Villa San Pee Seua was an absolute hidden gem and one of the highlights of our trip to Chiang Mai. The setting is breathtaking, surrounded by lush greenery with stunning views over the river, creating a peaceful and relaxing atmosphere. The villa was beautifully designed, exceptionally clean, and very comfortable. The staff were incredibly warm, welcoming, and attentive, always going above and beyond to make us feel at home. Breakfast each morning was fresh, delicious, and beautifully presented. Although the villa feels like a secluded retreat, it was still easy to get into the city when we wanted to explore. If you’re looking for tranquillity, exceptional hospitality, and a truly memorable stay, this is the perfect place.
Honestly, there was very little to fault. The peaceful riverside location is slightly outside the city centre, but that was part of its charm and made it feel like a private oasis. Transport into Chiang Mai was easy whenever we needed it.

Great place for large groups and good facilities
Would be nice to have more varieties of local Thai breakfast like boat noodles, khao soi etc.

Breakfast, staff and garden
Unfortunately, I’m sorry to write this review, but I hope it can be helpful. I chose this hotel because I wanted relaxation and rest. Instead, I couldn’t sleep at all. My room was the very first one on the ground floor, and I could hear everything: people making coffee, opening and slamming drawers, talking, and more (the room was right next to the coffee area).
There was noise until late in the evening, so much that even my headphones didn’t help, and in the morning at 7 I was woken up by noises from the wall.
I’m sorry, but I don’t think it’s right to put a room in that position knowing it’s not soundproof, because a paying guest can’t even sleep. On top of that, there was a strange, loud, intermittent noise coming from the bathroom, which scared me more than once.
Luckily it was only one night. The hotel is nice, but if I had known it was so noisy, I would have stayed in the city instead.
