We were there for extended period. Property is nice, staff are exceptional, rates are reasonable, neighborhood is convenient to either use rail or taxi (Grab) to anywhere in Bangkok central. Plenty of walkable small restaurant, grocery, convenience stores. You really should stay here for a quiet, super calm and friendly location. We did stay other places, and came back to The Pattern Boutique for comfortable beds and to feel safe and welcome.
Only things completely beyond anyone's control: make the streets in Bangkok wider and cleaner. lol.

The lobby and modern design.

The 4th floor is hot, and the smell of the washing machine is annoying.
Breakfast has not many options.
