The location near most important sites
Tha fact that there was no bottled drinking water, no kettle for boiling water atleast these are bare minimum

The gentleman at the front desk who welcomed us, Mustafa, was very friendly, helpful and accommodating! The rooms were clean, the bed was comfortable, sheets were crisp and white, the bathroom was clean, the towels were white and fluffy. Our room was at the back of the hotel, away from the main street so it was very quiet at night, we even kept our window open and didn't hear any noise. We were on the 5th floor, and they had a functioning elevator! The location worked well for us, about a half hour walk into the tourist area of Munich.
The rooms are quite small and old but for a short stay, it was adequate.

Location in the centre or 2 or 3 tram stops. WiFi free
No breakfast, shared fridge, people steal my foods from shared fridge . No A-C air conditioning.

I would say the place has a good location. There is a tram stop very close to the hotel. Also, in the surrounding area there are plenty of cafes and restaurants. The price was ok but I think I could have found a better value for the same price at a better hotel. The staff at the hotel were great! They were friendly and always greeted me each time I walked back into the hotel. They were the best part of the stay.
In a word - dirty. I found the hotel was a little shabby and needed a fresh coat of paint in the room. The walls in my room were dirty and looked dingy. The room had a mix of smells of an old hotel that was not great. Also, the toilet was one of the poorest flushing toilets I think I've ever seen in a hotel. It just failed every time it was flushed. Lots of water but not much happening.
