About this villa rental
Welcome to Ca’n Rom, a traditional Mallorcan house offering modern comfort and easy living in Fornalutx, one of Spain’s most charming and traditional villages. The house is tranquil and private, with two stone terraces and a gorgeous pool set amongst the olive groves, offering incomparable mountain views all around. Original features and comfortable living spaces are designed to make the most of the stunning scenery, with a different view of the mountains from each window, and the house adapts to a Mediterranean lifestyle; a large outdoor terrace for dining and relaxing and an upper terrace for morning coffee and evening cocktails (you'll feel as though you are standing on top of the world), bedrooms that are cool and all ensuite (one with air conditioning) and heaters throughout for the cooler months. The entrance floor comprises the converted old kitchen, or campana, with a large comfortable table (seating 8) and benches to enjoy meals together. The neat and well equipped new kitchen allows for full preparation of meals, with a large gas cooker, microwave, coffee maker and toaster. Stepping into the first double bedroom (Queen-size bed) you’ll see through to the stunning bathroom, with its feature shower hewn directly into the hillside. Upstairs a second comfortable double bedroom (King-size bed) leads into its own ensuite bathroom. Through the separate study you’ll reach the comfortable sitting room, perfect for curling up in front of the TV or playing games together and up a short flight of stairs the upper roof terrace offers the best 360 degree view of the mountains, or the stars, in the village. Beyond the sitting room the garden bedroom boasts air conditioning, a King-size bed with electronically adjustable mattress, an ensuite and the fastest access to the pool. A separate laundry room provides clothes washing and drying facilities. The house has wifi, TV, DVD player, DVDs, games and books. You’ll find everything you need for your holiday, and if you can persuade yourself to leave the house you’ll find a surrounding area rich in entertainment, culture and culinary delights. Fornalutx boasts its own fabulous bakery, a very well stocked general grocery store with fresh fruit and vegetables and a very good butchery. Foodies will love it here; as well as several excellent restaurants we have a pizzeria and a tapas bar and there are 3 cafes in the bustling plaza (with live music in the summer). Local products include the excellent bitter orange marmalade, sobrasada and olive oils, and of course lemons, oranges, figs and cherries, to name but a few. There are communal tennis courts and a soccer pitch if you’re feeling particularly sporty. A bank with ATM machine, along with a knowledgeable and well stocked chemist and a very friendly hairdresser complete the line up. Fornalutx nestles into the Tramuntana Mountain range, which has been designated a UNESCO World Heritage site and forms the backbone of the island. Criss crossed with walking routes, from ancient paths to traditional steps, it offers excellent hiking and is also suitable for walkers of all abilities. Many of the world's leading cycling teams train in Mallorca and Fornalutx is said to be a perfect base. The pretty town of Soller, with its bustling shops, food stores, cafes and restaurants is only a 10 minute drive away. From there you can take an antique tram or drive a further 10 minutes to reach Puerto Soller, a charming and thriving port which curves around a natural bay and has sheltered sandy beaches and a beautiful promenade. Soller railway station is the departure point for the traditional wooden train which follows a spectacular route through the Tramuntana mountains to Palma. Venturing up into the hills along the winding coast road from Soller brings you to charming hilltop villages such as Deia and Valldemosa, with coves such as Bens D'Avall and Llucalcari en route. Need to know: The island’s airport is just outside Palma (PMI) and from there it is an easy 40 minute drive to Fornalutx. We recommend picking up a car at the airport, not least because the island is compact enough to warrant exploration further afield. The village is built up and into the hillside, and access to the majority of houses is by traditional cobbled steps only. Our house is at the top of the village; there is free car parking in a nearby orange grove and from there it is a 10 minute walk to the house by a combination of steps and pathway. Parking is also widely available throughout the village. Mosquitoes can be around in the summer months so you’ll find plug-in deterrents in the house for your use. The good news is that we have a water filter in the house; we realize that the last thing you’ll be wanting to do is carry heavy bottles of water up the steps! The house is arranged over several levels, with the bedrooms on separate floors, and access to the house is by steps only, so will not suit those with mobility problems or very young children. Linen, bathroom and pool towels are included in the price quoted. The cleaning fee covers preparation for your arrival and cleaning once you have departed. This is an unusual property in an exceptionally beautiful location. Aspects of the property which we particularly enjoyed were the pool/pool area, which is not overlooked and has a lovely shaded sitting area, the outside dining area, the roof terrace, the well appointed sitting room and each bedroom having its own bathroom.
The house enjoys beautiful views.
It is well placed for exploring Mallorca and delightful for staying at home.
There are many excellent restaurants in walking distance.
The house manager was very helpful in dealing with any issues which arose.

The property was just as it was described on the web and we had a great week staying there. It is spacious and the swimming pool is great: just what you need after a hot day’s exploring the surrounding areas. The kitchen was well equipped but could do with a few more wine glasses. The bedrooms were comfortable and the outside terrace was great for drinks and meals. The only issue we had was the access from the car park up 100m of steep cobbled steps so don’t come with heavy suitcases. The village is charming and only a 5 minute walk down the steep calles to the centre where there is a supermarket, bakeries and cafes. All in all we really enjoyed staying at
Ucinda’s villa.

Fornalutx really is a special place with great restaurants and everything you need close-by for a relaxing holiday. The views of the mountains from Lucinda’s house are stunning and the pool area is perfect for cooling off. We loved market day in Soller (Saturday) and the seafront, restaurants and shops at Port de Soller. A great base for exploring the area.

Lovely property with minor issues
The villa is lovely as described in the holiday info and in the reviews. We had some minor issues:
1. In the summer months bedrooms 2 & 3 could have done with air con
2. We had to buy our own mosquito plug repellents and mosquitoes were a problem
3. only 1 fan provided was quiet enough to sleep with. We asked for a replacement but this didn’t happen
4. We are a fit family and were glad that we had only brought cabin luggage as there is quite a climb to the property.
Having said that the views from the property are wonderful and it is a lovely villa. Pool is glorious and we had a great time. Restaurants in the village are super.

Charming town incredible accommodations
The home is beyond what is shown in the photos. Multiple levels, incredible views, privacy, a short walk down steps to a great town with food, markets and plaza. Very solid home with three separate suits. Will return there.

Great stay in the Tramuntana on top of beautiful Fornalutx. We stayed in Lucinda’s cozy house for eight days with our two daughters amd their boyfriends.
The House was perfect for us (three couples) as we each had a very pleasant room incl private bathroom. Especially the top bedroom was great, as it had aircon (all rooms had fans).
Overall, the house is well-equipped (kitchenware, terrace chairs, sunbeds etc), and in a very nice traditional Mallorquin style.
Also the pool was great and we also enjoyed the patio for shade, reading, eating etc.
As mentioned by others the upward walk from the village to the house is quite tough (approx 235 steps), especially when you arrive incl suit cases, grocery bags etc. And when you walk down to the parking to Pick-up your car with the garbage pr t…
The house is literally on top of the village, so the cute little grocery store and the square is just below.
We had a great stay in the house, and would love to go back sometime. We were very well taken care of by Martin, the house-keeper!

A perfect stay!
A perfect stay. Although the arrival at the location was a bit complicated for us, everything went as expected. A quiet place, with good views, and with all the amenities listed in the ad.

Fornalutx 2019
Our second visit to this lovely villa in the most amazing location. The weather was wonderful - even the two days of very strong winds added to the experience - and we were able to sit outside every evening. Fornalutx is a beautiful village and we never tire of sitting looking at the mountains.

Gorgeous fully equipped home, very charming and comfortable.
Set in the hills above the village of Fornalutx the Villa was a great getaway for a relaxing holiday, yet a short drive from Sóller and other charming villages. On the patio with it’s far reaching views across the terraced hillsides it was a joy to hear the distant ringing of church bells, the occasional cockerel crowing and donkey braying and once in a while a visit from the sheep wandering the adjoining fields, the bells around their necks announcing their arrival! It’s very easy to fall under the spell of this magical place and not want to leave!

It is difficult to say it but in this house I found the best views of the island. For me the most beautiful village of Mallorca.

sportliche, aber tolle Lage! - sportive, but impressive location!
Wir hatten ein paar wunderschöne Tage in dem beschaulichen Fornalutx. Auf Grund der Lage des Hauses hatten wir nicht nur eine tolle Aussicht, sondern auch unser tägliches Workout inklusive. Das Haus ist grandios in den Hang eingefügt und bietet wirklich alles, was man braucht. Toll ist, dass jedes Schlafzimmer sein persönliches Badezimmer hat. Aber auch ansonsten hat es an nichts gefehlt.
Der Ort deckt, obwohl er so klein ist, viele Grundbedürfnisse ab. Und wer gerne wandern geht, ist hier perfekt aufgehoben!

Wunderschöne Anlage in traumhafter Umgebung
Wer einmal das andere Mallorca kennenlernen möchte, ist hier genau richtig. Fornalutx, mitten in den Bergen gelegen, nahe am Meer, ist ein Ausgangspunkt für wunderschöne Wanderungen. Ca'n Rom liegt oberhalb am Rande des Dorfes. Der Ausblick von hier in die Berge ist einzigartig. Sehr schöne große Anlage, gut geeignet für 3 Pärchen bzw. 6 Personen. Es gibt viele Sitzmöglichkeiten im Garten, die zum Verweilen einladen und die die Möglichkeit bieten, sich auch mal, wenn man als Gruppe da ist, sich zurückzuziehen. Fast alle Räume im Haus liegen auf unterschiedlicher Höhe, das heißt, hier und da mal ein paar Stufen. Der Hinweis "nicht gut geeignet für Gehbehinderte" ist berechtigt. Der Weg zum Bäcker (ca.5 Min.herunter, hinauf etwas länger ;-)), bzw. herunter zum Ortzentrum, hat zwar viele Stufen, ist aber sooo schön, dass wir manchmal zu dritt morgens zum Croissant holen unterwegs waren. Wenn man, wie wir, im April auf Mallorca Urlaub macht, sollte man auch mal mit etwas schlechterem Wetter rechnen. Konnten aber trotz des Sturmes einiges unternehmen ;-)

A fine residence in a unique setting.
This Villa is authentic to the region but has modern conveniences and the most stunning views. Access to the villa is not for the faint-hearted or anyone with mobility issues because of the climb to it - but we felt we were getting fit and burning off all the heavenly food we’d consumed. The beds are comfortable, the showers have great pressure and the kitchen facilities are detailed and excellent. We couldn’t fault it. Loved sitting out on the terrace in the morning with coffee and fresh patisseries from the shop in the village, and being surrounded by nature and beauty. Serenely peaceful. A very special place.

A Beautiful Villa in a Beautiful Village
This is our second stay at C'an Rom and we love it!
The house is towards the top of the village, so there are a few steps to climb to be rewarded with the most magnificent views of the surrounding countryside.
We love the different areas both inside and outside the house - each of which has its own special character. There are several lovely terraces where you can socialise with friends and family or just hide yourself away with a good book!
On a practical front, the kitchen is well equipped, the beds are comfortable and the bathrooms are spacious.
The villa is a great starting point for many walks - whether you're heading down to the town of Soller or up towards Mirador de Ses Barques which has its own fabulous views.
In Fornalutx village, there is a nice selection of restaurants and a couple of bars also serving food. All are good and should offer enough alternatives for eating out for a week or two. Obviously, there are many more restaurants in Soller and Port de Soller, but we found taxis to and from Fornalutx difficult to book. Pehaps it was just a busy time of year!
Our 10 day stay at C'an Rom was just not enough, so as the UK winter looms, we'll start dreaming about our next visit...

A magical property away from it all.
We wanted a villa among the mountains and olive groves but with access to the local restaurants and it didn't disappoint. Finding new routes down to Fornalutx for our morning croissants was charming and eating in the square in the evening was as enjoyable as we hoped it would be.
The villa was great, although rather hot due to the excessive temperatures while we were there but it was a great excuse for us all to use the large pool, especially the 5 and 9 year old boys.
The several seating areas allowed us spectacular views of the thunderstorms which rolled around the mountains.
The administration of the booking was very efficient.

A Place just North of Heaven
Just returned from two weeks at C'an Rom. Fornalutx is a beautiful village with great choice of restaurants, a well stocked shop and an outstanding bakery. C'an Rom is a stunning house in an amazing position (the views are breath-taking), really well equipped and with a lovely pool and three separate outdoor areas. With the temperature as hot as it was we did not spend much time indoors but the interior is equally impressive.
Managed quite happily without a car. Walked down to Soller a couple of times and the younger members of our party even trecked back up the hill from the Port one day in 35 degree heat.

Beautiful authentic Mallorcan villa with stunning views, close to the Town Square and restaurants
The fantastic views come with the need to climb some steps to get there but the rewards are well and truly worth it ! Basic fitness and mobility levels are required though. The pool area is Devine, great views, lovely cabana with day bed and the pool is a great temperature, not too cold as is often the case. The villa is very authentic and makes you feel like you are actually immersed in the local way of life. The owner and ladies that manage the villa are just exceptional and went out of their way to make our stay in Mallorca very special indeed !

Ca'n Rom is a beautiful villa in a stunning setting. The views of the mountains are amazing.
We had a wonderful week. The villa worked perfectly for us - 6 friends (3 couples). There are so many lovely outside areas where we could all be together, or go to sit and read, sunbathe or snooze! We enjoyed cooking at home and eating on the patio, watching the mountains turn pink in the evening. The pool area is equally beautiful with stunning views and areas of both sun and shade all day.
Those of us who enjoy walking explored the surrounding area on foot, walking one day to Soller and another to Biniaraix with amazing views back to Fornalutx.
We also explored by car and revisited Palma by train and Port de Soller by tram! Sadly, a week was not long enough to do everything we wanted to do, but it was a perfect setting for 6 busy people to unwind and it was a memorable holiday. We can't wait to return.

Wonderful house, fantastic views - highly recommended.
We loved our stay here, house is very comfortable and has everything you want, views are fantastic and we loved exploring the village and the area. Plus a great fitness work out with the steps, so nice to be able to walk to the square and enjoy a leisurely coffee and buy most everything we needed at local stores. We’ll be back!

Myself and my husband stayed at Ca'n Rom for ten nights in July. I cannot stress enough what a blissful place this is. We're familiar with Mallorca, have stayed in Fornalutx many times, but this beautiful house is by far the best place we've stayed. Let's start with the views - they're incredible, there's a different view of the Tramuntana mountains or the Soller valley from every part of the house, its gardens and terraces. The house has wonderful outdoor spaces, a gorgeous terrace at the front, where we ate dinner most nights enjoying the views down to Soller - so pretty when the lights all come on at night. There's a comfortable roof terrace if you want to get an even better view of the star filled sky and mountains. You really are spoiled for choice. A herb lined pathway leads you to the most perfect of swimming pools, crystal clear water and just the right size - often in rental properties I find the pool can be a bit on the small size. Relaxing around the pool is something we did a lot of, a lovely shaded seating area and also plenty of sunbeds, outdoor shower and loo. Swimming surrounded by mountains, blue skies and olive groves is an experience I am very keen to repeat - the pool is also well lit and perfect for night swimming. The house itself is stylish and very comfortable. Great bathrooms, especially the shower cut into the rock. All you need is provided. As a keen cook I found the kitchen to be really well equipped, a nice space to work in and not once was there something I needed that I couldn't find. I've never been more moved to write a review - this place is paradise. It feels secluded but is a short walk to restaurants and shops, just minutes down the cobbled streets to the central square of Fornalutx. I don't think we've ever used our rental car less, but all that the Soller Valley and Serra Tramuntana has to offer is right on your doorstep, including some amazing walks . We will definitely be back - the only problem with Ca'n Rom is that you won't want to leave!

Peaceful Villa with Awesome Pool
This villa with slightly quirky layout is tucked away in the hillside above the beautiful village of Fornalutx. The house is well equipped and nicely furnished to a high standard with all the amenities you could want for a perfect holiday. There are several terraces where you can catch the sunshine all day long. The pool area is magical with views across the mountains and only the sounds of the local sheep on the neighbouring terraces. As long as you don't mind climbing a few steps up to the house it is a wonderful place to stay. Would definitely stay here again.
