Welcome to Alohawaii Properties by the Sea, a registered legal transient accommodations operator with license 90/BB-0013 and registration number GE-039-001-2928-01, TA-039-001-2928-01. We are delighted to share that we have been named the winner of the 2021 Best of Kailua Awards in the category of Vacation Rentals. Our villa is located on a private beach lane within the exclusive Kailua Gardens estate and features a beautiful pool, hot tub, and Hawaiian gardens. It is equipped with air conditioning in every room, free WiFi, and a washer and dryer stocked with laundry detergent, fabric softener, and bleach. Hair dryers, shampoo, conditioner, and body wash are also provided for your convenience. A second bathroom is located by the pool and is exclusive to the unit. The outdoor area also includes a gas BBQ, bikes, boogie boards, coolers, beach chairs, mats, and towels. The highlight of our villa is not only its stunning outdoor amenities, but also its prime location just a short walk down a private beach lane from Kailua Beach, recognized as one of the most beautiful beaches in the country. The calm waters, thanks to the coral reef just half a mile offshore, make it perfect for swimming, snorkeling, and kayaking. You can also spend hours walking along the beach, marveling at the stunning sunrise and moonrise over the ocean. We thoroughly enjoyed our stay. It was clean and very comfortable. While small, there was room for our family to enjoy being together. Parking is somewhat restricted, so most of the time we had to park across the street at Kailua Beach Park. When it rained heavily, we had to wade through the driveway to reach our car. That was the only downside to what was otherwise a most enjoyable experience.

Would have been absolutely perfect if the weather had cooperated, but rainy days in Kailua beats being back on the sunny mainland. The rain didn’t stop us from enjoying the jacuzzi and pool and from visiting various sites on Oahu. The house was an ideal size for us, with two bedrooms and two bathrooms, including one downstairs by the pool. And everything was provided for, including parking.
We only had one issue, there was no hot water for the first few days but the owners live in the front unit; they were able to remedy the situation quickly.
Thank you to the Brysons, for the wonderful hospitality! We hope to be back next year but hopefully with better weather.

The location was perfect in proximity to the beach and our friends. Communication was easy with the owners. Nice to have access to beach chairs, cooler, boogie boards, etc. Unfortunately we walked into many small bugs in the bathroom and a dead cockroach in the kitchen. We understand humidity can equate to more bugs but still not the best welcome wagon.

It had comfortable bedding, a good kitchen and all around was a great space. 5 minutes to be in the ocean and a pool on the property.

Susie and her husband were great hosts. Susie said, “Call me for anything”. The first night we went to Kailua and got lost, as our GPS did not work. She very kindly, gave us directions and stayed with us until we got back to the property. When there were issues, she did the best she could to resolve them. Kailua Beach was across the street. We will forever remember the sunrises and the turtle that swam near us as we walked the beach. The pool was lovely, surrounded by a beautiful garden.

My 15 year old son and I had a wonderful time visiting for six nights at this lovely rental. It was just as described, very clean and well stocked with all of the items we needed, and that were included on the property description. The location could not have been better. We loved walking down to the Kawaipalua market, to the beach and to Buzz”s steakhouse, all of which were excellent. We also did a guided kayak tour out to the Moke islands with Kailua Beach Adventures. They were fantastic. The Lanakai Pillbox hike is close enough that I walked over to the trail head and up to the top one afternoon just before sunset for spectacular views. We saw some of the other people staying at the units coming and going and enjoyed talking to another mom and her son at the pool one day, but it was not intrusive at all. Zak was on site as well, and when we ran into him was very accommodating and helpful with questions. He was also very responsive bith before and during our visit via text. I would highly recommend the spot, and if we come back to Oahu we would certainly stay there again.

We had a great time and would love to visit and stay here again! The location was perfect, across from Kailua Beach. The property had everything the four of us needed including a kitchen, washer/dryer, A/C, ceiling fans and a pool! Zak was friendly, responsive and accommodating.

Cockroach infested condo!!! Save yourself the time, money, hassle, and most of all save your health!
This condo is infested with cockroaches big and small! The cockroaches were everywhere: in the kitchen, dinning room, bedrooms, bathrooms, in the cupboards and drawers of kitchen and closet of bedroom, on the furniture and on the curtains.
Owner, Zak, was notified and he downplayed the situation and was completely dismissive. He said it was a “little bug problem” and offered to spray. Cockroaches are a health hazard and this was definitely an infestation that needed fumigation..not a few ants that marched in and not even 1 or 2 cockroaches.. there were hundreds! And, one ended up on our friend’s face while he was sleeping! Owner, Zak, refused to relocate us at his expense and refused to give us a refund! VRBO, was of no help at all as well. I spent an entire day of multiple calls and talking with multiple VRBO representatives going back and forth on the phone to no avail! They said the cockroaches were not big enough even though I sent them videos and pictures of the adult, medium, and small sized cockroaches.
Because of this unhealthy environment, we told Zak that we were leaving and he still refused a refund. We paid for and checked in to a hotel downtown because no other condos were available on short notice. The next day Zak refunded 3/5 nights cost but did not take responsibility for the fraudulent claims about this condo.

Our family had an excellent time in Kailua. We really enjoyed the close proximity to the beach and the location overall. We utilized the beach chairs, boogie boards, and sand toys daily. The space and amenities are shared with two other rental units and the owners who live on site. Parking is tight but manageable as long as you are considerate of the other guests.
The rental provided all the kitchen/bathroom/bedroom amenities we needed, and when we needed something the host was quick to respond. Overall, things were well worn and in need of basic maintenance and minor repair: the windows were pretty difficult to open/close, mini blinds were dirty, the bathroom door needs to be replaced, the beach chairs are falling apart, the boogie boards are peeling apart. A minimal investment in the replacement of some goods and maintenance would go a long way to improving the overall quality of the property.
As is to be expected in this climate, there are lots of critters inside and outside the residence. Every time we opened the dishwasher we were greeted with several roaches, as well as inside many of the kitchen cabinets. If you can’t tolerate critters, this might not be the place for you.
The pool and hot tub were used by my family frequently, and provided an excellent alternative activity from the beach. We enjoyed our vacation immensely and would happily return!

Wonderful, considerate hosts! Very helpful with local suggestions! Our only issue was with the parking, as it is very, very tight on-site but it was easy enough to park across the street. Will come back again for sure!

Our Suite 3/5: AVERAGE, at best.
There are some good qualities as follows:
Towels and linen was good
Soap / shampoo / dish soap supplied
Great high quality TV and streaming services
All kitchen small appliances are supplied and worked - although the toaster needs repair (missing handle)
Great to have a USB charging port in the master bedroom
The AC worked well - we only used it in our bedroom
Great to have an ice maker in the fridge
Suite is very spacious
Ceiling fans worked great
The small outside deck off our suite is fantastic with great furniture
Opportunities for improvement:
The living / dining room was quite dusty when we arrived - the table tops and counters needed a good wipe down.
All the interior furniture in the suite is dated and worn - definitely time for an upgrade. Couch in the TV area is torn and with little support left in the cushions
Pool area was not clean, outdoor furniture was dirty, pool water was dirty, pool deck definitely needed a pressure wash and vegetation needed trimming
Motion detector that turns on the light in the garage was sketchy at best. When we pulled our car into a very dark garage it was a bit creepy, not knowing who could be lurking in the darkness. Sometimes it worked, mostly it did not.
The bathroom door needs replacing as the back of the door was peeling badly. The toilet seat needs to be replaced - urine stains under the seat
The complete premises was advertised as non smoking ( one reason why we chose it) - and yet the two guests from the suite directly below us (from S Dakota) were smoking every day by the pool (even after we asked them not to smoke by the pool area).
The kitchen fridge compressor kicks in really loud at times
Bed in master room should not be against the wall- not easy to get in and out for two people.
Carpet in the living room is curled up - tripping hazard.
Beach chairs are mostly old and tired. Too much junk in the garage - for a rental space, it is a tad junky. Garbage cans good, personal beer and booze bottle collections, maybe not.
Windows screens all need repair and cleaning
The windows are dirty - many do not open
Dishwashing drain rack in the kitchen needs to be replaced

Having a private pool and hot tub. Even though the hit tub is small it met our needs. Nice to walk back from beach and enjoy at night. Owners gave lots of information on what to do around area.

There are many pros and cons about our stay. The location was amazing. Close to the beach. Plenty of space in the living quarters. The unit was not the cleanest. It was pretty dusty which caused a lot of allergies for us Michigan folks. Lots of pillows to use which was nice however no extra blankets which on the cooler nights would have been nice not to mention some people like them just for comfort. There are a lot of rules about extra guest which the hosts were great about our family coming over to visit which is the whole reason we came to Hawaii was to visit family. We were not there to do the whole TOURIST thing. We did not see many of our other co renters often nor did they use the pool or hot tub so nor really sure why the kids with us were not allowed to use it when the other guest was clearly gone for the day and no one else used it at all. The pool was only cleaned by us as well even though we only used it the day the owners said the kids could use it. The parking on property is TERRIBLE!!!!!!! Just an FYI. If you do not need to bring a vehicle DON'T. If you are driving it is a nightmare trying to get out of your car. So, thankful my husband was such a good sport about it. The owners were on property the whole time. It is the first time I have ever rented a property hand did not have complete privacy. They do live in the house in front of the rental, so it was very uncomfortable to feel you did not have privacy for our two weeks stay. They were very polite if they ever needed anything, however. Just awkward having them around our whole two week visit. For the price we paid to stay there, We should have just rented a whole house for a month.

This property was perfect for our needs. Spacious and comfortable. Beautiful Kailua Beach is right across the street, safe neighborhood, and a quick drive to Honolulu. The wild roosters crowing were a surprise the first morning but we got used to it. It was lovely waking up to the other birds singing. It felt like we were in a rain forest!
The property managers were more than hospitable. They made us feel at home.

Located across the street from Kailua Beach and an easy walk to Lanikai Beach, Kalapawai Market and Island Snow for shave ice. Fabulous location for exploring the Windward side of Oahu. It was truly the experience of being a local.

We enjoyed our stay - such a great location just 1/2 block from the long sandy Kailua Beach and a short drive from Lanikai. There is a lovely pool (unheated) surrounded by a lush garden for the guests in the 3 units to share and a small hot tub that just needs to be heated up if you decide to use it. The kitchen is well equipped but small - its a one person show in the kitchen. The dishwasher is so close to the fridge that one can not open the door all the way but we just adapted. Big TV worked great and there are plenty of drawers, closet space and hangers in each bedroom to unpack I enjoyed sitting on the little patio outside our unit. We made good use of the Oahu guidebook that was with the unit. We had a few issues upon arrival which were dealt with immediately by Susie - a most lovely host. Her son Zach who lives out of state handled the reservation itself and he was responsive and accessible. As another reviewer mentioned, I would recommend that additional towel bars or hooks be added. Walking distance to Buzzes steakhouse - we went twice - good food, good service, nice staff (but a witch of an owner...you'll have to find that review elsewhere!). Thanks Susie and Zach!

- On 2nd floor so no one above you. Faces west. Treed courtyard with small fountain. Has balcony but roof/trellis lets rain through onto chairs. Good sized living room. Comfortable beds. Good tourist info and brochures. Kitchen has coffee maker and toaster but no kettle. P.S. they don’t recycle any more because most people didn’t use it properly.
- Chairs at dining table are the height of stools. Bed is also very high: about 34 inches.
- Internet speed is about 70Mbps down and about 3 up using local server. The Up speed sometimes drops below 1.0Mbps.
- Uses Youtube TV plus other Apps. Very frustrating to use. Hard to find all “normal” national network channels if you want to catch up on the News, etc. Bedroom uses Visio and it takes time to go up or down one channel. Guide is also very slow. You need lots of patience.
- Bedrooms are next to Hayden Rd traffic noise but we were able to sleep
- We stayed for a month and found these lacking: no digital clock/radio in bedroom, no kettle, no nightlight in bathroom, no pen or paper to be able to create a grocery shopping list.
- the GFCI outlets in both bathrooms are old and you have to press reset many times for them to start again.
- Don’t run the clothes washer with a high water level or it won’t drain.

This was a great property in a super location. Just across street from large beach park. Lived like a local away from the big city of Honolulu. Size was spacious and perfect for family of 4.
