but was broken. There was a note taped to the area that you pull out saying "BROKEN DO NOT USE :( Thank you". I called the management company, Summer County Mountain Retreats, to let them know what they got us into and general Manager, Brandon, stated that they knew about the problem and would bring over a queen size inflatable mattress so the 4 of us can all have something to sleep on. They ended up bringing a twin. The carpet was filthy. Appliances were new, so there's that. Btw, Don't use Summit County Mountain Retreat to book anything!! Worst management company I've ever come across!!

This room was just what we wanted. It was quiet and quaint. The room has everything we needed. The location was prime. Quick 3 min walk to main st. Only complaint, If you want to call it that is Murphy bed is not cozy. Kind of lumpy and you’ll sink towards the middle if you are sleeping with another person. But I feel like that is just personal preference. I would recommend this wonderful room to anyone wanting to plan a stay at Breckenridge

It was a beautiful place to stay. The location was PERFECT. but the Murphy bed was so uncomfortable and hard to sleep with my husband in. The pull out couch ended up being broken and it made it uncomfortable to sit on. But the kitchen is amazing and I cannot get over the location. Would stay again.

No keys in lockbox so took a while to get inside. Broken window shades. broken floor lamp, living area and bed looked shabby and unclean. Furniture in disarray. Could not use closet as there was an entire nasty looking mattress shoved inside that took up all of the space. No help from property management. Do not stay in 113W River Mtn Lodge.

Location was great. Staff was friendly.
HOWEVER, there was a leakage issue. The carpet was TOTALLY SOAKING WET in part of the living room. A maintenance guy came at vacuumed up FIVE GALLONS of water out of the carpet.....and it got wetter still. BIG PROBLEM. Also, the murphy bed didn't raise into the wall, so it dominated the room. INCONVENIENT.

Although the property had a very convenient location, there four maintenance issues plus two additional issues that caused us to rate this property less favorable. The carpet was wet which caused it uncomfortable to walk in bare feet (We reported the wet carpet to maintenance and they said they were aware of the problem). In addition, the carpet had soiled areas and rust stains. One of the windows would not lock and therefore we felt we had to lock our valuables in the trunk of our car when we were gone. We reported this problem, but maintenance did not show up to fix the window. There was just a general worn appearance that spoke of infrequent maintenance. In addition to those four maintenance issues, the Murphy bed was very inconvenient as it protruded into the room. It could have been pushed back to provide more space. The second additional issue was that the parking passes were not by the door as described, which led to delays in trying to find them and park.

Had a water leak in the living room. When I called about it there was confusion about who would look into it. On site maintenance vs rental company maintenace. At the end, it was on site maintenace that took care of it. By taking care of it , they wanted us to run a loud fan on the effected area which we did-but it was very very loud. Not happy about that.
Who ever rents next be careful of more leaks!

We loved visiting Breckenridge and the location of this place made it even better. Close to everything and even most things were within walking distance. The place was clean and spacious enough for the two of us. It did get hot and thankfully there was a fan but being on the first floor we weren’t comfortable leaving the windows open over night or else it would’ve been cooler. We enjoyed our first time to Breckenridge!
