The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED. No parking in street or yard Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign. No amplified music 24/7 Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line. Head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m. Take your furry friend with you Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly! Take trash to dumpster locations Trash needs to be taken to a local dumpsite unless there are commercial trash bins at your property (condo). Clean Bear trash locations: 41970 Garstin Drive & 39690 Big Bear Blvd. Consequences Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences. Fines The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation. Eviction Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.

The check in process is via a third party mgt service and they are super accommodating very easy process and extremely responsive which was nice
Master bedroom bed I saw in prior comments discussed saggy bed which prior to my arrival I asked about and was told it’s new owners newer beds .. we had to turn the bed over it was that bad besides that everything else was great
Property comes with pool table, spa, fireplace, well equipped kitchen, is super clean and location is fantastic really close to town and all the activities there
Spa is weird you have to go out front door and around the corner so we ended up not using it because of that the ladies didn’t like the idea
Neighborhood is quiet and the tree covering in the area really makes home cozy - I would recommend this property.

My family and I stayed here for 3 days after Christmas and we had a great time. The location is great. It is within walking distance of a park and the lake. It's close to the village and other stores and restaurants. We took our dog who also enjoyed her stay! The fenced-in backyard was nice for her to run around in. We all had fun playing billiards and pool and relaxing in the hot tub. We will definitely consider staying here again!

We booked this place becuase it is so close to the swimming beach, but sadly that was closed despite how much the lake has filled. The place was clean and in a good location near some small parks but is totally no frills. It lacked any games other than the pool table in the garage... not even a deck of cards. The TV was not a smart TV, it just had basic cable, so no access to Netflix, Disney, etc... and no movie channels. The jacuzzi and back deck/yard cannot be accessed directly from the house, you need to walk out the side door and then go through the side gate to the back yard, so I suspect no one ever uses it. And the decor in the place was extremely minimal, with bare walls screaming for something to be put on them. Certainly not a bad place, but very meh.

We had a lovely stay here. The house had plenty of room for us all to relax and enjoy ourselves.

Family Get together!
All in all it was a really nice stay. Home was very clean, location was close to everything, hot tub was awesome, and gameroom with pool table was alot of fun! Only issue we had was the fridge didn't stay cold so we had alot of meat go bad and had to throw out, we also tried to grill at night and there was no lighting outside by the grill so it was hard to see when trying to turn on the grill and cook, but overall the stay was nice, family was happy and we'd definitely be back and stay here again! Thanks for everything!

We came up to Big Bear for a weekend of skiing with our two sons and their friends. House was perfect for us as the two lower bedrooms for the boys are downstairs next to the garage which has the game room with pool table inside. The master is upstairs by the kitchen and family room. It had snowed a lot that week so the skiing was nice. The only thing is the driveway is not cleared of the snow so if you don’t have a big SUV with 4 wheel drive then it could be difficult. getting in and out. There was a shovel there and we did manage to clear some of it out a bit but we saw several ppl getting stuck in driveways. E had a great stay.

Yeah, the photos look nice. And when you arrive you are thinking " great the photos are real". But once you actually start to unpack your stuff and settle in you find that if you look closer so many things are broken, damaged, dirty, or missing. It's not like you notice all these things immediately, or I would have called the manager and had him out to fix. It's that as you use the dishwasher, or go to use the BBQ, or go look at the hot tub, or use the utensils you see that things are amiss. I sent the manager a list of these items that need fixing when we left ( we were only there for two nights) and he was polite and said he would address them. But I can not be the first or only one who has complained about the rough, dirty, or damaged things in this cabin?

This is a great house in a great location. Love the layout inside, but pool table was not in living room as pictured, actually in garage. There were only a few issues for our entire stay. One is that any snow on the balcony drips water directly down to steps and front door. Very slippery if not salt on steps, but drips all over you. (We asked for the salt and they brought it.) Also, no door to the outside/hot tub except front door. No back door, or side door. And the master shower sprays directly on glass door, and leaks all over marble floor. Again, very slippery! Otherwise, the stay was wonderful, and the house very well equipped.

First the good things: Photos look exactly like the cabin. It was exceptionally clean when arriving and smelled like clean laundry (loved it). It had plenty of space for all the guests that stayed and the ones visiting for just the day. Living area and kitchen were big enough for everyone to mingle and hang out. The deck outside was large and didn't distance all the guests around the place when they smoked a cigarette. There was also a disposal for the cigarettes which was very convenient. Master bedroom was amazing. It was very spacious and super comfortable. Pictures don't do it justice. The other bedrooms were great and loved that they had another restroom downstairs. Pool table was as promised and provided weekend-long entertainment. Jacuzzi was hot and stayed hot all weekend (we made sure to always keep the top on when not in use.) Property manager was fast in responding to texts/calls and was readily available if we needed anything. Loved that we had wifi b/c my service was terrible. Yard was HUGE! And the view was biggest concern was that the fridge did not cool down and we had to put all our food in coolers and drinks outside in the cool air. It would kind of cool down during the night, but would warm up by early morning. A few things had to be disposed of. Freezer worked just fine though. I read that the dishes were to be cleaned by the residents that stayed. Unfortunately, the group that stayed before us did not clean the dishes and we had to clean every dish before use. Because this was a surprise birthday, I wish we had access to the garage to hide my car, but we ended up parking in a dirt lot down the street instead. The only other thing I would maybe suggest would be to provide cleaning supplies and oven mits/pot holders. We had to use a washcloth b/c we didn't realize there were none until after using the oven. I cleaned everything (counters, tables, chairs) with soap and the provided sponge.

The pictures look just like the cabin which was great. A big concern for me was the appliances. The fridge took 2 days to get cold, we stayed for 3 so you can imagine our frustration having to freeze all our food. We called the landlord who was fully aware it did not work. The bathroom sinks would clog & the oven knobs were loose making it hard to turn the gas off. Yes this sounds like a big no no BUT they are all things that can be fixed so we managed because everything else was wonderful. The jaccuzzi was perfect, i wish there was more lighting back there but we managed. the house was extremely clean & came with every pot & pan you could think of. The beds and couches were like heaven. The landlord did not disturb us and remained in contact when needed. I give this place 4 stars. A little tip for the landlord, maybe buy darker bathroom towels and update the appliances. All & all, my friends and I would stay here again. Its close to everything and we could see the lake from the balcony. Very quite neighborhood and perfect for selfies lol
