The place is good and quite
It’s not a dislike just a personal preference and something important to say somewhere in the booking page I think.
The “hotel” guest house belong to the church and there is a big church room in the basement

Increíble lugar, un oasis dentro del caos romano. Una institución religiosa (con capilla propia) devenida en hotel. Modernizado a pleno. Habitación impecable, desayuno completo. Mucho parque alrededor y estacionamiento propio. Una terraza hermosa con vista panorámica. El autobus al centro para casi en la puerta. Hay muchos lugares para comer bien en los alrededores y hasta un Carrefour 24/7 a 5 min. Altamente recomendable, volvería sin dudarlo.
Nada. Tal vez la distancia al centro, pero el transporte público (metro y autobus) lo soluciona perfectamente.

The room was really cosy and clean. The accommodation was also safe and gated which is good. Breakfast had a nice decent spread even though it was the same every morning.
Although there was a bus stop right outside, just take note the accomodation is still quite far from the city centre. The buses also do not come on time, so the nearest train station was either 9mins or 12mins walk away.

Days after we checked-out they accused us of breaking a chair and demanded 60 Euros. We didn't even seat at the desk.
This accusation ruined our holidays.

The property is exceptionally clean and beds were very comfortable. Staff was very friendly and they spoke better English than we spoke Italian, so communication was not a problem. Their coffee for breakfast was very good and not a full breakfast, but more than we expected. We loved being able to park our car their for 10 euros and we didn’t have to struggle to find street parking among the residents. An easy walk to the Metro and plenty of local stores and restaurants within walking distance.
You cannot change the temperature of the rooms using the thermostat. It stays at 24 degrees Celsius. The only way to cool off the room was to open the windows, which then brought in the street noise of cars honking and chatter from children at the school next door. We were only in rooms to take naps and sleep after a long day in Rome, so we were able to sleep through the noise and with headphones, you can easily drown out the noise. The room temp took some getting use to, but we managed.

The location is really good with express bus 20 minutes away from termini station and 25 minutes bus direct to Tiburtina train station. Also, you have a direct bus to central Rome like Piazza Venezia and Via del corso.

There is a church inside the structure. I am catholic and actually appreciated it however it is not written in the description. So as soon as I got inside and I smelled It (the typical smell churches have in Italy), this impacted on my experience and I wished I had known when I booked.
Also, while the bathroom seems very clean, the cover of the bed was old, not clean, over-used. In my room, also, the safe was not working.
In the end, while breakfast had a good offer of food, the person attending breakfast kept leaking her fingers and then put things around/away. Not very sanitary - it made me want to leave my food.

The room was clean.
The room was very cold. The air conditioner did not heat at all. They even asked for money for the water in the room.

Beautiful property, located in an upscale area of Rome. Comfortable, clean rooms. Breakfast was ok. There was also a bus stop just outside the hotel, so commuting was really convenient.
The staff was really unhelpful, almost rude, and some did not even speak English.
Also, we usually had to wait about half an hour to eat breakfast, since the amount of tables they had did not suffice.
