The group included 2 grandparents, our 4 children and spouses and 6 grandchildren all under 10. The place had enough bedrooms for all and 3 large all hands gathering spaces, including a well supplied playroom with games and toys. The kitchen was well equipped with two areas for group dining. The air conditioning was great in the almost 100 degree heat. We enjoyed the spacious back yard with fire pit, the CCRT bike path, the private pond a few minutes away, and the bay side beaches. A great house in a great location.

Location great, master bedroom comfortable, common areas big and great for big groups but bunk rooms tiny, other bedrooms ok. 2 of 3 bathrooms in bedrooms. We were 6 adult couples so not ideal set up - would be better for 2-3 families (though beware if you have young children - house is 6 floors with opens stair case in center). WiFi barely worked, property manager came over 8ish hours after we called to fix but still not strong so don’t plan to work. Inconvenient to need to get keys at closed office 10 minutes away. There are lock boxes outside front door - why can’t key be there? Also, huge house and they only give you 2 keys, which made nights out difficult - whole process could be improved with keypad entry.

The property was just as listed. Plenty of space for the 18 people we had in our group. The only thing for a large group is the 3 bathrooms. Two are in bedrooms, one central one. We had no problem making it work. Out door shower helps Would definitely recommend!

I stayed at this home in July 2021 with my spouse and two other couples. The house looked like the pictures, was very clean, and overall really great! The kitchen had everything we needed, the beds were comfy, and the owner Charlene was wonderful to work with (she answered questions promptly and gave me great recommendations for restaurants, a lobster place, mini golf, ice cream, etc). The only criticism I have is about the bathrooms - we were three couples and there were three bathrooms, so it was perfect for us, however the house can fit another 10 people (on bunk beds, so presumably kids) and three bathrooms would have been insufficient for a large crowd. That being said it was perfect for our group of six and we knew what to expect, but large groups may struggle. PS there are many levels to the house and lots of stair climbing. Overall for a small group this house was wonderful!!! Be well everyone!

Great place conveniently located to Ocean Edge Resort.

Property was great for a large group! Plenty of beds and room to hangout. Big yard with fire pit. Note: There are only 3 bathrooms, 2 of which are in people’s bedrooms. A few complaints: - pans and grill were not clean - WiFi and cable did not work

Beautiful home with a unique "tall" layout. Middle level where you'd enter the house has a king suite (large room, couch, and bathroom) and a nicely sized queen room. From that entry level, half stairs up lead to an equally spacious kitchen/dining area, which is very well laid out for teamwork when making meals and socializing with folks at the table; then the topmost floor is another half stair up to a huge open room with vaulted ceilings and several couches & cozy chairs. From the entry level down, there are two more bedroom floors (one floor with two small bunk rooms that could each sleep 4-5 kids; another floor with two queen rooms, one of which has a lovely en suite bathroom), then the 'basement' level is another great family room. Both "living rooms" are stocked with books, games, puzzles, and plenty of places to lounge and enjoy. There are decks *everywhere*, on almost every level, with great views and fresh air. Multi-split a/c unit feeds all 9 rooms with a handy remote control in each, performs great, and can both cool and heat (but not at the same time - something to be aware of). Kitchen is well appointed with appliances and cookware. A few things to note, not necessarily detractors, just to keep in mind. Probably best to consider this a "low tech getaway" - we only found one spot where we could hook into the wifi, so don't come planning to work or stream. (A wifi extender or mesh could be a welcome addition.) TV in the lower family room didn't seem to be hooked up. TV in the topmost level worked isn't wifi-connected or smart, so you're limited to a modest selection of DVDs. (A smart tv where guests could log into their own streaming accounts like netflix & hulu would be a fantastic upgrade.) Key pickup/dropoff a town over is required, we didn't expect that; but it's only a 10 minute drive, not a huge deal. Cleaning policy was also a bit unexpected; you pay a cleaning fee but it must be intended for changeover only, because you are expected to 'clean house' before you go. Both the homeowner and the local property mgmt company provided detailed information and easy-to-follow instructions, and were readily available for questions. We had a great visit - too short! - with a large group. Everyone enjoyed their stay.

We loved this VRBO rental. It was perfect for our needs. There were enough beds for all 16 of us. The large upstairs living room was just right for our big extended family of kids and grandkids. The children loved going to Blueberry Pond. Ideal spot over-all!

My extended family and I spent a weekend in Cape Cod at this property and had a great time! The house was very big and our large group was able to comfortably sleep and enjoy our weekend. The common spaces were also very good for a large group escpeially the living room on the top floor which was extremely spacious. The kitchen was well equipped and the basement also was equipped with toys for the little ones which was a great bonus. The outdoor space was great for barbecuing, playing games, and hanging out as a family. There was plenty of outdoor furniture for a large group and yard games as well. The location was great with supermarkets within a 15 minute drive and a couple beaches a short drive away as well. The only thing that we would change about the property is the number of bathrooms. The house has 3 bathrooms, 2 of which are on suites in the bedrooms. This leaves the two bunk rooms and 2 queen bedrooms to share one bathroom. An extra bathroom or two would've been great to have so too many people aren't sharing one bathroom. Other than this, we had a great time on this property and for its size and location the price was incredible. We would not hesitate to stay here again and definitely recommend it to others!

Great place for a large group of people, very spacious

Every year we do a LDW trip as a group of friends. I planned it this year and wad excited to find a good house for a good price right in the middle of Cape Cod. When we got there it surpassed all of our expectations. You can see the ocean from the deck off the kitchen and the sunsets are incredible. The house had like 4 decks off various floors so it was great for getting fresh air. The ocean is only 2 miles down the road so I went for a run down by the beach. The neighborhood is quiet and awesome, right off 6A. 6A has antique shops and farms and Snowy Owl coffee shop which is amazing. The rail trail is right down the street and perfect for running or biking. We went to 4 different beaches on our stay, but the one right by the house was our favorite. You need to go at low tide because you can walk really fat out and catch crabs and clams and such. The house was plenty big enough for all of us. There is an outdoor shower that works well. The laundry room was great to have. There were games to play on the top floor and lawn games as well like spike ball and KanJam. The fire pit outside was perfect with nice chairs to lounge in. We used the grill multiple times and it worked really well. The driveway was big enough for 7 cars without a problem. I am in a rush to write this review, but I could go on and on all day. Our trip was absolutely perfect and a huge part of that is due to the amazing house. Some houses are just a place to sleep and you spend your days out and about....not this house. This house was so comfortable and relaxing that we would get home early to cook dinner then watch the sunset and just hang at the house. When it got dark we would stargaze and enjoy games and conversation in the big common area on the top floor or on the porch with the picnic table. Charlene, thank you for letting us use your home. We loved It!
