The house itself is lovely and has everything you need. Furnishings are on the older side, and it could all use some fixing up. The pool and view were incredible, and on the whole, we had a very positive experience. I would note that the owner stopped by on numerous occasions, including while we some of our group was getting ready for dinner and sleeping, without announcement. Our check out was scheduled at 11am, however, cleaners started working at 9am and when we asked them to wait, because we were still packing and having breakfast, they came back with the owner and he insisted they shoo us out of the rooms and start stripping the linens at 10.30. Lastly, it was pointed out in other reviews, and I feel obligated to note that the owner’s quarters under the house has windows into the pool, and that there was a camera following our movements, which, as a group of 8 women, made us very uncomfortable. We were told a 3rd party security firm operates it, but we were provided no further details.

We enjoyed our stay immensely. The ocean breeze blew all of our stresses away. We did not get to enjoy the pool. It was a bit chilly. However, the sunrises and ocean views were so much more than the pictures could ever capture. Orient Bay is top of the list upon our return!

Run-down property and a terrible experience, but a great view
The property is at the top of a development in Orient Bay and consists of 3 units – main house, cottage and an apt. There were 3 people staying in the apt and the owner was in the cottage. The view is the best feature of this property. I booked an all-inclusive rate in March of 2021 however a few weeks before arrival we were informed that we would need to pay an addition 4% “French Lodging Tax”. In addition, our booking was supposed to include breakfast but when I asked pre-arrival I was told that it was NOT included but that they could arrange it and that it would cost an additional €20/person per day. The condition of the property is poor. Trash and construction debris is piled around the house. There are numerous maintenance issues. In many areas including on stairs the flooring (stone or tile) is damaged, uneven, broken or otherwise unsafe. Except for the stairway in the great room leading to the loft, none of the stairs have railings. Most of the appliances are in very poor condition – rusted, dirty, broken, reclaimed/repaired or otherwise non-functional. There is a surveillance camera pointed at the pool area that followed us and there are windows underwater looking into the pool from the cottage in which the owner was staying. This made us very uncomfortable. The steps to the bathroom in the master are dangerous, especially when wet, which they are guaranteed to be due to the location of the sink, tub and open shower. The first (bottom) step was cracked in two places and one of those cracks had been broken and repaired in the past. There are no railings and nothing to hold onto while using the steps. My brother-in-law slipped and fell down all 4 steps and the crack in the bottom step gave way injuring his back. At about the same time he fell all the lights in the house went out and we were dealing with both an injury and a power outage at the same time. We continued to have periodic power outage issues throughout our stay and the AC in one bedroom did not work. Just after we left I received a message from the owner stating that a new charge of €1,500.00 was added to my stay for damage to the stairs and a pinched wifi cable. No apology for all the issues we had and the poor condition of the property or any offer to compensate us for issues, or any expression of concern about the injury - we were treated disrespectfully and left believing the host was trying to charge us for pre-existing damage and the repair of endemic maintenance issues.

Villa Coralia has potential to be an amazing property, but we had several problems. First, we included a detached cottage with a hot tub in our rental but the cottage we got was not the one that was advertised on VRBO....actually someone was living there. The owner was living in the cottage that we did rent for our partial stay and this unit has windows that look below water level into the pool.....we had no idea the owner was going to be on the property. One of the bedrooms HVAC did not work for three days out of 10. The owner argued with us that it was our fault for not keeping the door closed....finally the housekeeper, Nolda, got a technician to come out and finally after three days replaced the split unit.....during those three days we had to move our niece into our bedroom while the couple occupying that bedroom took hers. Next problem, the VRBO listing adviertises Washer and Dryer.....well, the dryer did not work for the entire 10 days and the housekeeper told us the owner knew it didn't work....we were told we didn't need a dryer and to just hang out clothes on a line! That's all fine and good however it was advertised as having a working dryer. There was also an active camera on the patio by the pool that followed our movements...I'm sure we were recorded. Five days into our stay the dishwasher stopped working.....they put a sign on it saying out of order....when we checked out they tried to blame that on us also. Also the toilet seat in one of the bedrooms was complete broken, they finally replaced it after three days. After all this, we were expecting some type of credit or refund, but the owner had the audacity to try and hit us up for $348 additional tax. We paid a lot of money for this Villa and we paid the "all in" total price on the VRBO site......of course we refused to pay any additional amount and were not offered any credit for all the problems we encountered. All of the appliances except for the gas cook surface are very old and rusty, and seem to be on their last leg. This Villa has unlimited potential due to the location, amazing views, and incredible breezes, but it needs a lot of work. It is simply not in a condition to be on the rental market at this time and I'm not sure the owner is willing to bring it up to the standard it should be for the price they are asking for it. It is on the market to be sold and we think that is probably why they do not want to put anymore money into it.

This is the second time we have stayed at Villa Coralia. We love the neighborhood and the view is spectacular! We also use the steep hill as our exercise, walk to the bakery, enjoy a croissant and then work it off going back up the hill :) The villa is very open and always has a nice breeze in the main living area (this keeps away any misquitos). Each bedroom has its own air conditioner and ensuite bath/shower. The villa is still recovering from Irma and could use some more upgrades and finishing touches (outdoor/patio furniture, appliances, cookware, plates and flatware), but overall it's a great place to enjoy the French side of St. Martin!
