Great house for large family. Great activities for the kids. Snow sledding and building snowmen! Hot tub was a must. Linda's house instructions were perfect!

Minus a no-water issue when we first arrived (which the owner helped solve and gave a small refund for troubles), the stay was wonderful. It is a beautiful house with a well stocked kitchen. We couldn’t get the theater room to work (we think maybe it’s older dvds that could be used), but friends were able to utilize the TV downstairs if they needed a break. Dining table was large enough to fit all of us at meals and game night. Rooms were all reasonably sized and had shampoo/conditioner— another plus! Office was great for work calls. There were a ton of games in there, too.

This is a very well managed, nicely furnished property. Our group cooked most meals at home. The kitchen has excellent appliances and lots of good cookware. The living room and deck area are very comfortable. The twelve family members in our group all had good rooms with comfortable beds. I recommend this property.

We had a wonderful time in Blue River. Just minutes away from Breckenridge and an amazing view of the mountains. Plenty of rooms and common space that it allow space for all six of our kids, ages 1 - 14. Great communication with our host and would recommend this vacation paradise to anyone looking for a place away from the busy streets of Breckenridge but just moments away from the center of town.

The house is really well suited for large groups. Lots of privacy and large hot tub. We also chose this home bc it's near the trailhead of some great hiking. The drive to town is about 10 mins (3 miles), but you have to go very slowly in the neighborhood. If you rent in winter, you'll need a 4x4 - steep and gravel road.

The house is well designed and beautifully crafted, and in a mountain setting which is truly magnificent. There are a few maintenance issues which need attention, but we would recommend this house as a wonderful place to stay. The open living room/kitchen was a marvelous place to gather, and our family group of twelve spent most of our time there. The downstairs family room was also greatly used, particularly by our 4 grandchildren who loved to gather there to play games, use their devices, or watch television.
The kitchen and laundry room are nicely equipped with quality appliances, but some routine maintenance is needed. We were notified before our arrival that the icemaker/water dispenser in the frig was broken, and would not be repaired for the duration of our stay. That needs to be fixed, obviously. On the six burner Viking gas cooktop, some of the burners do not ignite, so they must be manually lit. Once the burners are lit, the cooktop works well. The gas grill on the deck seems to have the same issue – only one burner has a working starter. Another issue is that to operate the trash compactor, one must push firmly in on the door to maintain the seal during operation. The dishwasher and the disposer in the kitchen work well. Also, the laundry equipment is new and works well.
We would have loved to have been able to fly the flag on the 4th of July, as all the other neighbors in the area were doing, but the bracket on the front porch was broken.
The hot tub on the deck was marvelous, and greatly enjoyed by all of us. We also loved the magnificent mountain views and the sunsets from the deck. Because the deck faces west, the late afternoon sun was occasionally intense, and we wish we had thought to bring an umbrella for shade. The wood chairs on the deck could use cushions, or at least some sandpaper – 2 of our family members got splinters in their bums from those chairs!
The lower level patio had a nice swing on it, but the weeds growing between the patio tile, some 2 feet tall, were a distraction. We did use that patio for our Cornhole game, however, and weeds or not, it worked well.

The home.
Our "core family" stayed in three of the bedrooms for three weeks June 2021 (we in the upstairs queen with its own bath,; our daughter and her husband, infant and toddler in the "master suite; and our bachelor son in the basement queen room with bath) . A rotating contingent of friends and family occupied the other bedrooms and the pull-out couch in the office, so the house was fully occupied nearly all the time. Everyone had space for work or solitude when desired, and the "public spaces" were great both indoors (excellent "great room" on main floor and game/work spaces on the lower level) and outdoors (the upper deck is excellently proportioned and the gas grill and hot tub were great).
Different people were in charge of cooking at home every night, and the kitchen and utensils worked very well. Bringing in chairs from the breakfast table, we were able to seat 11 or 12 people at the dining room table.
The setting.
We views from the deck are terrific - as always, when it comes to mountain scenery, the reality outshines even the best photos. Evening sunsets were awesome. For visitors in June, the location was outstanding - literally a 15-minute walk from the Spruce Creek Trailhead, which gives access to Mayflower and Mohawk Lakes, as well as to the Wheeler and Burro trails. It's also less than a 20-minute drive to the McCullough Gulch Trailhead, and even quicker for those who opt to jump out at the trailhead for the 3.4 mile stair-master up nearby Quandary Peak (elev. 14,265).
Being just a few miles around the corner from (and above) Breckenridge was perfect for us. We had ready access to the shops and supplies we needed, but we also had real separation from town.
The owner/operator.
Linda Swinney is a "Super Host" in every way. She is a clear and prompt communicator, and very helpful to us in making plans for our first visit. And her mountain home bespeaks her character, intelligence and values.

Majestic Mountain Lodge!
We had a lovely time visiting Colorado and this home was amazing! Gorgeous views, extremely comfortable beds, wonderful kitchen and great room! So much space! And the deck! Incredible! The setting is very private, which we loved—yet we were only five minutes away from Breck! The best of both worlds! We would stay here again and again! Thank you!

Great place for our family weekend.
We choose this house initially due to the views and they did not disappoint! This house was perfect for our family gathering. as we had plenty of room and were all very comfortable. At first I was nervous about all 6 bedrooms being occupied and having such a full house but we never felt like we were on top of each other. It was also the perfect distance to downtown. Very homey with everything we needed and a great week; would highly recommend!

Great setting for a corporate retreat
Loved our time at your home in late January. The accommodations were excellent! The home gave our group lots of room to spread out but also great living areas to relax and to have informal meetings for our team. Thank you for a great trip. We will certainly be back!

Perfect Getaway House for a Family Vacation or Reunion
Our extended family enjoyed a wonderful week at this lovely and spacious home nestled in the woods a few miles south of Breckenridge. The house was very well-appointed and luxurious, yet with a homey feel. The bedrooms were very comfortable and also were very quiet. The views from the main wrap-around deck were stunning -- great sunsets each night and cool mornings looking out at the TenMile Range.
We loved walking around the town of Breckenridge and enjoying its bars and restaurants, and then being able to get away to our private retreat a short drive away. We took day trips to white-water raft, horseback ride, play golf and hike, and enjoyed coming back to use the gourmet kitchen, and the outdoor grill.
Relaxing in the hot tub under the blanket of stars at night was a real treat, too. As was the whole-house audio system. Overall, a wonderful place for a multi-generational family retreat.

Amazing house!!!!
This house is so special. It's so huge that it comfortably accommodate a very big family and at the same time maintains its country charm. It has so many areas for the family to gather and make memories together. We enjoyed watching movies at the theater room (yes, it has a cinema in the basement!!), watching the sunset at the deck, playing table games with the kids and ending the day talking by the fireplace. It was magical! The location couldn’t be better. It’s about 5-7 minutes from Main Street. If you are a non-ski group like mine let me tell you that there is plenty to do: snowmobile tours, four tracks , dog sleigh ride, local museums, ice skating, shopping and even a great gym at the Breckenridge Recreation Center. The village offer many culinary options that are worth trying. Don’t leave without trying Crepes a la Carte!!!! A classic in Breckenridge.. Kids and adults enjoyed visiting Cooper Tubing Hill as recommended by the owner. We are very grateful with the owners and look forward to return in a near future.

Amazing views, plenty of space, and a great location!!!
Our family enjoyed Labor Day weekend at this home just outside of Breckenridge. We loved the quiet and space afforded by our 4 acre retreat. Loved having our very own little hiking trail right out our backdoor. It was super easy to get to town - only a five minute drive to Main Street. The home is huge. We loved watching movies in the basement theater room. And sitting out in the hot tub at night under the stars with the mountains right in front of us was a great way to end the day! We will definitely be back - next time for a ski trip hopefully!

This home is in a beautiful quite location.
The views from this home are amazing. The stars and moon look so close you think you could touch them. The home is perfect for families and friends. There is plenty of room for everyone to read, play games, hike, use the hot tub and share meals together. It was close to Breckenridge and an easy drive into town. Thank you for the hospitality as we had a wonderful time. Alease

Beautiful. So rustic and relaxing.
We really enjoyed our stay. So relaxing!! We had everything we needed -- plus. The kitchen was very well stocked with dishes and pans. It was great that we could each have our own bedrooms. And plenty of room to get together or have some privacy. We all loved the deck-- and the view. Hoping to return next year.
