Everything worked, nice roomy place. Suggest getting a new oven...temperature indicator doesn't work so watch your food!

Great house that slept 8 adults and 7 kids comfortably with room to spare!

We had a great time and it was perfect for our families stay. Beautiful area.

Great place! We loved it. Very clean. Be sure to ask the boyne shuttle if they will be able to take you back after a day at the mountain, because the roads in The Reserve are winding and uphill, and the shuttle was not able to drive in this conditions. Fabulous house.

Great place to relax in between ski adventures with a large group. Kid-friendly and had all the essentials. Owners were super nice and easy to work with and had smooth communications.

We had a wonderful stay even though there wasn't much snow for skiing. We had a problem with the water heater but the owners worked hard to resolve the problem.

We traveled to Boyne for Thanksgiving. Communication with host was clear and host was quick to respond. Check-in was smooth. We had a comfortable stay and would recommend staying here. It was close to avalanche Bay water Park and other attractions.

My cousins and their families all joined for a weekend together. We had a great time and enjoyed walking around the area on the available paths. Also enjoyed a little of Boyne City. The stay coincided with peak fall colors.
The home was great for our needs. Plenty of bedrooms and good area for all of us to hang out together.
Overall, great stay!

We were there for a conference at Boyne Mountain. The property offered a large enough space to accommodate all of our staff members. It was clean and comfortable. The road to get there is a bit tricky in the dark and rain, but i am sure the view and setting were worth it. We arrived and left in darkness, so we were not able to enjoy it. We would stay there again.

The only downside is the long and winding drive to get back in to the property. Everything else was wonderful. Lots of bedrooms and space, and we filled every nook and cranny. I was clean and tidy. The owner was easy to communicate with and she even called me the evening before to give me some last minute info. I would encourage you to bring paper products if you don't want to do a lot of dishes (we have too many kids to want to waste time on that task.) and ask how the Roku works in the bedrooms. We were so busy we didn't need to use it, but out of curiosity I turned it on and the tv didn't come on. I'm sure it was user error, so I'm just encouraging you to ask. The owner was very responsive and kind it will be an easy ask. Oh, and next time we stay there, we'll take time to enjoy the beautiful outside fire pit area! Enjoy your weekend!

This property was a great location and was a great space for all our family. This property needs updating and more cleaning. Just simple things like having all the light bulbs in the main dining area the same, furniture could use some updating....maybe match. The weeds around the house and backyard were bad and should be maintained. There wasn't enough silverware for a house that stated it held 22. The water was brown all weekend so it was hard to use to make coffee, ice, etc. I know this was worked on before we got there but a notice would of been nice. The dishes were very dirty as well. There should also be a way to maintain the temperature in the house. The people in the basement were freezing and the people upstairs were crazy hot. Also, I think with the junk in the garage, there should be no access because it doesn't look that nice for renters to see. Overall it was just an OK stay. For the high $, I wouldn't stay again with the above...

Amazing host and very easy to work with. The house was great for our large group size and the location to Boyne was perfect. We all enjoyed our stay and hope to be back soon!

We really enjoyed the house. It worked very well for my family. The family area was perfect for the grandkids to gather and play together. The kitchen had everything we needed and worked great preparing the meals. The location of the house was perfect with Avalanche Bay just a few minutes away as well as easy drive to Petoskey or Charlevoix. Also, with access to Deer Lake and all its amenities as well as the Boyne golf courses, we had lots of choices of activities. I love the area and we are already talking about doing this again next year here.

We came here for our annual family reunion. 14 of us stayed here with plenty of space to spread out. Everyone had their own space if they needed a minute. The deck and backyard also give some room to escape. There are walking paths all over the place with easy access to the Boyne Mountain Resort. Not all their amenities are included, but we did get to use the beach at Deer Lake and the kayak/canoe signout.
Lots of wineries mearby. Boyne City and Charlevoix aren't far and they have lots to do.
The wifi and TV setups helped with unwinding at the end of the day.
The kitchen was enough toncook for 14 every night with ease. Lots of counter space and room to work.
The owner was easy to get in touch with and was helpful in suggesting things to do and how to make the most of what the house had.
Great all around place for people of all ages.

Layout of home was perfect for our 3 generation family of 13; kids enjoyed the game area. We used the house mostly for sleeping, so didn't utilize all of the other benefits

We enjoyed staying at this home when we were visiting the area to attend a family wedding in East Jordan. The house was very comfortable for our group of 7 couples. Nice walking trails down the street and the Boyne Mt base area is a short drive away.

The location on Boyne Mountain was amazing. Going to the public beach on Deer lake only 5 minutes away was the highlight of our trip.

Worked for the amount of people we had to host for our daughters wedding. Could never get the sound to work on tv in the family room. Had plenty of dishes and other items to cook with for a large group. Had to buy extra dishwasher detergent. Only had 1 packet available on check in and needed more toilet paper. Very quiet and peaceful.

We had a lovely stay with our adult children and grandchildren. They particularly enjoyed Deer Lake beach and Avalanche Bay was a hut. We had plenty of bedrooms and bathrooms in the home and it was helpful to be able to do a couple of loads of laundry.

Heater in the basement plus heater upstairs were not working till we call her around 10.30 pm & than he turned on . That’s very mean on her part . Ground level jacuzzi hot water knob was purposefully turned off . Since 10 am in the morning people were waiting outside to clean the house . Even though check out time was 11.00. She made excuse of rental agreement which we never received so didn’t send passcode to the house till 4.45 pm . So check in was bit hassle too .

The house was great for our group of families to get together for skiing. It was very well set up and very clean. We would definitely suggest it to others.

Pro’s:
- huge house with plenty of space in the kitchen, areas to eat for everyone and great bedroom sizes. Worked great for multiple families due to rooms with 2 double beds and the bunk room.
- play zone: ping pong (however, the paddles were in shambles and need to be replaced), air hockey that converted to a mini pool table and/or bowling table; lots of games
Cons
- the place was tidy but not clean (chips spilled under the bathroom sink, food left in the gym area, bowls that must have been sitting for quite awhile under the cabinets that were dirty and 2 with dead bugs in them, stains on the dining room chairs, stains on bedding).
Suggestion: due to the floorboard heating, it was very dry in the basement. Humidifiers for the bedrooms down there would help.
A note on location: The Reserve sits on the backside of the mountain. if you are looking for exclusivity and privacy, this is it. However, if you are looking for quick access to the lodge, Avalanche Bay or an easy walk to ski-in/ski-out it is not (nor is any house in the Reserve other than the house closest to Kitz Cabin). If you have new skiers, the trail close to where Kitz Cabin drops into is on the side opposite of Boyneland, the beginner area, which made it tough to get kids to that area. Driving to the base is much easier than trying to traverse across with kiddos.

I would stay here again without question.

We had a girls weekend and had a great time. Property was great for a large group and close to Boyne were we were able to go snow tubing.
We had a little difficulty with the front door code, host was quick to respond and offer assistance . Would rent this property again.

House was located very close to Boyne Mountain resort and the layout was perfect for our group. Nobody felt on top of eachother and everything was as described. Plenty of dishes and seating for our group of 16

The house had everything we needed for 16 people including space to dry ski boots & gear. Great location near Boyne Mountain and a beautiful drive to & from the house. Carol was super responsive and helpful before and during the stay. This is a good place to spend any time Up North.

Our family of 14 adults and 2 children had a great time skiing, tubing and enjoying nearby Boyne Mountain. The home’s large, well stocked kitchen and living room made our stay great. The house was very clean and Carol was very responsive when we reached out. If you are visiting in the winter, pay attention to the listing’s warning about vehicles. You’ll need all wheel drive to make it to the house if there is a lot of snow!

We have about 18 adults and 2 very small children in our whole family and we spent from Wed. to Sat. at this house in Boyne Mountain. The property as very nice, house was spacious, and Carol was very nice to work with. We enjoyed our time together to reconnect as some were from out of state. I think the highlight was riding a lift and walking the Skybridge. We really had a great time.

It was perfect for our party of 12 cousins getaway. Good space, plenty of bedrooms and beds. We enjoyed having bonfires. (Brought our own firewood.) Only 30 minutes from Petoskey. We had a good time.

This property served all of our needs for our sons wedding weekend at Castle Farms. This spacious house had everything we needed including a fire pit for fun evening activities.
The property host called the day prior to our arrival to go over a few items to ensure our stay was great. The house is nestled in the woods along the golf course.
The house was great for entertaining. and the price was perfect for our large group.

We had a group of 14 people, and this property had plenty of bedrooms/beds for everyone to have their own space, while also having a larger kitchen and living space to fit everyone! The property managers were great to work with from the initial booking, our arrival, and communication during our stay!

Batteries not working for remotes, air conditioner not working properly..no air coming out of vents, very hot upstairs, very cold downstairs, laundry left in dryer, shower water temp would fluctuate from ok to very very hot, deck railing needs work very loose, it’s a hazzsrd waiting to happen, not hot tub, some of the rooms have changed. The listing is definitely not up to date. Paid too much for rental, for what you get

Family Reunion
Great house for a large family (19 of us). Was a little far from things but to get a house this nice and big enough was worth it.
