Situated in Sint Maarten, this charming condo for $125 per night is a fantastic option for your next trip. 'Superlative views of St. Barts' is how one renter described the view from Princess Heights unit 402. And a visitor from November 2011 wrote, 'We are back home now. It was the best vacation ever!!!! Your condo is awesome - spacious , clean , tastefully decorated....It felt like an expensive hotel and a home at the same time. I took so many photos of the sunset and sunrise from the balcony-the views are amazing ....I am so glad I rented it. ' From the time you walk in through the mahogany front door, you'll know why this luxury boutique hotel with its granite counter tops, recessed lighting and marble floors, is consistently rated by visitors as one of the top rental experiences on the island. Unit 402 is a spacious, 1000 sf, 1 bedroom, 1 and 1/2 bath condo. Our condo has been repainted, a new central a/c unit has been installed and the kitchen has been upgraded with stainless steel appliances, blender, and a 12 cup coffee maker. Living room furniture includes a queen size pullout sofa and an over-sized single pull out chair, both with extra plush mattresses. There is a flat screen TV and DVD player and free broadband internet. The bedroom has a king size pillow-top mattress, 500 thread-count duvet comforter, flat screen TV and DVD player. A short walk or drive down the hill will put you on Dawn Beach which you've already seen from the balcony. Rated by many travel magazines as one of the most beautiful beaches in the Caribbean, you can relax under the palm trees or find great snorkeling right off the beach. However, there are many world class beaches a rental car drive away! Visit Orient Beach, the most famous on the island with many bars, restaurants and activities. Pinel Island, a 10 minute ferry ride from French Cul-de-Sac, with warm, calm crystal clear water. Plum Bay (Baie aux Prunes in French) and Baie Longue are both beautiful nearly deserted mile long beaches. There are many more beaches to discover as well, each as beautiful as the next! You may want to take a day to cruise to Anguilla, St. Barts, or Saba, beautiful islands which can be seen from St. Maarten/St. Martin. After a long day at the beach, take a dip in Princess Height's Olympic size pool, which is never crowded, or relax on the large covered balcony with a cool exotic drink. With a full kitchen, you can easily eat meals in, though the island boasts many world class restaurants. Grand Case is well known throughout the Caribbean and the world for its restaurants. But there are many other fine restaurants throughout the island. We take pride in our condo and want to make your visit as comfortable and as memorable as possible. Never hesitate to ask a question or let us know if there is something we can do to make it more enjoyable. PLEASE NOTE: There are no elevators in the building. We are one floor above ground level. There are 24 steps to our level and about 5 steps further to our door. Though we'd love to have you stay, if you have difficulties with stairs you may want to consider another option. Also, as Barbara and I can both attest, if the stairs are wet, it is safer to descend barefooted rather than wearing flip flops. It's very slippery! PLEASE NOTE: There have been reports in the press about phishing with regards to rental properties. We will NEVER ask you to wire money to us. All in all was a beautiful stay. Condo will need an upgrade eventually. Air conditioning not the best but comfortable. Kitchen chairs will need upgrade no more cushion. Washer and dryer were out of order and have been for a while. The condo is very clean and comfortable.

We sought escape from COVID and not only found it, but with a cherry on top! The apartment itself is smartly appointed and comfortable (and I mean the the bed and seating is not hard or uncomfortable). The kitchen has everything needed for any on-site cooking. The verandah is huge with fabulous ocean views, an outdoor table for dining, and outdoor sectional with coffee table for lounging/entertaining. The bedroom and the living area both have wonderful large glass patio doors that open onto the verandah. Rick, who manages the unit, is very communicative and quick to respond. There were a couple of minor issues when we first arrived, nothing that impeded our stay at all or that really needed to be addressed (we just wanted him to be aware of them), but he insisted on resolving them, which was fine.
The condo is part of a prestigious, larger property known as Princess Heights, which is well maintained. The pool simply sparkles and is always clean even on the windiest of days. There is a laundry room with a free washer/dryer for the property. There is an electric BBQ grill for use on the verandah or, if you prefer charcoal grilling, there is a large outdoor BBQ just steps away from the front door that is kept clean and is well-lit for evening BBQs. There is an on-site gym that is clean and well-maintained. Staff at the resort are kind, attentive, and friendly.
In short, we loved our stay and we hope to return. We cannot recommend it enough!

We enjoyed so much our stay!! Rick was a pleasure to work with! This unit has everything you need, very well equipped. The views of the terrace are just AMAZING! The hotel does a great job keeping the facilities clean/well-kept. Great pool, free laundry facilities, ladies at the office super nice, great location, just a great place to stay in this beautiful island. We will definitely come back and book again this unit!

The room was nice ,lacking in updated kitchen tools. Only one plastic wine “glass” in the unit mismatched silverware. Pots and pans have seen better days. We booked this unit because it had a washer and dryer in the unit and I packed accordingly. Big disappointment washer/dryer was taped up and labeled as out of order. I think maybe they just don’t want you to use them. Laundry room on site but far from the unit. I run every day and my clothes need to be washed because they will stink. I would still go back to this unit because it is a great location.

Its nice, they supply everything. Only downfall housekeeping is not included. We just got it once in the middle of our stay for clean towels an garbage removel., it cost $40. There is also no resturant or bar on property, you need to travel a little. Mamas pizza, laoasis, not far an very good. Also, oyster bay beach resort has a nice bar and resturant there. The Wells were great to deal with.

My stay was everything I hoped it would be and more! The condo was updated, very comfortable and had everything I needed for my stay. The balcony was huge and had multiple seating areas to suit your mood. The grounds on the property were beautiful and well kept. The balcony overlooked the pool and the pool looked very inviting and never more than 2-3 people in it at a time. The view from the condo/balcony was amazing- I loved waking up and looking at the beautiful ocean view!
I unfortunately had to cut my trip short by a week due to a family emergency and the staff were so incredibly helpful- they made calls to airlines to change my return flight, printed out all of my boarding passes and even arranged for taxi to pick me up very early the next morning to get to airport. They went above and beyond to help me at a very difficult time.
Rick was extremely easy to work with from beginning to end- he was very quick to respond to emails and provide helpful info. I had many questions and emailed him MANY times since it was my first time to travel out of country alone and he never acted as if I was being a bother.
I definitely recommend this property for a wonderful stay in a very beautiful country- I can't wait to return- I think St Maarten will be a frequent destination for me!

We have a very enjoyable stay in this unit. The view is incredible, the furnishings comfortable and very high end. We arrived on Saturday afternoon and immediately turned off the AC and opened all the windows to take advantage of the wonderful breeze and that's the way it was all week. The staff were all very helpful and pleasant. Great spot for us to relax every night after a long tough day at the beach. Rick's communication and willingness to answer any question made this a very enjoyable rental.

We had a 10th anniversary trip to St Maarten for 11 nights with our three children (ages-7,5,2). We choose this location because we wanted to stay in a different location from our previous two visits (Maho area/Pelican Key area). Here is our summary of this place:
The Great
- Rick was a pleasure to deal with throughout the rental process. He was always willing to answer our questions and strived to provide us with the best vacation experience possible. Whether it was dealing with a maintenance issue (leaking from the condo above) or helping us locate an extra blanket for the single pullout, Rick didn't hesitate to reply promptly to our emails.
- The overall amenities of the property provided us with a great vacation. Whether it was a kitchen stocked with all of the kitchen gadgets needed for cooking, a nice swimming pool for the kids when they were tired of cleaning off all the sand, or the 4 beach chairs, cooler and umbrella that provided us with comfort during our many beach visits. This condo/property (Princess Heights) truly provides one with all that they will need during their visit.
The Good
- The finishing of the condo/property are nice. The granite countertops, the stainless steel appliances, the quality of the furniture provided really gives off a feel of luxury. The only thing stopping this category from moving up to the great are some of the smaller finishing details of the condo (some of the electrical outlets not attached to the wall, crack in the bathroom door, leaking water from the condo above, etc) Although these are minor and pretty insignificant it does limit the classification to just the good.
The Bad
The only bad thing we would say about this condo/property is the overall location. This is no ones fault as some might find this location perfect. After spending over 30 days on this island during 3 different visits we simply know which beaches we like (Mullet, Maho- plane watching, Happy Bay, Le Gallion- condo location is great for this beach) the best and where we like to spend the bulk of our time. Because the majority of time was at locations further from this property our travel time was increased throughout our trip. With this being our 3rd trip to the island we did notice that traffic is still rather slow and bad (we witnessed multiple accidents during our trip).
Overall, I would give this property a 4.5 star and Rick a 5 star rating. Don't hesitate to book with Rick if you are looking for a good stay.

We stayed Oct 15-19 2014 and can't say enough about the condo, the property or the experience. From the accommodations to the view to the location, I can't imagine a better place to stay on St. Martin.
First, the condo is beautiful. High end finishes, and everything (I mean everything) you could ever need - there was even a coffee grinder! Very comfortable. The condo overlooks Dawn Beach and is centrally located to get from one place to the next - we spent time in Orient Beach, Marigot, Grand Case, etc. Every time we came back to the condo, it felt like we were coming home. So relaxing! The owners are super attentive and provided great recommendations - thanks Rick & Barbara! We will definitely be back!

My husband and I stayed for 12 nights and couldn't have selected a better place than this to stay. The condo is beautiful!! We loved the terrace with the constant breeze with a great view of the ocean and St.Barts. The condo had everything we needed. The beach chairs and umbrella were a great addition. The staff at the condo were very nice and helpful.
Thank you Rick for all your suggestions on restaurants, snorkeling spots and being so quick to respond to my questions. When we come back, this will be the place to stay.

We have spent 14 awsome days in an fantastic aparment with all the stuff you would need. The owner was always caring about us and luckily we never need him, because we had never have any problem there. the communication before our trip with him was constantly and great. Rick and the staff of the PH were great with us, super polite, even we don't speack very good in english. Thanks to the owner for all, we had a blast.

Stayed one week in this condo with my husband. Enjoyed the terrace with the wonderful views. Condo was just as described on VRBO. Owner was great to work with. Definitely need a car to see the island. Taxis are very expensive. Condo is in a remote area which we liked very much. Only a 15 min drive to Orient and Philipsburg. Oyster Pond a 5 min drive from the condo. Great restaurants close by. Small store for essentials close by. Staff was very helpful with any questions we had. If you like peacefulness this is the place to be. Do your research on restaurants, there is something for everyone close by from moderate to expensive. Would definitely stay here again.
