The apt smelled musty, had lots of marks on walls, and mold in laundry closet ceiling, washer, shower, and running below a light fixture. Needs repainting. The refrigerator door was partially screwed to a cupboard door but was loose so pulling the door open didn't open the fridge - you needed to pull the side of the door with 2 hands to open it. Freezer was full of frost and had a broken compartment door. Sink plug didn't stop water from running out kitchen sink, and counter top had several holes in surface. Of the 6 drapes over windows, only 2 had cords to tie them open. There was a metal panel under a window in the hall that had rusted holes in it. Several eating utensils and dishes were missing, or chipped. Floor outside one bedroom had been damaged and repair wasn't good so floor boards were lifted and bouncy. A light bulb was missing in master bedroom ceiling light.
Other than these maintenance issues, the place was great! We really appreciated all the space (great for our family of 6). Elevator worked. Bright open living/dining room was bigger than it looked in the photo. Fairly quiet for Rome! If the owner fixes the place up, this would be a real find. As it is I was disappointed.

The location of this property is fabulous!! Easy walking to amazing sites and fabulous food and gelato!!
The condition of the property was a little disappointing! We understand it was mid-peak season and likely there are back to back bookings….but when you pay a substantial cleaning fee…you would hope for tidiness and things in good working order.
A few of the issues were the fridge. The freezer compartment was very ice packed! The switch for the kitchen was not working…so we could not turn on a light. The electric kettle did not work and the drip coffee pot was very clogged and all the water would not flow through.
The doors around the handles were quite dirty. Also the toilet seat in one of the bathrooms had been replaced…but with the wrong size of seat!!😳
Again …we acknowledge our stay was during a very busy time…but some of these issues are regular maintenance and when pay a cleaning/maintenance fee …we just expected a bit better!

No problems at this flat. Easy check in. It was just as advertised.

This was the perfect size for our two families, with a location within minutes of walking to the Spanish Steps (+ the Metro station there) and the Trevi Fountain. The check-in was smooth, and we were even accomadated when we asked to drop our bags off early (coming off of a cruise). The accomodations were clean and easy to use. Thank you for the amazing stay!

The only thing good about this place was location and Emanuele (the person that let us in). Where do I start- pictures not representative of apartment. The walls of the apartment hallway and master bedroom had black mold. I’m not talking about a little mold - it covered the wall. Both bathrooms had mold. It’s only a 2 bedroom not 4 bedroom. The 3rd bedroom is a dining room with 2 twin beds. The 4th bedroom is the disgustingly dirty coach in family/living room. Other furniture was dirty as well like the whit chair in master. There were 5 of us staying for 5 days. They only brought 4 towels. After contacting them for 2 days we had to spend 95 euro and buy our own towels. Worst part they charged us in full when I told them about towels.

Huge property, perfectly located in the center of Rome. Perfect home base for our family of 5.

Loved the location and spaciousness of this apartment -- seems like a good value for the area. Host could not have been more gracious and went out of his way to tell us about sites around Rome that are off the beaten path...much appreciated. As others have commented, apartment was a bit worn and supplies were minimal. Otherwise, I would give it 5 stars.

We had a great 3-night stay in Rome! The property is spacious and centrally located within easy walking distance of many sites, restaurants, shopping, and transportation! Checking in/out was easy and the management was very friendly. With a little attention to detail, it could be really great. A fresh coat of paint, and a new sofa and chair would really brighten up the place! The kitchen was ill-equipped for anyone who might want to do a little cooking. Pans were chipped and badly worn; glasses and dishes were dusty. Also, no dish soap, sponge, dish washing detergent, or paper towels were provided.

The apartment was a fantastic location. It isn’t as clean and fresh looking as the pictures make you think. Needs a good cleaning and they could be a little more generous with the linens and supplies (No kitchen towels or dish towels were supplied). The property manager was easy to communicate with for check in.

The apartment was suitable but had limited supplies for a two day stay of a 6 person family (no paper towels, dish soap, or sponge, 2-3 rolls tp max). Cookware was in poor shape. Walls dingy, moldy, & closets musty & unuseable. Location was between Spanish Steps & Trevi Fountain with lots of walking traffic & tours on the street below. Check-in process was frustrating as we were there on-time, followed all instructions about texting/calling ahead, & set a preset appointment time for arrival. Had to wait on a busy pedestrian heavy street with all suitcases and a 7 month baby for over 1/2 an hour in middle of afternoon. Not a pleasant way to start a vacation after traveling.

Hi, The people who run this place couldn't be nicer and the location is a stones throw from the Spanish steps so your right in the middle of the action. As soon as we walked in we were disappointed with the condition of the place. We expected way nicer from the pictures. We had no paper towels, no dish soap and only one roll of toilet paper. Then months after our reservation was made and right before our trip we got an email saying we owe a $70 Euro towel fee and $29 city tax that only can be paid in cash at time of check. Stayyed at many VRBO's and that was the first time that ever happened. Felt dirty and underhanded.

Very nice and spacious property in a terrific location. A very good value for a group. Reasonable walk to metro (and therefore to train station). Busy street but the back 2 bedrooms well protected from any noise. One bathroom has a standup shower and the other has a tub with handheld shower, which might benefit from barrier or curtain. Cleaning could use a bit more time and attention esp closets and area of washer. Main concern is that there was NO AC in the bedroom with twin beds. If you are not traveling in summer this would not be an issue.

Great location for exploring Rome
The apartment was clean and spacious, and check in with our host was quick and easy. The neighborhood was perfectly located with every major attraction within walking distance. Having two grocery stores around the corner was also very convenient for last minute Aperol Spritzers!

Beautiful place and amazing location
This place was wonderful. The location you can’t beat. Steps away from the Spanish Step and the Trevi Fountain! AC in every room, which is great if your staying in the summer, Rome gets very hot. Elevator was nice since our luggage was heavy. This place was very spacious. The managers were great with communication and also scheduled our pickup and drop off to the airport. I would highly recommend staying here!

Location was great. Property was clean and nice. Luca was excellent at welcoming us & giving us suggestions on what to see & do, as well as good areas of the city for dining. Would definitely recommend!

Ilara was very helpful and super responsive to my questions. She arranged our taxi to and from the train station, met us at the taxi and escorted us to the apartment. She made recommendations on food and shopping (all were fabulous). An extra added bonus was a trip to the Murano glass factory with transportation!! Highly recommend

October Stay
Great people to liaise with during our stay and the location of this property is amazing. With three kids in tow, the ability to get out and walk wherever we needed to was priceless. The Wifi isn't great but as long as you are prepped beforehand this shouldn't matter. Thank you for allowing us to spend time in your home and giving us the opportunity to explore like a local!

Brilliant location with grocery store 1 min away and electronics store right opposite (in case adapters etc. Needed). Emanule, our host inducted us with the whole apartment in the best possible way ans was always available in case of any need! All kitchen amenities, running hot water and towels were provided too! Loved all of it:)There is a small lift which stops halfway between floors. So heavy luggage is a problem but our host was super considerate and helped us

Perfect Location
The apartment was great! Right in the middle of everything. We were traveling with my mother in law who had some mobility issues so being a block away from a taxi station was excellent. Apartment was lovely and beds were comfy! Had a problem with a shower and someone came quickly to fix it! Great property. I would definitely recommend it or stay there again if I ever return to Roma!

Great location for sightseeing in Rome, dining options and shopping. The property manager was very helpful and timely resolving some minor issues with air conditioning and internet. The property could use a little TLC and a few more dishes in the kitchen. Overall, would definitely stay here again.

Great location very enjoyable stay!
We were a family of 7 adults that stayed in the apartment for 5 nights, we found the apartment had all necessary items for an enjoyable and comfortable stay. The location was the major selling point for us and we were not disappointed. I would like to thank Emanuele for his initial introduction to Rome guidance and his efficiency in fixing a minor maintenance problem.

Great for family of 5!
It's hard to find places with enough actual beds for our family. This apt was pretty large and had enough beds for us all. It was comfy and the location was perfect. 2 blocks from Spanish Steps and restaraunts and shops all outside the front door.

HORRIBLE place, TERRIBLE condition, FRADULENT listing and NO HELP FROM VRBO !!
DO NOT BELIEVE THE PHOTOS ON THIS LISTING! I don't know when they were taken but they seem to be several years old. This apartment was dirty, worn, disgusting. Mold on the walls and ceiling, hand and footprints on every wall, door, window frame. The furniture is worn threadbare and covered with stains. The couch was even covered with a bedsheet TO HIDE THE STAINS when we arrived!
The beds are hard as rock, the kitchen is a disgrace, poorly equipped (empty cabinets), the bathrooms old, tired and smelly.
In the photos you will see a light filled apartment - obviously photoshopped - this place is actually tiny, dark, and dirty.
In the photo of the master bedroom, you will see two closets, one on each side of the bed with doors open - but in reality, the closet to the right is locked and the one to the left is full of junk, so no place to hang clothes. Airtcon only in one bedroom.
We complained immediately to the man that checked us in and called the management company to tell them we refused the apartment and requested to be moved to another. They told us this was the best one they have and refused to even meet us on site to review our issues. After one phone conversation they stopped taking our calls, and after one email exchange stopped responding completely.
On top of that, after I filed a formal complaint with VRBO - who said they would send a representative to inspect the apartment but now refuse to do so - they were allowed by VRBO to charge the balance including a cleaning fee - even though we didn't stay in the apartment for more than 2 hours, and did not use or disturb anything! We only stayed long enough to find a hotel AT ADDITIONAL COST.
Neither the apartment owner nor the management company has responded to any of our requests, and VRBO has completely absolved themselves of any responsibility for this fraudulent listing and obviously fraudulent reviews.
STAY AWAY FROM VRBO AND FROM THIS APARTMENT!!!!!!
I am so unhappy about VRBO's handing of this I am going to remove the listing I have with them for my beach house in California, and speak with a lawyer about my experience on this trip. I WILL NEVER BOOK THROUGH VRBO AGAIN AND YOU SHOULD NOT EITHER!
