Very comfortable stunning scenery
About too far away from the centre of chiang mai so we had to take long taxis

Amazing pool with stunning views, good location if you want to be outside of the city in a quieter location. Food at restaurant was really good & authentic but no other options nearby.
Hotel overall felt a bit run down, would have been true 5 star quality about 10 years ago

I will start with the most pleasant aspects. The hotel is set in a beautiful, lush green environment, with wonderful views of the mountains, especially from the restaurant and swimming pool area.
The staff are absolutely adorable, very friendly and attentive, and the service is excellent. The breakfast buffet is also very good, with a nice selection of options.
Yes. I would make it a little more diplomatic while keeping the criticism clear and credible:
Unfortunately, we felt that the overall level of technical maintenance did not fully meet the standards we would expect from a hotel presented as “world-class” on its website. Some signs of insufficient maintenance are noticeable around the property and, more particularly, in the rooms and studios.
In our opinion, this also affects the overall value for money, as the quality and condition of the accommodation do not quite match the price level.
