We reserved the 7 cottages for our family members to be together to celebrate not only Christmas but also New Years together. While the property worked out great for us. The biggest deciding factor in renting this property was the private heated pool and hot tub. While the pool was private it WAS NOT heated and the hot tub never reached a temperature higher than 85. This was very upsetting as we had planned the majority of our trip to hang out by the pool and that did not take place. Maintenance stopped by several times to adjust the pool heater and it would never heat past 70 even if he adjusted the thermostat. The listing definitely needs to remove the “heated” pool amenity because the pool IS NOT heated. Otherwise the property was fine, they are older “camping/fishing” cabins. We will definitely not return during the winter season. The majority of my frustrations come from the fact I emailed to confirm the pool was in fact heated prior to our stay and they confirmed that it was. However like mentioned above no matter how many times maintenance adjusted the temp it never got warm enough to utilize. There was some assumption the owner may have been remotely turning the heater down after every time maintenance adjusted it. Very disappointing.

Our multigenerational family group of 25 spent a long weekend at Guadalupe river houses. We had a wonderful time! Everything was as described, and Tom couldn’t have been nicer or more communicative. Check in and out was a breeze. We will definitely return!

My employees do not have large expectations but I wanted this experience to be good rather than average. These properties are truly "River Cabins" with absolutely "no frills" of any kind. Properties are definitely in need of renovations I am not sure if the cabins were checked prior to our arrival but there were dead water bugs in the shower. My biggest concern was the condition of the outside area where we all gathered for eating. The chairs, benches and tables were filthy and the cushions were so bad that I had to take towels out of the house to place over them. We spend an hour upon arrival cleaning this area and spraying down all the furniture to make it somewhat presentable. The best thing about the rental was the pool which was very clean and we ended up spending most of our time in this area. The overall cost of renting this complex due to it's condition would not be something I could recommend to others.

It was a great stay, the tree coverage is very nice. Pool is great, didn't get to use the hot tub. The houses are cool, but they are older and a little tighter than most might be used to. Cozy is a good word but still very nice. Beds are kind of hard... think that might have been the hard part (pun intended).

Overall a good experience. I thought the property was secluded and private but it was a business in between. Tom was great and we had a great time.

This property is wonderful for a family reunion. The location gives you the impression of being in the country and still be able to visit or participate in any of the activities going on in New Braunsfels or nearby towns with ease.
We found all cottages super clean and well stocked. In fact, my daughter in law said she had never been in a VRBO that had a kitchen as well stocked as this one. Tom, the property manager, was SO easy to work with. Check in and out was a breeze. This property helped make precious memories which made for an OUTSTANDING family reunion. Thank you!!!

We booked our stay for our family and friends to stay close by our wedding venue. Each cottage allowed privacy for each family but the convenience to get together for meals and hang out. We absolutely enjoyed sitting on the porch in the morning and by the fire pit on our last night.

My team enjoyed their stay. The majority of time was spent at the pool. There are several places to relax and visit with a group. It was also nice to have kayaks to rent. Thank you for having us.
Some of the trailer houses in front of the Catfish House look a little concerning but we had no problems with the neighbors.

I stayed here with a group of adult friends for a long weekend. Communication with the owner, Tom, was quick and clear. When we first turned into the street, we were concerned to see a bit of a junk yard, but just a bit down the road the property does NOT disappoint!
Each of the 6 cottages are clean, and well stocked with bedding, comfy furniture, dozens of towels, basic toiletries, kitchen appliances, cookware, dishware, silverware, cups, coffee filters, salt/pepper, fans, and air conditioning (no dishwashers).
The property is definitely rustic, but well maintained. There are dozens of seating areas - mind you, you may need to clean some of the chairs as most of them are not covered, but an easy fix at the beginning of your stay. There are multiple dining areas, lounge spaces, and fire pits all across the property which was awesome, though notably, our group spent the majority of our time around the pool. The hosts are kind enough to provide ample fire wood located in multiple areas of the outdoor space, though it would have been great to have bug spray, citronella candles, tiki torches, or some other way to keep the mosquitoes at bay. We had to purchase bug spray which we then had to leave behind because we were all flying out of state and could not take liquids more than 3.4 oz on the airplane.
It’s also a shame the dam is dried up, as the beautiful photos of the water from the listing were a big part of the draw. The docks were completely empty and the water was inaccessible from the main grounds, but the owner has instructions for how you can access the river a few blocks away from the property. We read online that it is dry due to a dam that broke in 2019, but the city of new braunfels had plans to repair the water dam some time in 2023.
Regardless, the property was awesome, and we loved everything about it. We only had a group of 15 people, so it got kind of expensive for our group - we probably could have done better with only renting 3 of the cottages instead of all 6, but the place accommodates up to 50, so it becomes really affordable - only $45/night per person if you max out the capacity!
Definitely a cool property, close to i35 and just a few blocks from liquor stores, gas stations, and even downtown new braunfels. Also worth noting, despite being a fairly rural setting, we were easily able to have deliveries from DoorDash, InstaCart, and UberEats all weekend so nobody had to even think about drinking and driving.

The property was perfect for our large group. The pool was a bonus because the river behind the houses was bone dry and the river floating required quite a bit of walking, so definitely enjoyed the pool.

We hosted all of our staff and their families for a retreat. We were right at the 50 person occupancy. It was tight but still very comfortable. If you need wveryone to habe their own separate room, then this isnt the place for your group over 30ish. But The surroundings are beautiful and more than make up for it! You want tobe outside anyway but the houses are quaint and comfortable and a coolgetaway fromthe outside Texas heat. The tree cover also makes the whole camus extremely enjoyable--with sunshine bright at the pool just as needed. There's a lot of seating and socializing space. The staff/owner/property managers were very friendly and responsive. The pool was so much fun for all the families.
One thing: if you're used to a softer bed, then bringing a pad or blow up mattress might make your stay even more enjoyable.

Awesome spot for large groups!
We brought a large group of rugby players for NYE and we were not disappointed! GREAT property with a lot of outdoor entertainment space. Pool was awesome. TWO hot tubs that were cleaned daily. Comfortable living spaces, and well stocked kitchens. We were able to cook all our meals there, and stores for supplies were very close. Overall it was an awesome experience!

Great place for a family get together. I rented all 6 homes. The stove-top in my unit was extremely hard to cook on. WHEN I brought it to the owners attention, he response was "you're the first person to ever complain about it." Which was a defensive answer. Only one of the burners was actually working. All the burners were set at an angle. He later came by to take a look, so hopefully it will be fixed or replaced. We enjoyed our stay and everyone was very happy with the quaint cottage feel.

Maybe it was the time of the year, but your photos need to be updated, not having the lake was a bit of a letdown, other than that okay

The property is well maintained with paths leading from house to house making it a great location for a family or group getaway. There are outside seating areas for groups to gather in front of each house with bbq grills and firepits. The pool area is wonderful. Lots of seating conveniently arranged. Plenty of room for private discussions or gathering together. We look forward to booking this property again.

We thoroughly enjoyed being able to find a place where almost 40 of us can gather! The pool was great for the kids with a very shallow beach like area with an umbrella in it for shade, and there was plenty of seating everywhere! With the lake being out right now there’s nothing else to do there but swim in the pool. I thought maybe we could walk out to what’s left of the lake and swim or fish, but you really can’t. The banks are very muddy and swamp like. The cabins were sufficient, just keep in mind they are very dated and rustic. Having all the covered patios was fantastic as well! The owner is great! He’s very helpful and timely with things. Overall, we enjoyed ourselves and would stay here again!

Great Overall Experience, will come back again
We had a great overall experience staying our 3-day weekend here.
We will consider coming back to this place in the future. The place was well prepared, secluded, quiet and nice.

Nice Place!!
Had a great time. The owner was on the property daily, was pleasant and eager to help resolve any issues 24/7. It wasn't perfect but it was fun and i think it was a great value.
The wi-fi almost never worked in the catfish cabin. Many of our group said they would go back. I recommend this property

Had a great weekend with family. The adults enjoyed floating the river. The smaller children enjoyed being able to play in the water off the dock, since it was in a cove and protected.
Tom was wonderful. He worked with us to make sure we had a great time. The houses were clean and stocked with everything we need.
Can't wait to go back again.

We had several families that wanted someplace to go and float the river. We rented 3 houses so everyone had plenty of room to spread out and have a little privacy. The common areas were where we spent most of our time. We had a great time cooking out and watching the children play in the river.
Tom was a great help, we had some issues when we planned to go and he worked with us to make sure we were able to have a nice time. The houses are as described, great for family or friends who want to get away together and don't mind sharing space. The houses were really clean and had everything you would need.
We look forward to going back again next year.

What a view!!
We shared Bass Haus with another family. This house is the perfect little river cottage.. The property is located near everything (driving distance) but not in the middle of all the craziness on the comal/guadelupe. It is a quiet area and includes everything you need for the perfect family getaway. The kiddos enjoyed jumping off the boat dock into the river area located on the property and roasting smores and hot dogs on the camp fire. What a great time.. we will be back! It would espcially awesome if you wanted to do a family reunion or travel with multiple families. Tom was super friendly and the hospitality was great! Flawless!

Ok not great
Let me first say that we enjoyed our time at Bass house-however, it could have been much better. If you are looking for a quiet time this is not the place especially if you do not rent all three houses. They are very close together and we were lucky to have them to ourselves for 4 days then it went bad! A large group of people set to party showed up and our tranquility was rudely ended. The setting could be improved greatly with a few sections of strategically placed privacy fence and elimination of the hot tub (which stays pretty dirty). Also the houses are in desperate need of some TLC-and a VERY deep cleaning. I spent the first day cleaning the kitchen and bathroom!! I will say that Tom the owner tried to keep a cap on the party bunch but it was not very relaxing as you look right at them! Our only saving was we were in the end house and could ignore them-however the house next to us9not owned by this owner) has a security light that shines in the bedroom windows and their airconditioner is in need of repair and screams when on-a real problem I am sure in the summer. On the note of security lights some time spent making sure lights from one house does not shine on other houses quiet area would also be nice! So yes it would be great for a large gathering-no if you are looking for a quiet experience. Also keep in mind this sits on a side hill with MANY steps up and down to the bbq and seating area-not good for anyone with mobility issues.
