Viva La Kiva is a beautiful beachfront home with true coastal feel, 6 King bedrooms, each with a private bath, an elevator, and a private 10'x28' heated pool. It has amazing views with broad porches that span the width of each of the three levels of the house. Plus you'll have FREE Golf and Activities every day of your stay to make it even better (value of up to $700/day). Sorry, Kiva Dunes is not one of the courses that participates in the free activities program but is available to play at normal rates. Free rounds are available at Gulf Shores Golf Club, Lost Key, and Soldier's Creek. The bottom floor has a gracious entry, a screened porch that overlooks the private pool, a bedroom with a King bed plus a twin daybed and twin trundle, a full bath, a laundry, and the garage. The pool can be heated for $50/day. The middle floor features a family room and 4 King bedrooms, each with a private bath. The top floor has a large living area with amazing views, a huge round dining table that our guests love, a kitchen, a powder room, and the master bedroom and bath. The master bedroom has a King bed plus an alcove with a twin daybed and twin trundle. Located in the Kiva Dunes Beach and Golf Resort, Viva La Kiva is on a huge beachfront lot and has access to neighborhood tennis courts as well as the golf course and lodge.

The house was amazing and accommodating for thirteen of us…plenty of room! The elevator was a plus, especially since the kitchen is located on the top level. The views were spectacular, and we loved the secluded location…definitely hope to return for another visit soon.

Our family stayed at Viva la Kiva with kids and grandkids around five years ago. We loved it then, so we decided to stay again with three other couples that we often vacation with. We all had a great time. The location is great, away from the hustle and bustle, but only a few minutes drive to all the great restaurants. Our friends liked so much, we have already booked Viva la Kiva again for next February. Very clean. Beautiful condition. I highly recommend Viva la Kiva for your next vacation.

I cannot say enough positive things about Viva La Kiva. We had never been to the beach during the winter and were looking for a great place to hang out, play games, and be together. The house is located on the Fort Morgan peninsula, and it was so peaceful. The property is about 15 miles from the main highway in Gulf Shores, but that's exactly what we wanted for our family. There is a Dollar General about four miles away, and there are a couple of restaurants there as well. The walk to the beach is very simple, and there are protected dunes on either side of the walkway. So its beautiful, and gives the feeling of even being more remote than you actually are. The service was fantastic! I was given a number to call or text during my stay. They were always responsive and knew everything about the house. On day three, we lost our pool heat. I contacted them, and men came to discover our heater was out of gas. They came on NEW YEAR's EVE!! I was blown away. They were so friendly, and told us when the pool would be ready and they were exactly right!It had plenty of room for 11 of us. The extra large living and dining areas were what I appreciated most. All 11 of us could be the same room with chairs to spare. It was so nice! I would recommend Viva La Kiva to anyone who has a large family and wants to be together. The space is amazing, up to date, and decorated beautifully. There are six bedrooms and an equal number of bathrooms. We had a wonderful time and hope to come back soon!

Very nice place. Enjoyed our stay and plan on staying again. The only real downfalls were that the pool wasn't heated when we arrived and took a couple of days to get warm...and not to the 88degrees advertised. The elevator was also hit or miss...needs to be looked at. All in all we love Gulf Shores and the house. Next year we will pick a warmer time of year to enjoy the ocean.

15 family members came for Thanksgiving. Wonderful open floor plan for cooking and gathering. Loved the multiple seating nooks+ the views from the upper floor are wonderful with all the windows. The teenager enjoyed having their own living space on 2nd floor. All around great house we will rent again for our family. Elevator easy to use for grandparents .

Loved the house, location,right on beach, the pool is great, really enjoyed it when it too hot at beach. The home was in excellent condition, clean,everything we needed was available. We have stayed there 3 times now and have already scheduled to rent again next year. I highly recommend gulf shores rentals, they keep you updated, fast response, and easy to get hold of in case you need anything.

We loved our stay and rebooked for next year. Especially loved the round dining table that seated 13 perfectly! However we trust that the water filter/dispenser on refrigerator in kitchen will be fixed. (We had to bring in many gallons of water for coffee and drinking as we were told in grocery to not drink the tap water) AND we hope all doors and accesses are properly secure. We had several sliding glass doors that would not lock properly.
We look forward to next yr. With an extra day added.

Beautiful home, the pictures don't do it justice. Worked perfectly for our family, giving each of my 4 kids family's their privacy as well as more than enough common space for meals, games, and fun both inside and out. We had 3 occasions to contact the owner during our stay with questions and they got back to us immediately and solved our concern. Best hosts! Location is 25 minute drive from town, but worth it if you value privacy and want to treat yourself like the rich and famous for a week ~ If you have the opportunity to spend a week in paradise, I highly recommend Viva La Kiva.

Our stay was good! Beautiful home! We did find 4 nails in the pool from work being done on the house and we had some little kids swimming which was disappointing and not to mention did nothing about it, but overall good.

This is our 2nd year at this house and we love it. There were 11 of us and we never feel on top of each other. The view is amazing and the pool is a nice extra. Lots of chairs to borrow from the house.

We had a wonderful time. The house had recently been updated and painted. The towel racks and toilet paper holders were not up yet which was a pain but the inside remodel was great. We enjoyed the private beach and the new kitchen was nice. It could use some additional kitchen gadgets but overall it was well equipped. Some of the doors did not lock but they are all new doors and windows. I just think it wasn’t completely ready for guests yet after the remodel but we enjoyed our stay and would love to come back again someday.

I have rented many houses on the beach around the Gulf Shores area over the years, this one was absolutely the best. Condition of the property, amenities, location, communication, and service were all excellent. We had 10 adults and 3 small children in our group and all were very comfortable. The only concern I had was after having to book the property 1 year in advance and paying the full price by the 6 month mark, there was no relief for canceling after 6 months or in the case of hurricane, no refund of any kind. A house this big, 6 bedrooms, is for several families who have to make plans a year in advance. Life happens in that period of time and if all the parties can’t make the trip, you have over spent for the size of the property.

Viva La Kiva was perfect for our large group. There was plenty of room for everyone to gather together. There were a few maintenance issues with the house, but the management company was quick to respond and resolve the issues. Property was clean and as described. We will definitely be back.

This house meets the needs of our big family. It has 6 nice king size beds that pleases everyone. The pool is wonderful to have available with younger children in our group. The house is clean and well maintained. If any issue come up maintenance takes care of it quickly, anything from the coffee pot dying to the internet going out because of a lightning strike. But I think one of the best things about this house beach. There are so few people on this area of the beach, you have a very large area to yourself.

This was my family's fifth time to rent Viva La Kiva [including 2021 when we could not occupy it due to incomplete repairs from a prior hurricane]. We love this place and especially its location on a much less busy section of beautiful beach. The house is special, but it still needs a fair amount of maintenance [several door latches do not work, mold in a couple of the bathrooms, torn screen in the downstairs screen door, and damage to the recently replaced flooring on the top floor] but is still a special house. We would love to be able to continue renting this unit for years to come, but we are taking next year off to explore Yellowstone and thereby are knocked off from being able to automatically reserve in 2024 going forward.

Perfect Family Beach Week
The location was perfect for our family. The house was absolutely beautiful and designed to allow for large gatherings and privacy as desired. We all loved the pool (especially the younger grandchildren ages 2 - 7) and easy walk down to the beach. We were far enough from everyone else to appease my reclusive husband, yet the teenage grandkids could easily drive into Gulf Shores/Orange Beach and do their thing. Our grown children and their families were even able to catch at concert in Orange Beach during our stay. There are many choices for dining within a reasonable driving distance. The Dunes Grill is very close and has great food! The kitchen is well equipped so cooking family meals together is also a great option. We are booked again for next year.

The only problem that wasn’t fixed was a broken burner on the cooktop. I believe they we’re waiting on parts. I would say the kitchen appliances probably need to be replaced instead of fixing. The appliances and faucet just need to be updated for performance. Other than that this house is awesome and I would definitely book it again!

From the moment we checked in our experience was perfect. We have been coming to Gulf Shores for 18 years and this house is by far the best we have ever seen. Organized, clean and wonderfully appointed. The beds were comfortable as is the furniture. But nothing matches the views and the walks on the practically private beach. We will be back.

We loved the house, but we’re not sure if we’d book it again unless the laundering requirement was waived. We went to the beach to relax…not to do laundry. But besides that, it was a great weekend.

Our family thoroughly enjoyed our stay. The cleaning staff was working when we arrived (early, but we stayed outside). They were all very friendly. The house was clean and inviting. There were 11 of us, including 6 kids ages 1-12. No one was ever bored. We had the pool heated. Amazing! The beach was steps away. Our only suggestion is to have maintenance pound in the deck nails. We did remove splinters from feet...maybe replace the older deck sometime. Ate at Tacky Jacks. It’s close and good food.
