Right in the old town, close to Chiang Mai gate night market, but quiet enough. Purpose built guesthouse with independent hotel style rooms. Balconies , mostly for air, light and a nice place to sit, though most don't look on to anything.
The electric power was good, the internet works. Cleaning is constant, with the high turnover of guests. The staff keep everything functioning well, have an amicable reserved demeanor and know a lot about local attractions, without any hard sell, (or upsell).
It's a good stay for no fuss travelers.

Pretty big and clean room with comfy bed and pillows.
Private bathroom with warm shower.
Walking distance to 7/11, many restaurants ( vegan/vegetarian ).
Pretty good wifi.
Free morning coffee available.
Walls are pretty thin so if you're a light sleeper earplugs will do the trick.

Very good property in a nice central location of Chiang Mai. The staff are nice and the room was clean and comfortable. We even had a balcony which was nice! Very good for the price.
The shower could be better but it wasn’t a problem for us!
