You can’t get a better location in playa than Xaman ha condos. You have the privacy of Playacar and only one resort separates you from the bustling downtown. The condo was exactly as advertised. Rosie comes every other day to replace towels and freshen up. She also made us delicious guacamole. Patti at the snack bar also makes guacamole and drinks and other snacks. It was perfect for lunch. We had a great time! Highly recommend. Elva was amazing. Very responsive and helpful with recommendations.

I had two condos rented for adult children, grandchildren and we had a fantastic family vacation, i feel bad about my 2 year old granddaughter being such a terror as there was so much new stuff going on for her. new world for her. This 2BR unit seems to be one of the better furnished units at Xaman Ha which itself is a gated community next to the bustling downtown of PDC. It is on the South side 2nd nearest to the water which provides a beautiful view every day across the pool to the ocean. The unit is well-equipped with kitchen utensils, dishwasher, surround audio system, washer/dryer, iron and board, as well as a collection of books and games. There is purified water at the kitchen sink in a separate faucet. There were bath soaps but no shampoo so bring a small bottle! Make sure to check out their web site after scheduling a visit to get their complete write-up of the area.

Our family stayed in the unit for 2 weeks: 4 adults and 2 children under 10. There was plenty of room for all. Kids loved being in the loft. Our extended family had 3 condos rented in Xaman Ha, and this was the BEST one in ALL aspects. The kitchen has dishwasher! and oven, very well stocked with good pots/pans, plates, glasses, anything you need. The unit is clean and cleaning crew did a great job to keep that way. The fluffiest towels out of all 3 units. Comfortable beds! Great view out of the balcony. The unit is almost at the end of the building so not much foot traffic by bedroom windows. Just heads up stairs to the loft are not easy to navigate for an adult, kids had NO problem climbing up and down. The owner was available from the beginning to answer all questions. Great WiFi: two people were able to work and be on conference calls at the same time (it got a bit slow with two video calls at the same time, but no trouble with one video and one audio). Xaman Ha has a great location close to the touristy 5th avenue and all restaurants, but yet it is far removed from all the noise. VERY convenient location. The pool is clean and well maintained. The bartender is there everyday even when it was raining. He mixes great drinks, makes great guacamole and burgers. The beach in front is public beach as in all of Playa. It is sandy beach no rocks. We had some bad weather and beach disappeared on both sides of Xaman Ha, but we still had a strip available. Next to Xaman Ha is 5 start all inclusive resort, their beach disappeared during stormy days, so they were force to go to city beach. But not us, we still had our strip for kids to play around. Highly recommend this unit and Xaman Ha. This owner has another unit in the same building, I should have asked and rented both condos from them for the extended family.

Pool was very clean and family atmosphere. We did use the grill one night at the pool bar but had to pay $5 to use it. The beach sand was nice but had lots of sea weed during our stay. Workers tried to remove but the task was more than they could handle. It was in the water too. We spent most of our time at the pool, Xenses, Xplor and Cenote Azul. It’s a great spot for all that.

Beautiful condo
We have stayed at Xaman Ha several times and this is one of my favorite condos. It was very clean and housekeeping did a great job cleaning after my young family. We will definitely be back.

Clean and well kept!
Definitely one of the best places we have stayed in Playa Car. Bob and Elva are wonderful and truly care about your stay. The maid service was a big plus. The pool was wonderful, the beds comfortable, and all the appliances seemed new. The coffee in the room was a nice touch! Sold us!! Elva was nice enough to pick us up some to take home; went out of their way...
You can't go wrong with this place!

Heaven on Earth!
The condo was beautiful and in the best location to all of the attractions in Playa Del Carmen. Minutes away from the ferry to Cozumel. The view from our patio was incredible and the office staff, Olivia and Maru, made our stay more enjoyable with their advice on local places to visit. My favorite place for b-fast was Case Sofia.... within walking distance from the condo. Thank you Elva for renting a beautiful condo to us and thank you for your hospitality. I will definitely return and I would recommend this beautful condo to anyone wanting a beach condo that is walking distance to all the stores, gift shops, restaurants and bars.

Awesome property, Great Location, Will Definitely Return!!
My husband and I recently stayed in this 2 bedroom condo and it couldn't have been any better! It is centrally located within walking distance of 5th Ave and downtown, the ferry, shopping, etc. With its own private beach and beautifully kept grounds it was amazing! We are so glad we made the decision to stay clear of the large resorts to stay here and will definitely return (hopefully every year)!

Highly recommend Xaman Ha
We just returned from a great stay in 7102. The pictures of this condo and property were accurate. All very clean with updated kitchen and bathrooms. Pool is heated and not too busy. We never found the need to get up at dawn to save chairs! Ocean view is spectacular. Deck comfortably seats 4 with high top table and 4 chairs as well as small sete for 2.
There is an easy walk to 5th Ave. we enjoyed awesome meals at La Famiglia, NAU, Don Chendo and La Casa de Agua

Awesome Experience!!
This was an awesome experience for us and our kids. My son proposed to his girlfriend right on the beach!! Elva and her people took care of us right from the get go. She contacted me as soon as she got me message that we wanted to stay there. The entire stay was top notch. We will be staying at her place from here on out because of our experience. I surely recommend it to any and every one who wants to stay at a beautiful condo right on the beach. Her place was as advertised. Thanks so much Elva!!!

Love this Condo
Everything is as described, large spacious condo with great views. The location couldn't be better, you can walk out right to a taxi center and convenience store. The maid service every other day is very helpful too. Highly recommended!

A little slice of Heaven
Our 7th year coming to this fabulous condo in beautiful Playa! Five girls stayed in the 3bdrm condo and it's always a sight for sore eyes as we walk in. Updated appliances..beautifully done showers & the view is amazing as always. Plenty of room for the 5 of us and we could easily and comfortably add another 2-3. Which we've done in the past and it just adds to the coziness of the vacation:) Housekeeping comes regularly and they give the place a refresher while we're at the pool with THE coolest bartender named Robin. He's been here as long as we've been coming and he's wonderful. He's a split down the middle Seahawks/Patriots fan and he loves memorabilia. Thank you Elva and Bob for giving us girls a fantastic week!!

Nice unit
We have been coming to Xahaman Condos now 4 yrs in a row. There are a few nice units, Your unit is one of the nicest ones. Equipped with all the amenities, decorated well, clean, everything working well, updated.
One comment on the loft , although no one went up there ...due to the things being stored there...you might want to store the many black plastic bags up there somewhere else! The picture shown on your profile shows that it is empty and accessible except the mattress ...which is deceiving.

Nice condo, great location!
Let me preface this review with saying that 4 days prior to arriving, I found my mom passed away at our house. So, this wasn't the best vacation of my life, regardless of the condo. With that in mind, I will say that we love Cancun and this condo was very nice. It was clean, comfortable and the kitchen was well-stocked (although we didn't cook there). The only warning I would heed is that the "loft" is really attic space with a mattress. We had 5 people (3 kids). We planned for one to sleep in the loft. However, the A/C unit was in the loft, along with a bag full of cleaning supplies. My son couldn't sleep with the loud hum of the A/C. However, my younger son didn't mind it up there so he slept there. Also, the electricity went out a few times - which is no big deal - but once it was evening and we discovered there was not ONE flashlight anywhere. They definitely need to add a few flashlights since the utilities are so unreliable in the area. Otherwise, the condo was very nice and everything you can ask for in a vacation rental. In addition, the location was AWESOME. We walked into town everyday to eat and people -watch. The beach always had open chairs and umbrellas - it was quite empty at our resort. However, closer to town, the beach was crazy crowded so I definitely feel like our condo community was the perfect location. The beach was clean, water perfect. We travel a LOT and this was one of our favorite beaches. Fun waves for boogie boarding but not too big. Not a lot of rocks or corral to watch out for. Soft, soft sand. :-)
The only other complaint I would say is that the owners answered my emails right away when I was inquiring, but never seemed to reply once I had paid. When I called them to tell them that we needed to check-out one day early due to my mom's memorial and dealing with her death, the owner's only response was "Ok, thanks for calling." I realize she wasn't obligated to refund us for the last night, however, under these terrible circumstances, how can she keep our money for a night we weren't staying with good conscience!??! She didn't even offer her condolences. It was really very hurtful and disappointing. They are grandparents, too, so I would think they would have been more compassionate as we were dealing with such a sudden loss of our "Nana" and mom. Just for that reason, I wouldn't give them our business in the future.

Beautiful well kept condos! Stayed in the 2bdrm this time..noticed new appliances, washer/dryer, TV had Netflix!! We always come back because it's a clean, updated well stocked condo. We feel safe in the area and Robin, pool bartender, makes a mean margarita! Highly highly recommend!

Awesome stay
We have vacationed in Phase 1 of Playacar for almost 20 years. Unfortunately, our friend sold his house and we went on a search for a new place to stay. Well we sure did luck out. We love this condo. The pool is great and the condo is close to town. The beds were comfortable, the couches were great and the kitchen was well stocked. We will happily return. A bit of advice is that you can close the hurricane shutters and turn off the AC during the day if you are out doing stuff and it stays cool. Sometimes the maids will turn on the AC anyway but it is worth a try.

Great Vacation Destination
We were pleasantly suprised at how comfortable this condo made us feel during our stay - closest thing to home. Our small family enjoyed everything from the spacious, fully stocked kitchen that offers filtered water where we had most of our meals and saved money from not eating out too much to the clean bathrooms to the comfy beds. We all slept well at night after a long day at the beach. The swimming pool and ocean are literally right outside your front door so great for small children. We always had fresh towels for shower and beach and the maids cleaned everything really well. No complaints from us at all and we look forward to coming back again ever year! Also close proximity to restaurants, shopping and night life so highly recommended for a romantic getaway as well. There is also wifi so I was able to work and my daughter was able to watch her favorite tv shows too with cable offered.

Everything as promised all the way down to the pictures of views, amenities and location. We could not have been happier with where we were... Pool and beach and service were wonderful. Easy walk to the beginning of the shopping and food areas with some of the best food I have ever had anywhere. Staff at Xamen-Ha were helpful and beyond friendly.

GREAT memories / EXCELLENT service
2 week summer vacation with the family and great memories lasting a lifetime. My family was thrilled with our summer vacation this year, so much so we are still taking about it today. The condo is like high end resort. BEAUTIFUL bathrooms and so many updates throughout the condo and property alike. The staff at Xaman-ha helped arranged many outings for the kids and can provided a service where by groceries were delivered to our condo. This was so convenient it is well worth the small fee. Our kids made such good friends with the Staff at Xaman-Ha they often ask to view the live cam to see their friend Robin at the complex pool. The pot luck dinner at the pool made for a great evening. The entire complex is so welcoming I highly recommend for a memorable vacation.

Outstanding Beach Front Condo!!! Our family LOVED our stay.
Absolutely loved our stay. It was quiet, oceanfront, yet a 2 minute walk from the main avenue. The staff was respectful, friendly and resourceful. I appreciated the privacy measures that they had in place to prevent other tourists from entering the complex. The condo was amazing; spectacular view, and completely renovated. Very comfortable. Great to have had internet and US phone access from the condo. Loved the beach. We plan to go there every summer.
